We didn't use the site facilities as it was going to cost £120 for guest passes.
This figure could not be reduced even if only some guests wanted it, and it was definitely not value for money in our case. However, that had nothing to do with the property we stayed in, which was excellent, nor did it have anything to do with our host, (the owner of the property), who was also excellent, and spent some time in the first couple of days ensuring that everything was to our satisfaction. The property itself was perfect for us, ticked all the boxes, was spacious, well equipped, comfortable, and the bed was one of the most comfortable beds we have ever slept in, the depth of the mattress was "wow!" deep! The decking outside was again spacious with ample seating to accommodate eight guests. The hot tub was an absolute necessity for our party, (no hot tub would have been a deal breaker), and it certainly did not disappoint! Although we were situated on the Jet Ski Lake, it was very serene, even with an unprecedented influx of noisy geese on an almost daily basis. We were visited by geese, ducks, swans, a squirrel, and a plethora of other birds, which delighted us all, especially with their close up visits right up to the lodge's private jetty, particularly on Christmas morning. Activity from RAF Coningsby was non-existent because of the time of year, (Christmas), though we wouldn't have minded seeing their jets go over, and loved that the locality had places of interest and some history. We had only one or two jet-skiers out on the lake on most days, including a fabulous Santa jet skier, who made the kids in a lodge a few doors down squeal with delight, and was altogether joyful! We dined out, offsite, on Christmas Eve and Boxing Day at the Lea Gate Inn, and we got a beautiful takeaway Christmas Day three course meal from Shakesby's in Horncastle, who were fully booked for Christmas Day, but offered us the same meal to take away and enjoy at "home", and which was worth every mile of the approx. 22 mile round trip. We also visited a lovely farm shop at Coningsby, and drove out to Boston (about 15 miles) to do our last minute Christmas food shopping, though there are a few local grocery shops nearby to pick up the odd bits, including one on-site. The Lincolnshire landscape is flat and not my usual choice of venue, (being an ex-mountain leader), but the lakeside location of this fabulous lodge did not in any way disappoint. Our only real criticism is for the owners of the Tattershall Lakes site, (not the owner of the Lodge itself), who might like to repair the road on which this lovely holiday home sits, which is a good road right up to the last three lodges, but which then turns into a potholed mess which doesn't do their site justice. Nevertheless, there was ample parking for our three vehicles, which was great, as my family members had different dates on which they could arrive, so could not share vehicles. All in all, this was a great venue, and we loved every minute of our stay here.

Beautiful lodge.
Beautiful setting. A balanced scoring. Usually when looking to book a break away, photos can make the accommodations look bigger than the actual size, but we were really pleased that this was the other way around, the lodge being bigger than anticipated. Great space for a family get together. Open lounge and kitchen diner is perfect when socialising when cooking. The table space for eating is again great! The position on the site was perfect. Having a morning cuppa sitting on the upstairs balcony watching the birds & ducks was a real treat. A heron even popped in to help himself to morning breakfast. The hot tub was similarly a hit with a glass( plastic wine ones are there) of Prosecco, a bottle was left as a welcome pack. All rooms have their own heating regulation which is a bonus to meet a number of peopleâs temperature preferences. As with any underfloor itâs tricky to regulate âinstant heatâ so I would suggest regulating the heating (and time) in each room when you arrive based on your usual order preferences, rather than what the previous occupier has set them as. when we arrived some rooms were set at 30*! - we turned them down but the clock setting was set incorrectly so went extremely cold later in the evening as it had turned itself off in night mode. Easily rectified for the rest of the stay. While the Lodge is minimally furnished, again perfect for a holiday letting, Sadly taking a closer look the cleanliness wasnât the best. The fridge/ freezer hadnât been cleaned properly, food crumbs & sticky residue left behind, the chopping boards in the kitchen cupboard were greasy as was some of the cutlery. Dust and fluff underneath the beds. The hoover was stored in the utility room cupboard & stunk of damp. No mop or other floor cleaner. The starter cleaning pack didnât include any bacterial spray, only a 15ml washing up liquid, cloth & 3 dishwasher tablets, so wasnât sufficient products for cleaning before unpacking. After phoning the management company to find out where the requested cot was kept, I was quite shocked to find out it was kept in the utility room under the sink, not in one of the 2x bedrooms that had significant walk in wardrobe space, despite the the call handler explaining the reason being limited space. Not what I would call appropriate infection control. If the cleanliness issues could be resolved. I would have given this lodge a straight 10 and 5 stars.

Firstly i would have liked more info about the fishing ahead of arrival, however as this turned out it was fantastic.
Lodge 24 is amazing and was only let down in my opinion by not having an enclosed deck area so my dog (Cockapoo) could wander around when the doors were open without visiting adjacent lodges! (But the neighbor's were all ok with his visits, some even giving him treats), but this would not deter me from revisiting. On arrival we had a welcome pack and everything was relatively clean and tidy. The main downside i noticed was a lot of fruit flies and spiders in the downstairs bathroom and corner of the lounge where the floor lamp was. Also the microwave and oven were a nightmare to figure out how to operate. They were both great equipment, however operating even the basic functions was arduous. Aside from the above all i would ask is that the hot tub area have better privacy screening as the current lattice screens do not offer much privacy. I also thought it strange that an 8 person lodge only had one under counter fridge in the kitchen and was expecting to find a freezer somewhere. Despite checking all the units i figured they didn't have one as most visitors wouldn't need any frozen food. It was only on checking out i found a floor to ceiling fridge freezer in the utility room lol. I swear i looked there too.... Anyway, Lodge 24 is exceptional and very well appointed throughout and i will hopefully return soon.

Let down by cleaners, and lots of bits of damage.
Whole quavers on the carpet in the livingroom. The sofa and chair had small crumbs/bits on them. Dried food on the microwave. The metal shelves in the oven had stuck on food on them. The kettle was really chalky. One of the wooden chairs is split, I just spotted it before sitting down. (Later I saw a review stating this from last August). A large chunk gauged out of the livingroom door. There was a plastic loop (from a piece of clothing), on the floor next to the bed. In the small wardrobe was a dirty duvet taking up half of the wardrobe space. (There is just one wardrobe, one chest of 3 drawers and one bedside table in the whole 3 bedroom property). There was also a gauge on the wardrobe door. The large plastic section on the fridge door (for holding milk and bottles), had a piece broken off. So it could not be used, as the holder would not stay in place. The hoover has not been used or emptied from the last visitors. Rubbish wheelie bin was overflowing. Emailed cleaners who did not respond. Owner had rubbish collected day before we came home. Before it was lovely and clean, lots of damage has occurred in just a year. New garden bench was lovely.

The inside of the lodge is immaculate and stylish.
The outside area is a little different where the whole outside is covered in Cobwebs and pigeon mess. A little bit of attention to the outside with cleaning of Windows, patio cleaned and cobwebs and pigeon mess removed would make this property a dream and worth every penny. The hot tub was a lovely addition although it did have issues which the owner dealt with straight away with no fuss. Once again the cover to the tub is covered in pigeon mess. The table and chairs and recliner were lovely but the same issue with these too. I understand that the property is under trees but for such a fantastic lodge and location it requires to be maintained outside constantly to be classed as perfect. Don't be put off though it still was an excellent choice for a 6 family accommodation. One idea for new arrivals would be a local map of how to find the lodge. A little hand written map would work wonders as we arrived after dark and had no idea on where we were going once on site. No one to help but thankfully the owner happily took our call and directed us. Sue
