Located in the heart of Wroxham, capital of the Norfolk Broads, within easy walking distance from riverside cafés, inns, shops and its railway station. This is an ideal location from which to explore the popular villages and broads such as Potter Heigham, Coltishall, Salhouse and Ranworth, which are all easily accessible by road or river. Horning, a picturesque village with riverside inns, restaurants, a selection of small shops and tea shops, is well worth a visit.

The area is criss-crossed by numerous footpaths and cycling trails, and there is the excellent sandy beach of Sea Palling 11½ miles away. Well worth a visit is the grey seal colony at Horsey Gap Beach; between the months of December and February there are hundreds of seal pups on the beach. For the children, visit Bewilderwood, an outdoor adventure park at Horning, Wroxham Barns or Wroxham Miniature Worlds, the largest indoor modelling attraction in the UK.

Alternatively, jump on the train or bus and spend the day in the fine city of Norwich with its cathedral, castle museum, two indoor shopping malls, cinema complexes, theatre and an array of shops, market square and cafés. Great Yarmouth, 20 miles away, is a traditional seaside resort with a funfair, model village, leisure centre, host to many sporting activities and indoor swimming pool. Further afield is the North Norfolk coastline with picturesque villages, sandy beaches, salt marsh nature and bird reserves, daily fishing and boat trips to visit the basking seal colony. Beach 10 miles. Shops, pub and restaurant 200 yards.

The Reeds was a lovely home, which our family hired in February a little out of season for hiring a boat but the space in the house and games available we made our own entertainment. Kitchen facilities which the house had was amazing all the home comforts but we did eat out a few times at the local Kings head in walking distance.

We had a lovely weekend beginning of December. 3 slightly mature couples. We used the 2 kayaks and brought our own tandem kayak. (Yes in December! We had wetsuits or waterproof trousers and jackets). It was a great way to see parts of areas you don't see on foot or by car. Saw some beautiful thatched cottages. The house is 10 minute or less walk to the train station. We traveled to Norwich for a day out. The drive has enough parking for 3, maybe 4 cars.We did struggle to work out how to play a DVD on the PlayStation(?) and gave up trying.Really well equipped kitchen. The coffee drinkers in our group loved the coffee machine (it did take us a little while to figure out how to use it, as not used one before). The place was lovely and warm. The bathroom, showers and ensuite all were lovely. Lovely space in the living room. We hope to return, maybe when the weather a little warmer too!
