This was our second visit to Rose Villa - we were so impressed the first time, we decided to return.
Everything was as before and we were generally very impressed with the location, facilities and accommodation. The comments below are not complaints, simply feed forward comments really: The court yard garden would have benefited from a good tidy up - the weeds were beginning to get out of control but this didn't impact on the quality of our stay - simply a cosmetic point and easily rectified. Also, although we appreciate the park below the cottage is council owned, it was very untidy and made us feel rather sad that it had been neglected since our previous visit. It would have been useful to have access to spare bedding and towels - we do of course appreciate there are laundry facilities at the cottage but to be honest, when on holiday, I don't really want to spend my time doing laundry. It would have also have been useful to have a small selection of pillows - the pillows were rather soft for my taste but I appreciate that's a subjective comment. We would have liked a summer weight duvet - it was rather hot during our week and bearing in mind it's not our property, we did not feel comfortable leaving windows/balcony doors open at night. The bathroom door in the en suite is difficult to close as the door has dropped and the toilet seat in the en suite was broken on our arrival. We did report the issue by email but did not get a response. The above are all very minor gripes, easily rectified but for us, would definitely improve the quality of our stay. In short, we all had a wonderful week and were rather sad to leave - Rose Villa is definitely a home from home for us and we shall definitely return in time. If it was up for sale and we could afford it, we would definitely move in permanently!

Lovely house and perfect location.
Great views from the upstairs balcony and most of the windows. Great secure garden for the dogs and nice layout overall. Close to amenities such as the pub, several restaurants, a CoOp and a few shops. Very much a busy fishing village/town and was very interesting watching the the fishing boats coming in and being unloaded. Small beach just downhill from the house and another past the main town car park in Newlyn where the dogs can run. Lovely little beach at âMouseholeâ just up the road which was perfect for paddle boarding and kayaking but no dogs. Plenty of room for 5 people and two dogs! Highly recommend a visit to St Michaelâs Mount (which you can see from the balcony), huge beach great for paddle boarding, swimming and sun bathing, St Ives, Lands End, Marazion and Falmouth. Electric Beryl bikes are a great option to get around and there was a parking spot just downhill from the villa (pay as you go using an App) which enabled our teenagers to explore the local area and have a bit of freedom! Overall loved the stay but a few little niggles that were disappointing especially when paying a premium for a luxury cottage! Main door was difficult to open and side gate didnât close easily. House wasnât as clean as we would have liked, very dusty in places, balcony could have done with a sweep and wipe down, plates and cutlery put away dirty so had to clean many items before use. Two toilet rolls for a three bathroom property seemed very mean and 4 bits of kitchen towel! No dishwasher tabs provided. DVD player didnât work. Master bedroom bed is very soft and hurt our backs but kids seemed to sleep pretty well.

Rose Villa was a lovely property to stay in, and had everything that we required for our stay there, bar the weather!
We didn't really cook on this occasion but found that the kitchen seemed to have all the utensils etc you would need even for a large family. We did have our "older but young at heart" friends with us and they did find the small walk up to the property a little steep, but we were expecting that. They actually found it easier to walk the road to side of property, otherwise we dropped them at house first. The courtyard was safe to let our dog into as well fenced all round. Felt the view from dining room little obscured by the garden below, but I believe the council are responsible for that, but on the day we did have a blue sky it looked fab over the harbour, and at night with all the boats lit up. The view from master and 2nd bedroom lovely and on a clear day see St Michaels Mount. The Fishermans Arms is the best place to eat we felt and can walk to it. All in all a really pleasant stay at Rose Villa, and Newlyn well based for visiting the coast along from us and to St Ives etc. Take the train from St Erth to St Ives, very nice little journey along the coast and cheap! Would recommend Rose Villa as a very nice place to stay.

As soon as we stepped into Rose Villa the immediate reaction was 'oh this is cosy'.
Usually cosy is code for small, but actually the heating was on and the whole place felt so inviting. We didn't use the second sitting room because the open plan area was sufficient. The cottage was well equipped, beds were soooo comfy and wow.....the cleanest oven I've ever seen in a holiday let! I spent many hours at night laying in bed just watching out to sea, the upper balcony is a real addition and we did sit and read up there. There's very little external noise in this cottage which we are very likely to book again. We had a peaceful relaxing stay, it's easy to see why people return time again. A great base to explore from but equally if you stay local there's plenty of great places to eat or spend the evening chatting. The garden was perfectly secure for our 2 shihtzu's who love playing 'escape' and in fact they settled as quickly as we did. The parking space was a huge help. Few small issues....lamps in the main bedroom are closed to needing repair or replacing. The sofa cushions are looking 'end of holiday season' and are looking like a steam clean might pep them up a bit.

Can't really say that "Pengullyn" had the wow factor, other reviewers have indicated this.
It does, however, have virtually everything you're likely to need for a week or two in Cornwall, except egg cups. The most important thing for us was that the property has its own parking space. Which in Cornwall is a Godsend, given that we once had our legitimately parked car wrecked by a Cornish bin lorry. We were a little disappointed to find that the shower, reported has broken in August, had not been repaired. Needless to say showering proved rather challenging as a result. By the way, where was our cream tea that other previous visitors to "Pengullyn" arrived to find? Lol. Thank you for the milk nevertheless. A little tip. If you want to go into town and want to avoid the treacherous traffic on Chywoone Hill then turn right outside the side door, go down the short hill, turn right at the bottom and go through the covered arch. Immediately turn left and keep going. This will take you to the Strand and into town. A far safer route believe me! All in all we had a nice stay at "Pengullyn", and it provided a sound base to explore a beautiful part of our beloved Cornwall. Kernow Bys Vyken!
