Rothay 18 is a well-regarded cottage in Ambleside, praised for its stunning views, convenient location, and well-equipped amenities. Guests appreciate the proximity to the town and the comfort provided by the property, though some have noted issues with cleanliness and maintenance. The property's setting allows for easy access to local walks and the town's charm, with many guests eager to return.
Cleanliness has been a concern for some guests, with reports of an unclean toilet and an apartment not ready upon arrival. However, these seem to be isolated incidents rather than the norm, as there are no widespread complaints about cleanliness.
The location is highly praised for its beautiful views and proximity to the town centre, making it an ideal base for exploring Ambleside and the surrounding areas. The short walk to local amenities and attractions is a consistent positive across reviews.
Comfort is generally well-received, with guests finding the property well laid out and the beds comfortable. Some guests mentioned uncomfortable sofas and armchairs, and one noted a hard bed, but these comments are relatively few.
Facilities are appreciated, especially the well-appointed kitchen and bathrooms. However, there have been issues with hot water supply and a swimming pool being unavailable due to construction. Maintenance concerns, such as difficulty with heating controls and key access, have also been raised.

Rothay 18 is a lovely two-bedroom apartment set over two floors, in an exclusive holiday complex overlooking the traditional Lakeland town of Ambleside and the fells beyond. The apartment is set away from the hustle and bustle of the town, yet close enough to enjoy its attractions. There are magnificent views from all parts, and it is a good holiday home for a family or two couples.
Walk through the entrance hall into your impressive and comfortable sitting room with natural light pouring through the full height windows and gaze out to spectacular views to Loughrigg and beyond. Go through the elegant double doors into your impressive dining area which sits alongside the cheerful and modern kitchen. Sit on your sunny terrace, take in the stunning views and start to plan your holiday adventure.
On this floor, find your shower room with underfloor heating before heading upstairs to discover two beautifully appointed bedrooms, a lovely double bedroom with king-size bed and a spacious twin bedroom. Both have magnificent views of the town’s church steeple, spectacularly set against the beautiful distant fells. You will also find a smartly decorated bathroom with bath and underfloor heating.
Take a short but steep downhill walk to bustling Ambleside, to browse the independent shops and enjoy one of its excellent restaurants, cafes and pubs. Walk a further fifteen minutes to Waterhead to enjoy a cruise on beautiful Lake Windermere or hire your own boat to explore its secluded bays.
Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
