    First impressions were the dormer bungalow was spacious, light and well equipped.

    We knew that the dining room patio doors led to decking and steps down to the garden which was lovely to sit outside but the front (side) door was level to the drive and had level access to the lovely garden but inside the door were steps up to the property’s hallway this was not mentioned in the listing and it made things difficult as we had 2 people with some mobility issues and two young children. The large dining room/kitchen was laminated and the floor seemed grubby and felt sticky walking on it, the white plastic on the patio doors had a lot of dirty groups specks on them and obviously had not been washed in a very long time. The downstairs shower would not drain so when we removed the drainage cap to allow the water to drain away we could see that it had not been cleaned for a very long time, it was black and thick with congealed hair etc, we took photos, the upstairs shower was the same. The downstairs toilet brush was filthy and needed replacing, also the shower mat was black underneath. The dishwasher, that we did not use, had congealed dishwashing tablets on the interior and when we emptied the recycling bins as instructed we saw the bins were filthy inside causing a bad smell. We had assumed that as we were not allowed into the property until 5pm and had to leave by 9am that the reason was for deep cleaning due to the Covid era that we are in, but this was the dirtiest place we’d been in, we have booked many times with Sykes and things have always been good previously. The other major problem were the downstairs twin beds which were not fit for purpose, they were atrocious, very uncomfortable, very rickety and very noisy, leaving people with bad backs and pain. The upstairs beds were good. Then there was the horrendous noise from the laminate flooring which seemed to echo through the property and the stairs and upstairs floor boards creaked excessively often waking the baby. The downstairs taps were also very noisy and we avoided using them at night. The sitting room window was very big but had no net curtain and as the property was surrounded by other houses it was quite exposed particularly when neighbours were gardening and putting all of their bins in front of the property and constantly looking in, a net or vertical blinds should be a must. The listing stated ample parking, parking was difficult for us we had to let people out of the vehicles before parking as we could only open one door, it may have been okay for small vehicles but not our SUV-Crossover and it was easier to park roadside. To be honest, sadly, we couldn’t wait to leave.

    We’ve been to Awelon before, it has lots of potential, it’s in a good place and is well laid out, but sadly it’s been left without essential maintenance and attention to the basics.

    We had a bit of a nightmare week, with the upstairs bathroom roof leaking in, and blocked drains outside. We were running out of towels to contain the leak in the bathroom, which has damaged the inside wall…granted a new roof was put on while we were there so we had half a day of banging. The bathroom ceiling was already marked by water so this problem had existed for a while. The downstairs loo wouldn’t flush away, my husband was trying to unblock the drain outside with the mop. The cover was off the drain so we know that again it was an existing problem. My husband lifted the manhole cover up the drive and it’s full and blocked!!…the property needs a deep clean, the walls are scuffed everywhere and needs redecorating, it’s patched in places with mismatched paint. The kitchen cupboards are grubby on the outside and one of the kickboards is kicked inward. Some of the Plates are chipped. The seals on the shower screens are green and moldy and the shower seat in the downstairs loo is disgusting underneath. My husband had to clean the outside of the lounge window on the first day it was so dirty. There aren’t any sharp knives, the toaster doesn’t work properly, only one side of each slot works. The garden although mowed is full of weeds which are coming through the wooden stairs, the patio desperately needs jet washing and painting as is slippy and shabby…I have plenty of pics if the owner would like to see them….we won’t be coming back to Awelon….maybe if the owner spent a few days there he could see just how shabby the place is!!

    No WiFi connection had to buy 02 sim card to be able to use mobile.

    We had to take daughter in law to hospital and had no way of ringing the hospital. Caused us real issues as we couldn't keep in touch with family. The metal cannisters in cupboard had mouldy coffee and sticky sugar in them obviously not checked as tea bags left were dated 2020! The fridge was too small for a family couldn't get all baby milk and food in it. We are a family which cook and eat together so important. Had to buy camping fridge and use ice packs to help. A large freezer in utility doesn't compensate for a small fridge, the owners response was they'd had no complaints in 4 years rather than take on board our issues. Woodlice and cockroaches in property which wasn't nice especially with 2 young children. We chose property for family holiday as there were 4 adults and 2 young children. Bedrooms were good size, parking 2 cars side by side outside was tricky because sloping drive with steps so we had to park in front of each other. Its a shame owners didn't want to know you as it helps address issues directly, believe in honest approach. Dolwen farm shop nearby which also has holiday lets, spoke to one of the owners face to face and they were very helpful. Plan to visit area again as lovely. This was an expensive week with it being in school holidays so you expect better. As long as you are aware of these issues you then can adapt to situation, we bought camping fridge, vacuumed daily where cockroaches were and parked cars safely. Can't fault the views and location. Would come back to the area.

    The instructions for access were clear and unloading was easy but via 8 steps.

    However it should be noted that the drive is on quite a steep slope which might be a problem for some individuals. The house was in a quiet neighbourhood (late June) with little or no disturbance despite the nearby railway and main road. There were good views of the nearby hills, the river and the castle from the front bedroom and the decked area adjacent to the front door. The double bed was soft but tolerable with our own toppers. We did not use the single bed so cannot comment. There is no gas in the property and the heating, hot water and the shower were electric. We did not use the heating so cannot comment. The hot water is from a hot water tank with an immersion heater and was very good. The shower was also perfectly adequate with a reasonable flow. The towels were a bit small compared to other properties we have used and we did not find an information folder with instructions for appliances etc. There was some information on local attractions. The TV was good with both Netflix and Amazon Prime included. We thought Deganwy was an excellent location for visiting the area. There was a fish and chip shop 1-2 minutes on the main road to Llanduno Junction. At Llanduno jumction there were supermarkets and access to the NorthWales Expressway. There is an M&S at Llanduno but parking costs £2.50 per hour. Lots to do in the area and we would return to the area and the property in the future it we have time.

    Essentially a good place to stay with spacious accommodation and a useful garden space.

    There are, however, several points to note:- The suite in the lounge, although comfortable, is very shabby and in need of some repair on one of the sofa cushions. The beds were all provided with 13.5 tog duvets with no alternative bedding available. These are far too thick for this time of year. There were two partly used toilet rolls in use as we arrived, with one spare available. Not enough for a week – penny pinching. There were only 6 dishwasher tablets provided for a 7-night stay – again – penny pinching. The garden was tidy in that the grass was mown and the lawn edges trimmed, but it was very much in need of a good weeding and there were large nettles and brambles growing in the borders – not sensible when you have young children playing in this space More warning needs to be given about the awkwardness of the driveway – in that it slopes downwards towards the property and involves a very awkward turn at the top of the drive. There were no recycling facilities at the property and we could see no reason for this. All the neighbouring properties had the relevant collection bins, and there was a weekly collection. Recycling has been part of all our lives for such a long time that it is quite grievous to go away on holiday and find that we cannot continue this whilst away.
