  3 things required, internet, smart tv and Newley renovated. All not as advertised , we are Currently in dispute with the owner over a ruined Christmas week stay. Before arriving I had read the last review on the no internet, therefore I was fixated on this on arrival. When we arrived, the BT box is blinking orange, The internet doesn’t work, I ended up calling the owner to address the router issue, her response was simply to “turn it off and on again.” Explained one had done this ample times. Well nothing I can do was the response. Therefore I went through the booking company, who couldn’t get her to take responsibility either—she just washed her hands of the situation. I should have asked to be released but as it was Christmas, we had a disabled dog & travelled 4 hours. Where else am I going, so we tried to make the most of it. But Then you start to notice the building feels like it’s subsiding—you generally will feel like you’re walking on a boat, extremely slanted floors and all the doors slam shut on their own. Most of the walls, doors, and ceilings have cracks, the description stating this place “newly renovated” is very misleading, they even tried to say “it’s just settlement” after the makeover. We also ran out of gas half way through , luckily we noticed in the day and it got replaced quickly. Otherwise no heating or hot water. Our last few nights, we had violent scratching and squealing in the roof above the fireplace, shower room and main bedroom, rats or birds? . With all the issues we had, we documented this daily to the booking company and they forwarded it to the owner. Who has completely dismissed our concerns and just keeps saying the last guests didn’t mind. Therefore I’m leaving this review to ensure no one else makes the mistake of staying here. If you need working internet and undisturbed sleep, make sure all these issues above have been resolved before booking.

  There wasn't much choice when we came to try to find a place to stay in Norfolk this September, but were very happy when we found Able Stables. A little bit different to the standard cottage, and all the better for that. Yes the pod is small, but it's completely adquate, with very comfortable bed, and a sufficient kitchen. Not a lot of storage space for any food you bring in, but we managed, and there is plenty of space in the utility room in the stables including a second fridge -- the freezer is also located there. We really enjoyed using the "outdoor" sitting space in the stables area -- we had all our meals there when we ate in. The owner is really friendly and very helpful and we love the concept of trying to provide a charity based facility of supporting holidays for the less abled. The "patio garden" in the stables courtyard is lovely with tubs with flowers, also herbs for guests' use and also when we were there, delicious tomatoes we could pick and eat. The stables area faces west so when the sun is out, it's lovely sitting out with the sun shining in. If it is raining there's a tansparent plastic curtain which can be drawn across. There are portable gas fires and overhead electric heaters available if you feel a bit chilly. There's also a wood/coal burner in that area. We ate out one night in the Crown, 5 minutes walk and that was delicious; we also loved the brownies and home made pork pies from the small shop just across from the crown.Lots to do in the area -- well located for many of Norfolk's attractions.We will be back!

  A lovely cottage on the edge of a holiday park, the garden was enclosed, with a 4ft fence. Our dogs loved chasing each other around. The hot tub was great, but could have been hotter as we went mid-Oct so you noticed the cold air and the water cooling if you stayed in for a while. We couldn't get the WiFi to work, despite numerous attempts, but as there were no instructions, we weren't sure if it was something we did or didn't do correctly, so we were unable to watch any digital channels not necessarily a bad thing as we read, talked and had a totally chilled out weekend. The beds were comfortable, and there was plenty of storage space in both bedrooms. It was lovely to have walks on the doorstep for the dogs and we easily covered 5+ miles each day without realising. We thoroughly enjoyed our long weekend and are hoping to book again for next year.

  Our second time here in Sam's Cottage at the Able Stables. Thanks to the owner's continued kindness and hard work, I have been very fortunate to enjoy this break, which I have been able to do whilst also having a rest from cancer treatment. I would also like to thank all of the other guests whose generosity help to make this possible for people like me and others not so fortunate to have this opportunity. There are not enough words to express my thanks for such a wonderful time before I resume my treatment in a few weeks time. I have made lots of memories here and I'm sure to relive them during the long winter ahead with fondness. I hope all other guests here enjoy their stay as much as I have. Many thanks to everybody who made this possible.

  We had a lovely weekend at Able Stables. The accommodation is new and clean and comfortable. What made it really special is the outside space in the stables which has been done out as an inside/outside living room in a stylish and creative way. We had maximum benefit from this as the weather was lovely for our stay but even in cooler or wet weather I think it would work as it is equipped with heaters and pull across screens. It is in a lovely peaceful location but 5 minutes walk from the pub in the village and a short drive from the coast and many of north Norfolk's attractions (Sandringham, Houghton Hall etc.) The owner was very helpful too. We would stay again.
