Yes, we arrived around 6pm on the 27th and were disappointed to find that our 'cottage' was infact a lego house on the end of someone's driveway.
Good things first, the place was very clean and nicely presented. It had a nice view from a little balcony, though this was somewhat tainted by a main road only 30 or so metres away (national speed limit), on which cars were bombing past every few seconds. It was also nice to only be a 5 minute drive from the nearest beach, which was great. The main issues we had, were an infestation on the Monday morning, of tiny flea-like insects, that we were still finding on our clothes the following day back at home. We don't know if it was something that came in from the outside, or if it was an existing problem we hadn't noticed until the Monday, when they were all over the walls and ceiling upstairs, but not downstairs. Finally, and the main cause for concern, and the reason our early departure, was the owner, John. We'd had no dealings with either of the owners, save for a nice welcoming platter left out for our arrival. On the Saturday early evening, my wife had looked inside the hot tub to see if it was ready for use, and had come back in to shower first (as was laid out in the property rule book, which had infinitely more 'don'ts' than 'do's', and put on her costume. When she went back out to try it, she noticed the straps had been re-secured on the cover. She asked if I'd been out and re-fastened the straps, which I hadn't, but slightly confused, we chose to take a trip to the beach instead to walk the dog. The following day, we decided to actually use the hot tub, and was in it for around 40 mins or so, when it cut out. I remember it saying in the rule book that it might trip and where to find the fuse-box, so we got out and came inside to check that was the reason it had stopped working. I thought it wise to dry off before accessing the fuse box, and after I'd sorted it I was putting my shorts and t-shirt back on when there was a knock on the door. This guy who I had to assume was John, because he didn't say hi, or introduce himself at all. He simply said 'could you make sure you close the cover on the hot tub when you finish using it'. I was completely confused by his attitude and failure to even say hi, and explained that we'd literally only got out a few minutes before because it had tripped, and was drying off and dressing prior to sorting the hot tub. He continued over to the hot tub and proceeded to close it down and I just closed the door and went back inside. My wife immediately raised the very fair point, which was how did he know? we got out of the hot tub, and within only a matter of minutes he was at the door. The hot tub, despite the suggestion that it would be in some way private, was overlooked by the second, larger lego house on their drive, however, that place appeared unoccupied during our stay. The speed in which 'John' appeared and his general manner, completely freaked my wife out and she wanted to leave on the Sunday, as she was made to feel as though we were under some kind of observation. We decided to wait until the Monday in the hope that the trips to the beach could in some make up for the tiny space and weird owner, not mention we'd paid out over £600 for this. We woke up next morning to the infestation and decided enough was enough. We started to pack the car, and as we were doing so, John suddenly appeared at the hot tub again! .... seriously, this was a nightmare and not the birthday treat for my wife that I had intended. We stayed in all, one evening and one full day, and had it not been for the nearby beach, we'd have left even sooner. As we left, I told John we were leaving and he never even had the good grace to ask why. It felt very much as though they want the money that these properties bring, but they don't actually want the guests. We left the place utterly spotless and drove home. We had a great time here, the weather was really good; which helps.
First the good bits, Cobblers's Cottage is in a great location handy for the beach & the Ship Inn which is a great pub for food & take away fish & chips. The Sykes details said hand held shower but there is an electric power shower, the details also didn't mention a dish washer but there is a good compact one fitted. Washing & dish washer tablets provided. The bad bits, 1. The pipework to the toilet is covered in black mould. not very nice. I have photo. 2. The toilet bowl is black with grime and needs a serious cleaning. I have photo. 3. The toilet seat is a non self closing cheap flimsy plastic affair, could do with a decent sturdy soft close one 4. There are 4 beds but only 3 outside chairs 5. The outside table & chairs could do with a clean & a coat of preservative 6. The double bed is very soft, could do with a firmer mattress. We woke up with back ache. 7. The double socket near the blue cupboard does not work. It is hidden but is a good place to have one 8. Nice washing machine fitted but no where to dry it if you used it. In my view the Sykes cottage inspection process shows up as being weak as many of these issues would have picked up with a good professional inspection. The owner should also check the listing for accuracy as it is better than described. The issues aren't major but could be cheaply addressed to make a good cottage a great one. Its the sloppy attention to detail which annoys. These cottages are not cheap and the owners should maintain them properly. Perhaps they should stay there once a year to find out for themselves. Despite this annoyances we would come again!

10/10. It was a lovely stay with a hot tub to enjoy and a fabulous balcony with views across open fields to the sea near Mundersley and Bacton Sands.
We really felt we were pampered for four nights. This upside down house (living area upstairs with access to a lovely balcony) was great to come home to after trips out to the local coast, woods and National Trust properties. The owners have put a lot of thought into little touches to make you feel welcome and your stay perfect, including for our dog. A great selection of games, books, Blu Rays & DVDs, dog basket, dog treats, cool bag, some beach stuff, a secure garden and balcony. Hospitality gifts were a nice thought too after a long drive. Itâs a bolt hole for two; the open views across the landscape and the big skies means it doesnât feel small. Top tip: take binoculars if youâre into wild life. The property is set back from a road, but we didnât find road noise too intrusive and at night it was very quiet. Owners next door, Nikki and John, were welcoming, polite and on hand if we needed to ask questions or query anything. They set a high bar for standards. The place was spotless. We have no hesitation in recommending it to friends and family.

A perfect setting for a week away on the coast.
Some lovely beaches only short drives away. A warm welcome awaited in the form of fresh scones, bread and cheese. The studio was spotless with everything you need, including a comfy bed and treats for the dog. The balcony view is fantastic, as is the hot tub which was a godsend after long walks. I made use of the fiction books in the drawer, and the coffee machine, which was a lovely surprise. The village itself is lovely, we often took Jess for a walk around the woods. Re-assuring to have the enclosed garden knowing we didnât have to keep Jess on a tight reign. The beach at Mundesley was perfect, and we often found ourselves taking the 5 minute drive down there at sunset for an evening stroll. It really was faultless and the only negative was that we wish our stay was longer. The owners were lovely, they lived nearby but were not at all intrusive. We can highly recommend this beautiful property.

We absolutely loved the property.
We have stayed in lots of good places, and always filter by excellent reviews. This property is the most immaculate property we have ever stayed in. It smells wonderful, the personal touches are evident throughout, the facilities are top notch, and the generosity of the owners is noticeable and appreciated. Hot tub and garden area are lovely. The balcony is wonderful and I imagine quite fabulous in sunnier weather. The Den is on the owners' property but is private and I can't see that it would cause any issues. I heartily recommend it as a lovely little retreat for 2 and a dog if you have one. If you don't then you needn't worry about the cleanliness at all. The only downside I see (which we did realise) is the lack of WiFi. I can perhaps see that being problematic if you're staying a week or two. That's a personal choice in the end. We loved it and the hosts are excellent.
