Really liked staying here. Overall the size and layout worked well for us. It was clean and tidy and everything worked that should. The downstairs had a double bedroom and toilet so was suitable for the less able grandparents, while upstairs had two bedrooms and two toilets- great for the kids. The lounge (and dining table), had plenty enough space for all, with games and books to hand to keep everyone entertained. Kitchen was well equipped, plenty of hot water too. There's a patio area which catches lots of sun.Across the field is the horse sanctuary which everyone enjoyed visiting. The nearest beach is about 3mins drive, or 15min walk, but Sheringham and Cromer only 10mins by car and more suitable for the grandparents. The area/village in general was reasonably quiet and nice, with pub, cafe and small shop nearby.Improvements (cons): -the mattress for the downstairs bed was very uncomfortable with springs being felt, needs a new one. - Wanted to use the bbq but on opening found a load of tools, woodfiller and other DIY bits inside, so ended up not using. It was listed as having a bbq so disappointed it was not in a position to use easily.- Some areas of the house felt a little tired and worn, particularly the sofa. A refresh with new paint and new furniture perhaps would be good.- The folder containing all the house info was full of leaflets and in no real order, difficult to use. The bin dates were all over the place and not clear what or when should go out. Car parking also wasn't obvious as was space for two.

We spotted this house when staying elsewhere a year ago. It suited us well, with 3 bedrooms, as our son, daughter-in-law and granddaughter came to stay for 2 nights at the weekend with their dog. It's much larger than it looks from outside. The house is very well equipped, obviously used by the owners, but this didn't detract. It has the best equipped kitchen of any property I've stayed in! WiFi was good and there's a little sun trap courtyard with table & chairs. The location is excellent, right opposite the golf course with a back door onto the common, which was great for the dog. The village centre with The Village Inn, excellent 'corner' shop, and the beach are a short walk away. The station is even closer with regular trains to Sheringham, Cromer and on to Norwich. You can walk the coast path (or beach if tide is out!) and catch the train back home.We also walked the coastal path to Rocky Bottoms, an excellent seafood restaurant.I plan to stay again next year if it's available.PS: There was a race meeting at Fakenham on the Bank Holiday Monday and we visited the Gas Works Museum which is a real gem. We bought new season asparagus and strawberries up the road on the way home 😜
