We spent a wonderful weekend at the farmhouse celebrating a big birthday with family and friends.
The house is spectacular; it has clearly been renovated using the highest quality materials whilst retaining every bit of original character. It spraws over three floors and each room has been carefully decorated in keeping with the age of the property, apart from the bathrooms which are contemporary and newly installed. The kitchen is lovely: huge, and equipped with everything you might need for a holiday with a large group. The kitchen and dining room became the centre of our large group for meals, games, and talking late into the night. There is a single bedroom on the ground floor with easy access to a bathroom which would suit an infirm person - just a single step up and down between the two rooms - but the house is not otherwise suitable for anyone with reduced mobility as the two staircases are narrow and steep, as expected in a house this old. The garden was where we spent much of our days: playing rounders and on the large open grass area or just lying on the lawn to sunbathe and chat. There are nice benches on the patio which seat plenty of bottoms, a couple of huge old trees to lie under, and a pond which is home to a heron and lots of waterfowl. It is so peaceful, with no other properties around. Some of us began the day with a cup of coffee in the small adjacent barn which has one side entirely open so we could watch the heron fly in with a fish in its beak and listen to the birds, which is the only sound you can hear. There's plenty of parking. At one point we had eight cars parked comfortably when friends visited for the day. I wouldn't want to be the person who has to clean such a large, rambling property, but it was immaculate throughout. Big thanks to whoever takes on that task! We found that the simplest way to locate the farmhouse was to input only the postcode into our satnav as it's one of the only properties in the entire postcode. The satnav took us straight to the farmhouse. The owner Mick was so helpful and welcoming, and was available at all times, including prior to our stay, via phone and WhatsApp to answer queries. We would all recommend this property to anyone. It's wonderful.

Living fairly locally we visit Southwold regularly so to take the opportunity to stay in our favourite town for a week at Christmas was very special - it didn’t disappoint . Ivy cottage is in a great location, close to the shops, pubs and beach and free parking across the road was easy ( May have to park anywhere you can if arriving earlier in the day but you can easily get a space after dark once day trippers go home) . Ivy cottage fitted our budget perfectly for the time of year. A small Christmas tree and festive decorations were decorating the cottage, and the living room with its large L-shaped sofa, though small, was very comfortable and cosy. Cooking Christmas dinner in the small kitchen was a challenge as very little worktop space and we struggled to find room for all our food! Luckily we had our electric camping fridge with us and we made use of the shed outside. However kitchen equipment was good quality (sharp knives, lovely wine glasses and champagne flutes, plenty of crockery and cutlery, great saucepan and fry pan set). Beds very comfortable and plenty hot water for showers. If you need to get out then the Nelson is the next perfect living room.

More than happy with the holiday accommodation itself, we loved the house, it felt very fresh and well presented. However, there was no freezer and for a household of six people we felt that there should have been more and/or larger cooking pyrex/baking trays. Conversely, there was an abundance of new/stylish chinaware. Externally, there was a lot of dog poo in the garden which we cleared up and the cover had blown off the outside table/chairs which consequently were filthy dirty. The fire in the living room was described as an "open fire" which we thought meant a fire we could light, however, there was stuffing in the chimney, so it was not clear. Finally, upon arrival at the property we found the "snug" floor to be soaking wet and a dehumidifier in situ. We had not been pre-informed about this situation or given advice on what we were expected to do. The room was unusable for most of the week and we had to keep re-setting the machine and regularly empty the water tank. I did find it strange that we had not been informed of the problem.

We stayed here in July 2024 with our two dogs. Overall it is a lovely property in a fab location in Southwold, walking distance to high street, beach and nearby villages. You can tell money has been spent on the decor. However, the garden needs a lot of TLC - we were disappointed upon arrival. Also it is not secure, although there is some fencing provided to close the gap from garden to driveway. The property could have been cleaner, there were a lot of cobwebs around the windows which had been there awhile. Plus the rug that was in the lounge was very dirty and smelt so we had to remove it and mop the floor. We experienced a leak in one of the bedroom ceilings following heavy rain. The property could do with some maintenance and a good clean. The driveway is not very wide and to get to the property is down a side lane which is tight, so if you have a large vehicle you could experience difficulties. Despite the issues we experienced - we resolved them and it didn’t affect our holiday.

This was a great property in a great location with the high street close by and having a pleasant feel with plenty of independent shops, great cafes/bakeries pubs and restaurants. The beach is a gentle stroll away and our two dogs absolutely loved running on the beach, just be aware they are not allowed on the main beach from April to September. The house was great, with some quirky but fun colour schemes, and the fixtures and fittings were of high quality and very comfortable. The property really suited our multi generational family group and the large garden is a bonus as were the large TVs and the integrated entertainment system. Would recommend to others and would definitely go back again if we return to the beautiful town of Southwold. There are just a few rough edges appearing since the property was redeveloped but with a little TLC these can be in the main quickly rectified.
