Birdsong rises from the hedgerows and the soft sound of water flowing near the old mill wheel carries across the garden, setting the tone before you even step inside.

The enclosed wrap-around garden provides an inviting first impression, offering space to pause, take in the surroundings and begin to settle into Dartmoor life. Stepping through the entrance, you move down a set of steps into the large farmhouse kitchen where the electric double oven Aga radiates warmth. The gas hob stands ready for hearty meals and the island with breakfast seating for two encourages you to pour a drink or chat with someone preparing dinner. An American-style fridge freezer, dishwasher, toaster and kettle are tucked neatly among the cabinetry, enhancing the relaxed farmhouse feel as you explore the heart of this rural home.

From the kitchen, you drift into a hallway where a door opens straight onto the patio, furnished for outdoor meals and moments in the sunshine. Returning inside, the snug study offers a quiet corner to unwind, with the sofa bed providing an alternative sleeping space when needed. The woodburning stove glows gently in the adjoining sitting room, where large armchairs, a sofa, pouffes and a Smart TV create a warm space to gather after days spent exploring Dartmoor. A keyboard, inviting anyone with musical inclination to play while the atmosphere unfolds around the fire. Carpeted stairs guide you to the first floor, where the family room captures views over the garden.

Here the double bed and extendable day bed offer flexible sleeping arrangements, and the en-suite walk-in shower room adds privacy for those who stay here. Along the landing, the twin room includes zip-link beds and a desk, creating a practical spot for reading or writing. A double bedroom sits nearby, and the family bathroom offers a freestanding bath perfect for long evening soaks as well as a walk-in shower for fresh starts to the day. The final bedroom is the super- king-size room, where an electric fire flickers. A chair and dressing table create a restful corner, and the private en-suite shower room provides an additional touch of convenience.

Stepping back outside, the garden wraps around the house with lawn, stone borders and areas perfect for sitting out with a drink while listening to the nearby water and birdsong. Areas of exposed stone appear in parts of the house, adding gentle charm that reflects the mill’s origins. When you feel ready to explore, a shop and welcoming pub sit only a short drive away, while Dartmoor’s moorland paths and riverbank trails begin almost at the doorstep. The ancient Stannary town of Ashburton lies on the southern slopes of Dartmoor and is an ideal spot from which to explore the rugged high moors to the North and a beautiful coastline to the South. The scenery in this area of South Devon is glorious in all weathers and offers visitors opportunities for walking, pony trekking, canoeing, fishing and lazing on the beach. Ashburton has some artisan shops and with its interesting history and museum, has built a reputation for its high standard of antiques and fine collectables outlets. It also has lovely tea rooms, a popular vegan cafe, a wine bar, a fish deli, cheese deli, artisan baker, local butcher, co-op, spar, pharmacist and organic veg and health food shop. In the surrounding area, Dartmoor has many picturesque villages and hamlets with old thatched cottages and ancient churches, surrounded by a patchwork of fields and woodland. Lustleigh, North Bovey, Chagford and Widecombe- in- the- Moor are fine examples. The attractive seaside town of Teignmouth is a half hour drive and the popular Blackpool Sands (pebble beach), although a little further down the coast, is one of South Devon's most beautiful natural treasures. An award-winning privately managed 'Blue Flag' family beach with turquoise blue sea giving it an almost Mediterranean feel. For beautiful sandy beaches visit Bantham Beach and Dawlish Warren. Note:A leat (small stream) runs alongside the house, in summer it is usually a small trickle, but the banks have loose rocks, uneven ground and trip hazards and is not suitable for walking along, and may be tempting for children to explore.

Note: Horses and cows graze in nearby fields.

Note: The right side of the AGA is switched off for the summer to keep the house cool, while the left side functions fully with an electric oven, grill, and four‑ring gas hob
