    Overlooking fields and woodland, this cottage is peacefully situated at the end of a grassy track, yet only a short stroll to a cosy, dog friendly village pub with good food and awards from the Campaign for Real Ale. The cottage is surrounded by enclosed lawned gardens, with heavily scented old roses and plenty of space for summer living, with room to kick a football around along with parking.

  • For keen walkers there are hikes to Smallhythe Place (National Trust), the award winning 'Chapel Down' Vineyard and Restaurant, the Royal Military Canal, and the Saxon Shore Way.

  • Hythe's beach, where fishing boats are pulled up between trips, is a pleasant 12-minute walk from the holiday property via the Royal Military Canal and "Ladies Walk" gardens.

  • One can walk and cycle along the promenade or simply sit on the beach and watch the more energetic windsurfing and sailing.

  • Other nearby Kent attractions are Brockhill Country Park with 54 acres of lakes and woodland walks (10 minutes), Port Lympne Animal Park (20 minutes), Dover Castle and the Cinque Port of Rye.

  • A little further afield you will find the beautiful, historical city of Canterbury (45 minutes) where you can visit the famous cathedral, go punting on the river or simply wander through the streets admiring the spectacular architecture.

  • If you prefer the outdoors, take a drive to Sandwich and Pegwell Bay National Nature Reserve (45 minutes) where you will discover an abundance of wildlife or enjoy some lovely walks while breathing in the sea air.

  • For the more adventurous the Channel Tunnel allows easy access to the French coast, and day trips by car to the attractive towns of Boulogne, Montreuil and Le Touquet. Sandling mainline railway station (five minutes drive from the property) provides access to London (journey time one hour 26 minutes).

    "Nice cottage with a large garden and lots of space inside. Good walks starting from the garden gate. Nice location near Rye & Tenterden.A few niggles: toilet seat not fixed properly, crockery and glass sets a bit fragmented. At the price charged, maintenance should be spot on and just go and buy another set of mugs and glasses - cheap enough from the supermarket or IKEA. 8 clothes hangers are provided - 8. (Cottage sleeps 4.)"

    "We stayed here with our two children for five nights in June. The cottage's driveway was a little difficult to locate at first but we found it on the second pass. The cottage itself looked deceptively small. On entering we were pleased to find ourselves with a lot of space including a good sized kitchen, dining and living areas, and bedrooms. The cottage was beautifully decorated and clean, with everything we needed for our stay including a welcome hamper of food. Wittersham is a nice village. Oxney Gourmet Pie and Burger Bar is on the same street, and the village store was also a short walk away and well-stocked. The location is great for use as a base for driving to destinations in Kent and East Sussex We would happily recommend S41860 to family and friends."

    "The interior of the property and the finish couldn't be faulted, it was a comfortable home from home with facilities consistent with the rate charged. However the outside of the property was poorly kept up. The approach is down a driveway. At the time of the visit tall hedges either side had not been cut back and the branches scrapped both sides of our small hatchback car. There is no hard surface access from the drive to the front door, the two gates both have a grass area you have to pass over. At the time of our break (late June) it had been raining. To go from the house to the car meant stepping on to soft muddy area getting decent shoes dirty each time. Also the grass strip down the middle of the long drive hadn't been cut so you could only walk out of the property in Wellington boots. The two access paths up to the house were uneven and unsafe for any elderly or infirm persons and this wasn't helped by the porch light not working. This is a shame as the property is a one storey building which could be very useful for the elderly or disabled if the access up to the property was improved. The porch roof leaked badly also. The weatherboarding and front three windows had not been cleaned for sometime and spoilt the view on to the mature garden. We did contact Snaptrip during our stay and there was some attempt made to cut the longest branches off the hedges in the drive and to cut the lawns which we were grateful for. It's a shame the outside lets this cottage down badly. Comments had been left in the Visiitors book indicating that these problems had been ongoing over a few years."

    "The cottage was very clean and homely, with several thoughtful touches. Great garden. Difficult to find, as the road speed sign indicating we were there, was completely obscured by foliage. All you could see was a "Public footpath" sign - which we didn't initially feel was the right turning as it was very narrow and overgrown in places. In the cottage there was no info at all on the appliances. Had to phone the housekeeper to ask how to get the tv to work, and also needed to resort to "Google"! I left a note for the housekeeper as we found much of the crockery to be chipped - which was disappointing."

Unfortunately we had heavy rain on our first day and returned to find water coming in through the hall ceiling and a large puddle on the floor. The ceiling showed signs of its having happened before and, when I reported it to the housekeeper, she confirmed that this was the case and that the owners know about it. The water system is a bit odd. Drawing water (hot or cold) in kitchen or shower room stopped the water running in the main bathroom. (There were some comments about this in the guest book.) If it were not for these two problems (which did not spoil our stay) in every other respect I would go to excellent as a rating"

    "The property was beautiful. The kitchen needs more basic equipment such as another frying pan, baking trays for the oven. There isn't really enough cutlery/crockery if there were more than 2 of you. The wood burner is really tricky if you are not used to them. The mud really, really does need to be cleaned from outside the front door and garden path as it is very slippery."
