We recently had a longer-than-average stay of 2.
5 weeks at this property. While our stay was generally comfortable and the property is situated in a superb location, several significant issues detracted from our overall experience. Pros: Prime location. Enjoyable shower facility. Washer and dryer availableâhaving a dryer was a major advantage. Dishwasher. TVs installed in every room. Property was clean upon our arrival, except for the dishwasher, which contained dirty dishes and mould. Great hot tub, though it required some maintenance (we bought chlorine for it over our extended stay). The kitchen was well-stocked with dishes and cooking utensils. Clean, comfortable furniture. Each of the three king bedrooms had a dressing table/desk. Entry and exit from the house via pincode were seamless. Cons: We suffered an internet outage that lasted 5 days. We had to wait for a new router, install it ourselves, and fix the issue for the ownerâa scenario that was entirely foreseeable and avoidable (owner changed service). This major inconvenience cost us approximately half a day. The property had only one wheelie bin and no recycling bin. The bin was already full upon our arrival and is only emptied fortnightly. There was only one bathroom and toilet. Only four bath towels and two hand towels were provided. There were no visitor parking permits available, meaning we couldn't park directly outside the house and had to use spaces across the road or up the street. Generally, this wasn't an issue, but non-permit spaces were occasionally all takenâon nice sunny afternoons, during weekend events, or in pleasant weather, the road was crowded. We had requested permits in advance, which are easy and inexpensive to arrange, but it seems the owner chose not to facilitate this. As a result, we often found ourselves waiting for parking spots or having to walk the entire length of the street with small childrenâanother entirely avoidable inconvenience. The thin coil-spring mattresses were very uncomfortable. No dishwasher tabs or laundry detergent were provided. The dishwasher contained dirty dishes upon our arrival, including a wooden cutting board covered in mould. Lastly, we found the owners/managers quite difficult to reach.

After travelling from Inverness to my native NE several times a year for the last 19 years to visit family and friends, we have stayed at dozens of holiday lets, but this is our favourite and the best by far.
Communication with the owner prior and throughout was excellent. So friendly and polite. Earsdon is a lovely little country village and perfectly based for visiting the coast. Having the best of both worlds was especially wonderful as we could take our little dog, who was spoiled for walks. We booked the cottage for 2 weeks over Christmas and it was lush walking in to see it decked out with a gorgeous tree, a garland running up the stair, a wreath and cute little decorations. All very tasteful and in keeping with the stunning decor. It smelled/smelt (never know which it is!) gorgeous too. It was immaculate, and so warm and cosy. This meant so much to me as weâve walked into some places rated 4&5 star and theyâve been filthy and run down! They left a very impressive festive hamper on the table for us which was so thoughtful and kind. Got tucked into the cheesy crackers straight away. Such a warm welcome. The kitchen is so well kitted out. It even has a crock pot, which we used once to do a curry. We ate out mostly though as there are such nice places to eat nearby (the beehive along the road and 1910 at the Spanish city). I canât even tell you how great it was to have a tumble dryer! God send. All high end appliances. Lovely comfy beds. So quiet at night! I canât recommend this gorgeous little cottage enough. Will defo be booking again, delightful. Thank you so much to the wonderful hosts, it would be nice to meet you guys one day! X

Firstly the positives: the location is excellent - being able to see the sea out of the side window was a huge positive, as is the green space in front of the property.
Tynemouth is a short walk away as are a few lovely beaches. The living room is beautiful - lovely high ceilings with original details and modern décor which complemented the room. Yes, the bedroom is tight for space, but this is not much of an issue when you have such a lovely and large main living room to sit in and enjoy. Unfortunately there were a few niggles: Although we were very grateful for being able to move into another property when it was clear that the Internet connection did not work this did lead to stress and we lost at least two hours chasing this issue and then moving from one location to another. Relying on other guests to clean the dishes ready for the next guests is all well and good, but these should be checked when the cleaning is done in between guests. Two mugs had disgusting white deposits in the bottom and goodness knows what the sticky, oily substance was which was lining the cutlery drawer. In the end we washed items before we used them to be on the safe side and then didn't put them back into the cupboards! Additionally I'm not sure when the living room was last vacuumed thoroughly - my husband found bits of tinsel and Christmas tree needles on the floor (this was at the end of January). Overall the location was excellent, the flat was decorated well, but the cleaning was poor and the broken Internet, although resolved, did cause issues.

A holiday home of 2 halves.
What a lovely living room as expected given the type of property. Spacious and grand. Lots of extras/gimmicks in the property like an Alexa but missed key fundamentals. Was dumbfounded at the lack of tea/coffee and milk as these have without fail always been provided previously in the many Hoseasons/Sykes and similar holidays I've booked. So the second half of the property, well, it's a shame about the bedroom and shower room. With lots of twists and turns and protrusions the place really isn't suitable for any people who are - how can I put this kindly - generously proportioned. No idea why a double bed with a large wooden frame was provided in such a pokey room. A divan would have been better and wouldn't have bruised my leg and no doubt others staying there. A sleigh bed as well. No good for anybody of above average height. Pillows were too full as well. They should be thinner. We couldnt sleep on them. Not something I've ever had an issue with anywhere else. The boiler was powerful and radiators hot but why oh why fit a piddly 8.5KW shower. I really struggled to get wet. Either go for a higher power electric one or just run a thermostatic one off the boiler. So all in all a lovely living room but the rest leaved a lot to be desired. And the old fella living there who chucks his glass bottles loudly into his recycling bin at 6.30 EVERY morning was the icing on the cake.

The property itself was fabulous and very clean and in an ideal location.
However I could not get hold of the owner at all on the mobile provided. Sykes themselves could not get hold of them. There wasnât any welcome pack or instructions on how to use hot tub etc no information about what to do on leaving property or a anything about a parking permit, which in previous properties I have stayed in we have had all of these. My concern was if we could not have got into the property for some reason we wouldnât have got hold of the owner as no one seemed to be able to. I rang Sykes 3 times previously to check on the parking and was told itâs fine there is roadside parking and then on our first night received a parking ticket which after 3 phone calls to Sykes still has not been resolved. I am very disappointed in Sykes as this is the first time we have used them and communication has not been their strongest. We are still awaiting a phone call about our parking fine. We even received an email half way through our holiday saying our holiday had been cancelled which resulted in me phoning once again. Very poor Sykes and this experience has totally out us off using you again. Other companies have been far better at communication and has certainly not caused us this stress and amount of phone calls.
