We were a party of 6 adults with two dogs.
The property is a fabulous size and is convenient for Washford, Watchet and Minehead. The steam railway stop is close by and was very popular with our group. The listing is accurate and they do advise of road noise⦠the road is very busy and the noise is heard most in two of the bedrooms plus the kitchen. Positives.. Size of rooms⦠all are excellent even the twin has its own shower. Plenty of wardrobe space. Outdoor space ⦠excellent and enclosed so safe for children and pets. The field area for the dogs was really appreciated. Outdoor seatingâ¦. plentiful and comfortable. Outdoor facilities⦠hot tub, chess, table tennis , sauna: hot tub used regularly, table tennis very good too although we did have to buy ping pong balls to play. Perhaps leave a few in the house for the inevitable loss of some in play? Parkingâ¦plenty of room for 3 cars and even though the larger property on the same site was occupied there was no issue getting in or out. Indoor facilities⦠games room was a bonus and was used by the group. Large tv and games provided for evenings.Plenty of seating in the living room so all could sit together and the double doors out to the garden were good in the hot weather. Kitchen was big enough to cook for a big group. Communication⦠easy to speak with Sarah and she advised us by phone that the property was ready to occupy ahead of the stated time.. we really appreciated this.. thank you. Housekeeping bond returned quickly. Just a few niggles in the negatives⦠Quality of decor⦠felt a little tired and could benefit from a repaint. Shower in double bedroom needs attention⦠coming away from wall? Barbecue⦠appreciated the starter fuel but no tools to use it.. very difficult using ordinary kitchen tools. Blinds â¦all stated that the blinds should really be blackout on the velux windows as although we loved the beautiful sunshine we wanted a lie in on holiday. Curtains required for the large , garden facing bedroom please. Washing line and pegs⦠couldnât find any. There is an excellent washing machine and a dryer so not a real issue but would have appreciated being able to put washing outside to dry. Internet provided but the strength is not adequate for the size of the property.. perhaps a few boosters ? We all loved our time in this property and the positives far outweigh the niggles. Beautiful part of the country too.

The Lindhay provided safe and secure gardens for the children to play outdoors as the latch to open gates was placed at adult height, thus making it difficult for children to press the latch.
The house is really modern and spacious and with 2 families joining the Grandparents, you didnât feel cramped. Thereâs a good selection of walks to take from the property, especially if you have a dog. The most enjoyable walk was the 40 minute amble to Watchet Harbour following the railway track Dogs and children loved it! So did the adults. Having a hot tub and sauna so close to the house was another bonus, less shivering, or enduring cold winds, especially when you holiday in the autumn/winter months!. Thereâs lots to discover in this area, especially Dunster Castle that was operating a timed tour of the âhouseâ during the winter months....something theyâve just introduced. One word of caution, finding the property in the dark, in the winter months (we did November) was challenging as lighting/ highlighting the entrance to The Linhay on the A39 was difficult. Thankfully we arrived at 3pm which allowed us a modicum of era.........I did have to stand in the access to the holiday home with a powerful torch to help late arrivals......especially our family. SatNav only gives the area itâs in, but not the actual location. Perhaps the photo of The Linhay could be updated to give a more accurate representation of the property/location, thus giving new occupants a visual to look-out for. Sarah, the owner is friendly and very helpful, and nothing is too much trouble if something isnât quite right. In all, a perfect stay at a perfect house in a perfect location.

We stayed at the Linhay at the end of April for a week as our first holiday since restrictions have been relaxed.
The holiday exceeded our expectations! The house itself was well equipped especially the kitchen. We are foodies who love to cook and all the things needed to make amazing meals were there. The welcome basket was also much appreciated! The amenities were also top notch. The pictures do not do the place justice! The games room is roomy and perfect to while away time! The lounge was massive and so comfortable. The hot tub and sauna were both well maintained and we used daily. Someone came to check the hottub twice daily which was much appreciated. Our puppy loved the adjacent field with the small stream that you can use for dog walking. We had several walks and picnics in the second larger field as the views were amazing. One thing that the site pics don't showcase is that you have 2 enclosed garden areas. One to the front and one to the side. One to the front is lawned so perfect for meals outside and kids and dogs to play and the other laid to hard service where the hottub and sauna as well as kids play area and outside table tennis and sitting area are. As we were leaving we were lucky enough to bump into the owner who was so gracious. He gave us a tour of the larger adjacent property with the pool and we will definitely consider it when we book with a larger group. Thank you so much for an amazing holiday! My husband and I went here for 5 nights for our honeymoon, it was absolutely spotless, the bed was really big and comfy.
The hot tub was just enough for 2 people, near to Minehead Beach and a couple of local pubs. Washer/dryer provided, although the dryer is a little temperamental haha. Very low ceilings, my husband did have to crouch to use the toilet and shower. There is some oaf noise but not bad at all, however I don't think we quite understood how close the other cottages were to us, we heard noise from other residents and sharee the car park with them. The maintenance people walked into the hot tub area unannounced a couple of times to test the hot tub, my partner was lounging around half dressed and had to run upstairs the first time, and the second time I was alone in the house with the door open, and a man came in to the garden area, I would like to suggest for future reference that you announce yourselves, knock or inform the Residents before your arrival. Other feedback I would recommend that hooks are put somewhere for you to hang your towels up after shower or hot tub use. The WiFi is a little slow and the smart TV doesn't connect to it, so you are limited to the standard channels, but we used our laptop instead so it's OK. All in all it was a beautiful cottage, well presented, very clean, and just enough for 2 people for a few days.

What a truly wonderful stay we had over the New Year period.
We were a party of 7 adults and 2 dogs and this cottage was perfect for us. Really secure garden so didn't have to worry about the dogs if they were outside, the garden also had a gate that led directly into the field which was perfect for the dogs to run around in. Kitchen very well stocked with cutlery, glasses, crockery etc. The hot tub and sauna were both used and were thoroughly enjoyed. Beds were really comfortable. Just a couple of things to note, not that these will stop us from looking to return: There are two internal steps in the property leading from the kitchen to the dining room and lounge, not sure if this was listed in the property description. The floor boards upstairs on one side of the property are very noisy. Lastly, not sure if I would recommend to people who are wanting plenty of walks from the property. There is a local pub about a 10 minute walk but there are no paths along the busy main road so we personally didn't feel comfortable walking the dogs down here, neither would we if we travelled with children. But with that being said Exmoor and Quantok Hills are a 20 minute drive away so you're not far from some walks. Overall we thoroughly enjoyed our break and would very much love to return one day.
