We had a great week.
Four adults and two young children, we were all very comfortable and had everything we needed. The owners have set the property up extremely well, there are toys and games for youngsters, good garden facilities etc. The property is ideally situated for the beach - a very short walk, but far enough not to be inconvenienced by the very noisy bar. (NB thereâs no accessible sand at high tide, but itâs great for kids when the water is lower.) The owners took time to send us a welcome message on our first evening to check we were happy. We had a couple of minor problems/queries and they were very responsive and got everything sorted very quickly. We would suggest a couple of improvements: 1) curtains at the small window in the second bedroom - the blind alone lets too much light in very early in the morning. 2) trim back the bamboo hedge on the road boundary to improve visibility when exiting the drive. There is parking for two good size cars on the drive. Itâs a little awkward and took us a couple of days to work out the best way to get it right, but itâs definitely do-able. Over all we loved it. This is a nice quiet house in a cul de sac.
lovely neighbours. very close to the village, only a 3-4 minute walk, and 10 minutes to the nearest beach which has beach shops, restaurant and bars. seemed safe for children. Really accessible for Freshwater and Yarmouth and beautiful views can be found from the military road only 10 minutes drive away. The house itself has everything you need, and very comfortable beds and lounge furniture. The only negatives from the whole experience was a strange smell emanating from under the stairs, which could have been from previous leaks or maybe a large wooden chest that is there. We didn't look inside but just bought a plug in air freshener which masked the smell whilst we were there, the garden could have done with a weed, (but a lovely sun trap) and some tv channels were unwatchable as the signal broke up. None of these things bothered us too much ... but would have been a 5* otherwise. Would we book this property again...YES without a doubt

The property is well located and clean however there are a couple of things that could be improved upon; 1.
The quality of the kitchen equipment was poor - the saucepans were flimsy, worn and they did not all appear to have lids. It would be a struggle to cook for six with the equipment provided. The standard of equipment was equivalent to a student kitchen! 2. The bedding was of poor quality, the duvets were made of a synthetic material and the sheets were so thin that you could see the pattern of the mattress through them. The towels were also worn. 3. The whole property requires painting internally - there were multiple wear marks on the walls and doors. 4. The fences in the back garden require painting - they are of different colours and appear scruffy - this is not a pleasant place to sit. 5. A pint of milk in the fridge upon arrival would have been appreciated .

The house was clean, well maintained and had a well equipped kitchen - everything required for a wonderful stay.
The location in Freshwater is ideal to get to from the Lymmington/Yarmouth Ferry - literally 5 minutes drive. Easy reach to the Needles (walked it in an hour round the coastal path), and driving north/east to Cowes/Ryde/Osborne - very easy, as was South/east to Ventnor/Sandown/Shanklin/Godshill. Lots of great tea rooms and places to visit - many recommended by the host in their welcome pack. Very well equipped kitchen - oven/microwave/washer/dishwasher and enough cupboard space for a weekly shop. Private and well kept back garden with table and chairs. All in all an excellent property in an excellent holiday location

We were very happy with the house itself and the location for bus services and local shops.
Everywhere was clean and comfortable and we appreciated the well equipped kitchen. The BBQ is now a charcoal one. We felt that the dining chairs needed replacing due to chewing of the legs. Ditto, 2 of the garden chairs where the wickerwork on the backs had been also chewed. Access to and from the bath was fine for us but may be tricky for someone less agile. It seems that the bath has been raised up, increasing the height of the rim. A walk in shower would be much safer. The upstairs toilet was very slow to empty.
