Bathroom unusable due to extreme heat.
Radiator could not be turned off. Shower was inside bath, so inaccessible for us both as disabled people. We washed in the kitchen sink. Many problems getting TV to work. Table and chairs in small back garden adjacent to gas extractor fan making it impossible to sit outside. Floors creaky and noisy. Steps up into and out from property steep and with no hand rails, difficult to manage. External ground mix of gravel and irregular paving slabs made getting to and from the car very difficult. The cottage appeared from the published description to be cosy and ideal for our needs, but on arrival it was apparent that the owner was not fully conversant with how things worked and had not properly prepared for our arrival. We were told, for instance, that radio was available throughout, but the owner could not explain how it worked, so we did not use it. We kept the central heating switched on throughout, as it was unclear how it could be turned on again if we turned it off. The thermostats in every room were difficult to regulate, so were either boiled alive or had no warmth at all. There was scant guidance provided on most things in the folder provided. There was very little storage space for our dry groceries, so they were mostly left on tables and work surfaces. We never went upstairs ourselves, but we gather from a friend who did so, that it was like an oven with no windows and the sun burning through the roof light. The cottage was well equipped and decorated, but more attention should have been given to detail and thought given to the overall holiday experience. When we hire a cottage, we expect not to have to keep asking for help and for the owner to have got everything working so that our holiday experience is stress free and without complication. The location was ideal for us, but I'm afraid we would neither wish to use the cottage again or recommend it to friends.

This was our second stay at this lovely and luxuriously appointed apartment and we were pleased to see that our review from our previous visit (May 2023) had been acted on - kettle and pillow issues now resolved.
There remain however several irritations in this luxury and not inexpensive apartment. There were 5 guests staying in an apartment accommodating 6 people. Only 4 towels, 4 bowls and no bedding provided for the sofa bed (this happened last time so we were prepared with our own bedding). Not equipping the apartment with basic crockery, utensils and linen for the maximum number of guests it accommodates is however inexcusable. We have been in the holiday letting business ourselves for over 20 years and always over supply on cutlery, crockery and glasses to accommodate the inevitable breakages. We also missed the following kitchen basics - bread board, bread knife, grater & chopping board. The Internet was non existent - we couldn't get the TV or anything to work without hot spotting to our phones. I see this has been raised in other reviews but remains an issue and difficulty for anyone needing to work whilst away. We also had the same experience as other guests in relation to parking. On arrival we parked our two cars in tandem in space 6 to unload. We did not use the other apartment vacant spaces, we were not blocking anything but within half an hour we had a nasty and passive aggressive sticker on our windscreen. Not the owners fault but I think the listing could be more explicit about the parking challenges on site, near the apartment and in the town generally. Had we not tandem parked temporarily unloading with a child and elderly parent would have been impossible. A suggestion perhaps would be to provide a disc for town parking for the use of guests - we have had this in the past in other properties we have rented and it certainly alleviated the parking stress on arrival.

This is potentially an excellent property in a superb location for exploring York and North Yorkshire.
However, we identified a number of issues that need to be addressed before we could recommend it to our friends or family, as follows: - It was extremely difficult to locate the property in the dark, as the lights on the gates were not in operation and we could not see the litter bin as it was small and black. - The drive was in a state of disrepair due to potholes and an uneven surface. - The parking spaces were sufficient for two cars but were extremely difficult to manoeuvre into due to the trees on the drive. - Ensure that you have provisions when you arrive, as there is no welcome pack of milk, etc, and the local shop closes relatively early! We had to go to Tesco, which is about 6 miles away. - The fridge was very small and did not have the milk bottle holder, as it was missing from the door, which made storage for 5 people very difficult. - There was only enough washing up liquid for one lot of washing-up!! - There was a hole in the lounge wall that looked unsightly. - The sofas were very uncomfortable, with no foot-stools - The shower head in the communal bathroom seemed to have some sort of bag tied around it. - All the beds were very uncomfortable and the mattresses in the Premier Inn we stayed in on the way up were luxurious in comparison. - The en-suite bathroom door could not be properly shut as there was a gap of about 3", which meant that there was no possibility of privacy. - The Highwayman Pub is the only place to eat locally and it is very good. However, it is closed on Mondays and Tuesdays.

We took the time to explore the detailed welcome pack provided by Jodie and Richard, which included a link to their cottages' dedicated website.
This resource was packed with valuable information and proved to be incredibly helpful, allowing us to have a relaxing and memorable week as we celebrated our 20th wedding anniversary. While we had done some research beforehand, the welcome pack introduced us to more of the local region than we would have discovered on our own. The property is amazing, and although parking is on the street, it was close enough to easily transport our belongings into the cottage without any hassle. The cottage is finished to an extremely high standard, but it was the little touches that stood out the most. Cooking was a pleasure, with an easy-to-use stovetop and oven. While the kitchen has a small fridge, there is also a full-sized fridge with a freezer in the utility area, which was perfect for storing our champagne and wine. Locally, the pub next door was very cosy and offered affordable meal options. The friendly locals, who could clearly tell we werenât from the area, were welcoming and made us feel completely at ease. We also visited Whitby and Robin Hoodâs Bay, both within an hourâs drive, as well as Castle Howard and Helmsley, which have some great shops to explore, even on weekdays. Providence Cottage was excellent for what we needed.
We were a party of 3, including my parents both in their eighties. My Dad has mobility issues so this cottage which is all on one level met his needs and I would recommend it for anyone in those circumstances (not wheelchair however). A couple of suggestions, the sofas in the living room were very comfortable however not ideal for someone older as they are more difficult to get out of. There is a good chair in the kitchen but this was too heavy to move. The owners were only next door but a book for the house would be useful - bin day, what to put in each bin, the usual stuff. The dishwasher wasn't working which was fine, these things happen but a note would have been good. Other than that this is a really great base for the area. Close to the lovely market town of Easingwold with its cafes and shops, the Howardian Hills and beyond. I would definitely recommend it. I'm happy for you to use the positives of this feedback - the other is an observation not a grumble. Please don't publish full name or email address.
