The cottage is in a truly beautiful location, and the building itself is naturally and historically splendid. It was also in excellent order upon arrival. However, the kitchen is extremely small—no more than 5 feet by 5 feet of usable floor space—making it impossible for two people to stand in it comfortably. The cooking utensils were so limited and small that I found it very difficult to prepare a proper meal. For me, being able to cook is an important part of staying in a holiday cottage, so this was disappointing. I would say the cottage is only really suitable for those who plan to dine out at local restaurants rather than self-cater. On that basis, I feel the price is quite high unless you're paying solely for the charm and aesthetic appeal. That said, the holiday cottage staff were very helpful when I called to explain that I had brought £150 worth of meat for myself and my dog, only to find that the fridge offered minimal space—a tiny icebox the size of a narrow shoebox, completely blocked with ice. It took me around 40 minutes to chip it out with a knife just to make space for some milk and other essentials. Fortunately, the estate team were very accommodating and kindly gave me access to a small fridge and freezer in another cottage nearby, which resolved the issue. I didn’t mind walking the extra 50 yards to use it as needed. In conclusion, I think the property’s description should more clearly reflect the limited practicality of the kitchen and fridge facilities so that guests know what to expect. It’s a lovely cottage in many ways, but it’s not ideally suited to guests planning to cook or store fresh food during their stay. Response from holidaycottages.co.uk: Thank you for your review. A fantastic location if you like solitude, set well into the estate among woodland with wildlife in abundance including roe deer, owls, foxes etc. The mile long route in from the gates is through open pasture with herds of fallow deer and flocks of sheep, hares, and in the evening lots of rabbits. Holkham is a wonderful place to stay particularly if you are into wildlife, especially birding. The wildlife conservation area is close by as is the beach. The Victoria restaurant is easy to get to without coming off the estate where the food is very good. The lodge itself is very cosy and warm once the log burner is lit. (There are two radiators but not quite adequate on there own for us as at the time, february, as the outside temperature was close to freezing) It consists of one very large, comfortable bed sitting room with separate loo and shower room. Plenty of things like tea, coffee, sugar etc plus some very nice Holkham biscuits, both savoury and shortbread. There are dog bowls provided along with some treats in a tin.

Lapwing Cottage became newly available in summer 2024 and as we had stayed at some of the other Holkham properties, were keen to try this one. We booked for early December as near to Lady Anne's Drive, the beach, bird hides etc., as this is the peak time of year should you be interested in seeing the spectacle of all the Geese roosting and feeding on the marshes nearby. It was an excellent choice, the property was just perfect in location and has been beautifully refurbished with quality flooring, doors, furniture, sofas etc. It felt very homely especially with the log burner on each evening although the heating system was extremely efficient too. I imagine if you were a family of 4 this would be the perfect summer location too, with enough space for everyone, garden, parking, dog shower outside and the beach nearby. We really loved staying and are already booking for spring next year.

Very warm on a cold wet visit but like others disappointed to find the log burner and logs did not exist. Would like to have known "bathroom" on the top floor did not include a WC though it was not a big issue but i do find the images on the website key when booking and reviewing where to go and we were disappointed that these portray spacious or shall we say reasonable accommodation that in fact is very confined. The sofa is a the best example of this where it is a squeeze for 2 where the photo makes it look wide enough for 4. I guess ideal for 1 maybe 2 nights but we cut our 3 nights short and left a day early due to the cramped living space.

The information about the layout & numbers of toilets was not clear. Would have like to have known just one WC downstairs- website indicated two WCs. Availability of EV was key reason for selecting property, parking ‘voucher’ and 10% discount at Holkham properties also a good bonus. Welcome pack was lovely & we would suggest adding Holkham dog treats to encourage purchases. Butter/margarine would be helpful addition as well as info as to what pack contains, so know what do/don’t need to bring. While lovely accommodation would feel cramped if weather wet/cold. Overall, we would consider a return visit.
