Great location and this is a huge static caravan with everything you could possibly need / want, including a couple of walk in wardrobes! We will definitely return, and are even considering purchasing something in the local area, it had a very positive impact on us. Whilst there was a lot of things that amazed us, I thought there were other areas of the experience that could definitely be improved upon, hence having to drop the 1-star. - I didn't feel connected to the owner whilst we were staying here. More specifically, we hadn't visited the area before and there was no local information made available about the area, or any kind of guide that had been left for us. It's always nice to have be given recommendations on what there is to do and see in the local area. A simple folder with local attractions would have been a nice touch - Or a personalised contact / email ahead of the booking. - Additionally to the above, and having spoken to a lot of the the local business owners on our trip, there is huge opportunity in affiliating with them to generate some local trade with holiday makers, and including in aforementioned "guide". The local Wheatsheaf pub is a prime example of this, something I recommend the owner to explore. Essentially, assume everybody is new to the area and this is your opportunity, as the facility owner, to give your impression and vision of Langham and the surrounding attractions. Oakham for example, is absolutely stunning and worth 1/2 - 1 full day exclusively. - Although the property is finished to a good overall condition, I think the master bed could do with a little attention. The only way I could accurately describe the experience, was like a waterbed. Any movement on one side of the bed would affect the opposite end of it, so any movement at all will disturb anybody else sharing the bed. - 4x people included on the booking, but only 3x full size towels provided. Small one, but had been overlooked. Tried to contact but phone number just rang out - No other support details were left, so we just had to accept it. - Very small one, but worth a mention - we had bin bags, but no bin carcass to put them in, so had to kind of hang it from the cupboard doors. Manageable but really there should be a bin provided. These items didn't deter us from our stay and overall we were very happy. Hope the owner takes the feedback constructively in the way that it was meant. Very minor adjustments, for what I feel will be a major gain to your guests.

We absolutely loved our stay at Manor View.
We visited for 7 nights with our two boys (4 and 5) and little dog, and it was perfect for us. Itâs clearly an incredibly old house so itâs characterful and creaky, but with good double glazing, excellent heating, WiFi, a really lovely bathroom and good kitchen, so it felt warm and was easy to live in. I think the gardens / setting is nicer than the photos and it felt very private and secluded, and the views are really lovely. You canât park outside, but we found it very easy to park round the corner either end of the little road, then wander down the alley but could be tricky for someone with mobility needs. We had a lot of kit with us so did journey back and forth quite a bit but absolutely fine for us. Our boys absolutely loved the little nook in the living room with a few toys and some books, and the TV had options for signing into Netflix etc. The only thing for us was that the leather sofas werenât incredibly comfortable and looked and felt a little tired, and I would probably refresh a few of the kitchen items and upstairs furnishings, but everything was really clean, with nice soft blankets and towels and cosy (very bouncy!) beds. For us the cottage was particularly excellent value for money for its location, just 5 mins drive to Rutland Water. Itâs about 15 mins to the nearest supermarkets in Oakham or Stamford but the little village shop a couple of mins away in Edith Western was perfect for grabbing anything we needed with exceptionally friendly staff! The village pub was also a delight with a good mix of people, good food and service, and very child and dog friendly. Weâve already recommended the cottage to friends with kids and we definitely want to stay again next year!

The tent is on a beautiful site, very peaceful, surrounded by woodland for walks. There are 6 tents I think, but all very well spaced out and you couldn't hear each other at all. There is a pond at the bottom of the garden, which is fenced off, but still has a steep drop, so keep an eye on smalls heading down there. The tent itself had a great fire pit, a picnic table (very handy), enough patio furniture for lots of people, and very comfy beds with lovely white bedding, and lots of fluffy blankets. The fire worked very well, the wood is plentiful and free, which makes a nice change, and we managed to cook sausages and bacon in the fire oven. Worth noting, there is also a double gas hob in the kitchen for boiling a kettle etc. The bathroom was great, the kitchen had everything required, and the honesty shop was perfect for when you have run out of things (or urgently need a Magnum). Plus it had outdoor stuff like cricket bats etc for kids to borrow, and board games etc. The best bit of it all though was that I emailed June, the site manageress, before we arrived, as it was my husband's 40th, and she decorated the tent with balloons and bunting and '40' balloons and even snuck in a hamper for him that I had sent down. Totally above and beyond. We will definitely be back.

There are a couple of good things so I don't want to be completely negative.
The kitchen is fine and contains everything you need and the shower is OK. The problem is that this property feels really neglected and it is like someone has just thrown up a few random pictures that look completely out of place and thought it was OK. The garden is a huge disappointment and is completely overgrown to the point where the foliage has grown across the windows in the dining room and blocked off the light so when you walk through the back door, it is really really dark. The windows upstairs, apart from being painted black which is a little odd are in a real state of disrepair and look dreadful. The advert says oak furniture upstairs, there is no oak in the place, everything is pine and the 2nd and 3rd bedrooms have cheap metal framed beds. Lastly the parking is a nightmare. The property is on a narrow street and down a tiny alleyway so you have to go quite a way to park which when your vehicle is full of expensive fishing tackle ready for your time on the reservoir this was really not what you wanted to have to do. Overall to sum up, I think the property is tired and needs a lot of love before placing it on the rental market. I stay in Rutland 4 times a year, every year and unfortunately would not go back to this cottage
