About this property

Ivy Cottage is a charming reverse-level stone cottage set in Brassington, Derbyshire. Well suited to two couples, friends, or a family looking to explore the Peak District National Park from a characterful base, boasting a cinema room, en-suite facilities, flexible sleeping arrangements and allows pets. After pulling into one of the off-road parking spaces, you arrive at Ivy Cottage with birdsong often drifting through the village as the stone exterior comes into view. Step into a hallway, where there is space to pause, drop walking boots, and make use of the occasional furniture that lends itself naturally to a boot room arrangement. From here, the hardwood flooring leads you through into the sitting room, a welcoming space arranged with one sofa and two armchairs gathered around a fire, ideal for settling in with the television after a day outdoors. Nearby, the kitchen and dining area invites time spent together, with a circular dining table creating an easy flow for shared meals, morning coffees, or evenings spent planning the next outing. The kitchen itself is thoughtfully arranged and well-equipped, making it just as appealing to cook a full supper as it is to prepare a relaxed breakfast before heading out. Also on this level is a cloakroom, conveniently placed for guests returning from walks. The ground floor hosts the sleeping accommodation, accessed via a lobby with understairs storage that keeps bags and outdoor gear neatly tucked away. One bedroom offers a spacious king-size bed, while the second features a large zip and link bed, arranged to suit your group. Both bedrooms benefit from their own en-suite facilities, allowing mornings to unfold at an easy pace. Tucked away on the ground floor is the cinema room, a space designed for evenings spent sinking into comfy seating, dimming the lights, and enjoying a film through the projector. From here, a door opens into a covered passageway, leading out to a narrow courtyard where you will find a lockable bike store, ideal for those bringing cycles to explore the surrounding lanes and trails. The courtyard also provides access back towards the front of the property and the parking area, adding a practical circular flow to the layout. Outside, the cottage offers a patio area with outdoor furniture and a table and chairs, creating a pleasant spot for a morning drink or an evening spent chatting as the village settles. Pets are welcome, making Ivy Cottage a natural choice for guests travelling with a four-legged companion. A pub lies just along the lane, while the wider countryside opens out beyond Brassington, offering immediate access to walking routes and open landscapes. From Ivy Cottage, some of the Peak District’s most memorable places are within easy reach. Carsington Water offers broad views across the reservoir, with paths that invite unhurried walks, longer cycling routes, and moments spent watching boats glide across the surface. Dovedale draws visitors into a limestone valley where stepping stones cross the River Dove, wooded paths wind between dramatic rock formations, and higher trails reveal sweeping views that reward the climb. Chatsworth House provides a contrasting day out, where grand rooms tell centuries of history, gardens unfold through fountains, terraces, and woodland, and the wider estate offers space to wander among open parkland and grazing deer. Choose Ivy Cottage for village charm, space to unwind, and memorable stays together.

The attractive and unspoilt conservation village of Brassington is perched on a hillside on the outskirts of the Peak District National Park in the midst of glorious open countryside. It is a traditional Peaks, limestone village with many cottages dating back to the 17th and 18th centuries. There are two pubs (both serving good food), and further amenities are available in nearby Matlock, Ashbourne and Bakewell. Close by is beautiful Carsington Water, covering 750 acres with some of the best sailing in the country. The site also offers boating, biking and windsurfing, along with shops, a restaurant and a children’s adventure playground. An excellent base for exploring the Peak District.
