St Asaph 2 miles. Home Farm is an impressive, detached country house boasting character and situated on the Llanerch Hall Estate and Golf Course, close to the city of St Asaph, Denbighshire. With stylish furnishings throughout to provide superb accommodation and incorporating a fantastic private swimming pool with Jacuzzi and home gym, this former granary is ideal for family and friends to spend a memorable time together. Set over three floors on a gentle slope, surrounded by unspoiled countryside, with character oak beams and floorboards reclaimed from cedar barrels, this home is a delight. With elevated views to the rear, particularly from the decked balcony off the dining room across the landscaped garden, there are plenty of opportunities to enjoy your surroundings.

The first floor offers three bedrooms with stylish sleigh beds and the option of two small daybed cots, as well as an en-suite with a spa shower in the master bedroom. The main living area is on the ground floor where the sitting room is welcoming and warmed with a woodburning stove and furnished with a leather corner sofa and unique oversize bellows creating a bespoke coffee table. Double doors open into a banqueting hall with stone slab flooring, oak mezzanine gallery and patio doors onto the balcony. The kitchen forms the hub of the home, with granite worktops, a further dining area for up to eight guests, along with an inviting sitting area to relax whilst the host prepares a sumptuous meal.

Stairs lead from the utility area down to a family bedroom with four single beds, ideal for the children to claim as their own, whilst a further spiral staircase leads down from the dining room to two king-size bedrooms, both designed with modern en-suite shower rooms. To the rear, the private indoor swimming pool with Jacuzzi is a lovely addition for guests to enjoy all year long, with a barbecue area providing a social location for alfresco dining whilst overlooking the beautiful gardens, with a further enclosed lawned garden and pagoda to the front of the house. Home Farm is a superb base for an unforgettable holiday all year long.

St Asaph, though small, was awarded city status in 2012, even though it boasts a population of little over 3500 occupants. Lying in the Vale of Clwyd, six miles between Denbigh and the coastal town of Rhyl, in North Wales, St Asaph enjoys a strategic location overlooking the rivers Clwyd and Elwy. The city offers delightful riverside parkland and a children’s play area with picturesque river walks where you may see kingfishers, sparrow hawks and buzzards. St Asaph is home to a historic cathedral, dating back 1400 years in areas and holding the reputation of being the smallest, ancient cathedral in Britain. It is also renowned as the location where the Bible was translated into Welsh in the 16th century. In September, the city comes alive with the arrival of the North Wales International Music festival, which takes place across numerous locations, culminating for the last few years in a television finale, broadcast from the cathedral. St Asaph offers numerous amenities and activities, from traditional pubs, to gastronomic dining experiences, numerous craft and gift shops and local clubs offering a 9-hole golf course, horse riding, angling, and crown green bowling, as well as a thriving leisure centre and the Tweedmill Retail Outlet.     Half the mattresses had no support being able to feel the bed frames through them. Crisps packets, socks and general dirt under beds. Mould issues in ensuites and cleanliness not up to standard, shower doors had what seemed like months worth of scum on doors and flooring dirty. Dishwasher didn't work correctly every time it was used everything came out dirty. The range oven only 1 of the ovens worked correctly, with some cooking utensils broken. Not enough drinking glass (tumblers) no pint glasses, I had to buy pint glasses for the property. Neither Hoover's had been cleaned out before we arrived so was full, had to clean it out myself to be able to use, there is no broom or dust pan and brush. The pool is missing tiles on the steps which caused injuries to feet. Living room smelt like baby sick. There is a lovely wood burner with enough logs for a couple of nights, may want to bring some extra with you as no where on site for purchasing extra wood, that I could find. There was multiple pieces of brown glass found by the picnic table at the front of the house. There are massive recycling & general waste bins on the property which neighbours was using throughout the week which took away some privacy as they had to come onto the property. Not enough food waste bags provided we were given 4 for 7 nights with 11 guests over the Christmas period. Lower ground floor bedrooms only some the radiators worked not all, these are the coldest rooms of the house with smells of damp so heating needs rectifying. Overall this is a lovely place to stay with enough room for 11+ guests to be comfortable, it needs a massive deep clean & some refurbishments to bring the standard up to what you are charging.

    Just returned with the family amazing place the swimming pool is a bonus especially with the hot tub inside the kitchen I feel would benefit from an air fryer and also a clean behind the radiators lol the owner left us some bubbly a lovely touch would definitely recommend this place the kids had a ball

    I suppose some parts of the house are getting tired but still a great place to have fun. A few things that do need addressing are… A ball for the table football Ripped pool table Maybe a hand towel in the toilet next to the utility room. A air fryer would be good Better WiFi. Particularly good was the swimming pool and both jacuzzis. The garden area and bbq. All bedrooms beds and pillows. We will be back!!!?
