Set in a quiet, private lane, this delightful, well equipped holiday home is situated in the heart of Wroxham with lovely views from the living room and kitchen across its private, lawned garden, leading directly to the waterside, ideal for fishing enthusiasts. Cycle hire and day launches may be hired locally and moored in our quay heading. The coastline for excellent sandy beaches is only 12 miles away and the city of Norwich with its cathedrals, museums, theatres, cafes and shops is 8 miles. Bewilderwood in Horning offers an outdoor tree house adventure with zip wires, jungle bridges and marsh walks. Sprowston golf course is 5 miles away. Shops and pubs 200 metres.

2nd week in August.Easy to find. Parking outside for 1 medium and 1 small car. Front door very close to parking area with only 1 step into the property.Very clean and spacious inside. Well appointed kitchen with sharp knives, teapot and plenty plates, cups, glasses and cutlery.Large sitting room with 6 seater dining table through at one end. Modern TV with terrestrial TV plus free view channels. Has a small wc downstairs.Two doubles and a twin room upstairs. One of the doubles is ensuite with great shower. The other bedrooms share the family bathroom which was large enough and had a shower over bath but was a bit low.Outside was large lawn, very green considering lack of rain and lots of hot weather. Fishing from the garden only possible once I'd cleared the river weed, probably a result of the hot weather. Once fishing the water produced plenty of roach, perch and rudd. I never used the dinghy but it looked in good order.The property is only a couple of minutes from the centre of Hoveton, (what many people call Wroxham).Great access to many of the area visitor attractions. Use Sprowston park and ride if visiting Norwich. So easy and cheap fares.We've visited Norfolk quite a few times now and this has to be one of the best properties we've stayed in.

We have stayed here many times over the past 15 (or more) years. The house is in a great position. You can park up and not have to use the car again if you want. The garden is very pretty and peaceful, you can’t help but relax. We love it here and would recommend it to anyone. It was very disappointing that we were unable to fish this year as the weed and water lily’s had taken over. It was very quiet without the day boats going past, which I have to say we missed. However this didn’t stop us having a lovely holiday as usual.I would say that the house could do with a few tweaks here and there, a lick of paint and new light fittings and curtains downstairs but this doesn’t spoil your holiday in any way and wouldn’t stop us returning again.It is a little tricky parking the 2nd car, this could be made much easier by doing away with the concrete planters at the front of the house but again nothing that would stop us from coming again or recommending to others.
