Guests consistently praise The Coach House for its cleanliness, unique vintage theme, and relaxing atmosphere. The surrounding grounds and wildlife offer a tranquil retreat, though the presence of a pond necessitates caution for dog owners. The property's rural location provides seclusion, yet it's conveniently close to the A12 for exploring Suffolk. Some guests mentioned the lack of mobile signal and Wi-Fi as minor drawbacks.
Reviewers frequently commend the property for its cleanliness, describing it as very clean and well-maintained, which indicates a high standard of hygiene.
The property is appreciated for its rural charm and proximity to the A12, making it convenient for travel. However, the lack of local amenities and mobile signal is noted, slightly affecting the score.
The cottage is often described as comfortable, roomy, and warm, with a wood burning stove and underfloor heating. However, comments about the bed size suggest room for improvement in this area.
Facilities are generally well-received, with a fully equipped kitchen and extensive grounds. However, some guests reported missing items like plates and the absence of Wi-Fi, indicating room for improvement in maintenance and facilities.
While guests have mentioned a welcome gift of wine and chocolates, as these gifts are not consistently referenced across reviews, it cannot be confirmed that they are a standard offering for all guests. Therefore, it is politely noted that such gifts are not guaranteed.

This cottage is absolutely amazing, this is our second visit, it absolutely everything you need for a comfortable stay. There aren't any local amenities due to the quiet rural position but as you have to drive to get to it then we just picked up supplies whilst we were out and about. The local pubs are great with great food. The wildlife on the doorstep is amazing. The internet is intermittent but with such a rural position it's not really surprising but so what, it's good to emerse yourself in a good book, call me old fashioned. We will definitely be going back, it's so good to escape the ratrace for a short while. We always book through Cottages.com and have never been disappointed with their properties, they're exactly as they are described with no hidden costs

The cottage is spacious, clean, well equipped & clearly loved by the owner. It was always cosy & we loved lighting the log burner after our days out exploring the local area. The location is great for visiting local attractions & prefect for bird watching. The extended garden, a mini nature reserve, was great for walking Alfie the Cockerpoo at the start of the day. Sadly the lack of enclosed area means before bedtime bathroom breaks had to be on the lead, not great when it’s pouring with rain.We would return but the bed & duvet size need an upgrade & the lack of internet could be a major issue for some.

Excellent, clean and well located accommodation from which the coast and historic market towns such as Saxmundham and Framlingham can be visited. The facility to walk in and enjoy extensive wooded grounds is an additional bonus. All equipment has been thought about and is of high quality.
