What our customers say about their holidays

This was a spacious property ideally placed for exploring Northumberland and so an excellent base for visiting the sites.
The beds were comfortable, the house was clean and there were a decent range of facilities so great for self-catering. Some lovely views from the main bedroom and en-suite. First impressions of the house on arrival weren't good though. The entrance area was untidy and needed a good clean. The garden was sadly neglected and didn't match the website picture at all. The patio was dirty and need a good jet-wash and there were weeds everywhere. The two doormats to the patio were filthy. The patio parasol was very old and worn. Garden pots and planters were full of weeds with broken and tatty window boxes at the front. The lawn was in bad shape and clearly needed attention. It should be pointed out that a public footpath runs alongside the garden too - we note that this has been omitted. The portable rotary washing drier for the garden had no ground spike so we had to improvise and use the parasol base with two garden chairs propped up against it to stop it from moving. There was no visible hole to place the drier into. We were surprised at the number of windows in the house that were missing their handles. Some had just one handle and some were difficult to open and close. We reported a handle that snapped on use and the front door yale lock that didn't work very well. We were only given one set of keys (normally you get a spare) and fortunately we had the back door key which enabled us to get in the house. The internal window frames all needed a really good clean as they were dirty as were the windows. The Crew Room was something we wanted to use but didn't get the full benefit of as there were no instructions left for how to use the X-box and TV. Our biggest disappointment was that the bed linen, towels, soap and loo roll were not changed and replenished after our first week. We stayed for 2 weeks and expected a normal changeover day for our second week. This is the only property we have stayed where this has happened so clearly not up to standard. We were able to use towels from other rooms but the bed linen should have been changed Fri-Fri. We enjoyed Northumberland but we felt the house was a disappointment. It felt unloved and uncared for with no attention to detail and didn't live up to the webpage blurb and photos. We paid a lot of money for our 2 week stay but didn't feel we got what we paid for. This was a house in need of some TLC and needs investment and far better maintenance. Overall, this was probably once a nice family home but it didn't feel particularly welcoming or homely.

Well equipped cottage which was spotlessly clean; we felt a radio would have been a great addition (I failed to be able to get BBC Sounds through the TV) as would a traditional teapot (a big caftiere is provided that suffices) Large garden with lots of games with a huge garden table to enjoy; the garden lighting is lovely in the evening. Local shop good and helpful, local pub the Vernon Arms do an extremely nice steak. Homestead is close to many Norfolk attractions; such as Cromer however we were unable to get any parking whatsoever despite trying on separate days so gave up and found we preferred the quieter places such as Cley Next the Sea and Overstrand (has a nice little cafe overlooking the sea). The cottage is set in a small village, however the road which passes through seems to be a major thoroughfare with continual traffic which although can't really be heard in the garden, two of the three bedrooms are to the front of the property which is set close to this road, and the constant noise was a problem. I moved myself to the back bedroom overlooking the garden eventually; this resolved disturbed nights, thus for any light sleepers it's worth bearing in mind. We had a nice break, despite the mixed weather. Thank you to the owners for providing quality accommodation.

One of the best holiday cottages we have stayed in and we have stayed in a lot! The Homestead is so well equipped - we haven't had any problems. The dogs have loved their freedom of the garden and we have felt confident that they were safe. The loungers are so comfortable. We've been lucky to have two weeks of almost continuos sunshine and the house has provided us with cool spaces, the garden both sunny & shady spots. We've taken advantage of our NT membership and had some lovely walks at Blickling and Felbrigg. Paretically enjoyed the lakeside walk at Blickling and a short driveway the great wood on the estate. Holkham Hal lis worth a visit - lake walk nd if you walk up into the woods you are almost certain to come across the deer. There are dog friendly beaches at Mundesley, Cromer, Overstrand and The Doggy Diner in Cromer is well worth a visit - super dog friendly - they have a menu for the dogs. Just down the road is Groupful Farm Shop, Cafe and there is a pet store. Highly recommend the Butchers meat. The Vernon Arms in the village does fab food, is dog friendly. The village shop has an excellent range of goods and is reasonably priced. Thank you to the owner of the Homestead, it is a gem.

We stayed here for a week for my dadâs 60th birthday.
We were all so impressed with this house and the space it offers for adults, children and two cocker spanielâs, our boys said they wanted to stay forever. The beds were very comfortable in each room with lovely white linen, and plenty of towels. The host thought of everything we could need, the doggies had a little box with towels and bowls, we had the essentials left (milk, butter, bread and a bottle of Prosecco) which was a lovely touch especially after a long drive. The house itâs self was stocked with everything we needed and we cooked some lovely meals in the range cooker. We loved coming back to the house, turning on the log burner and watching a family film together. Location wise it was perfect for exploring Northumberland, we spent each day out and had a couple of lovely meals in the local pub - a 5 minute walk from the house. Lots of memories made here and we hope to visit again in the future, love the Sadowskyj family xxx
