About this property

This property is located within a beautiful, privately owned estate surrounded by acres of nature reserve offering plenty of outdoor activities from biking to paddle boarding. The onsite Spa encourages relaxation with their selection of treatments and pools. To uphold the ethos of the estate, it does not allow for large single-sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking.

The Summer House is perfectly positioned being only 5 minutes walk from the onsite restaurant and Spa. One of our most popular house designs allowing for lots of light, open plan living with contemporary design.

There are three bedrooms and a family shower room on the ground floor made up of one standard size bunk bedroom with double wardrobe and two ensuite king size bedrooms. Both the king bedrooms have lakeside views and enclosed conjoining balcony with westerly facing views to enjoy the evening sun. The master suite sits at the top of the property with glass double doors overlooking Swillbrook lake leading onto the mezzanine balcony set with desk and double sofa overlooking the open plan living/dining area. The super king size bed sits underneath a sky light window offering time to stargaze and the ensuite provides a double step in shower. The open plan kitchen and living area offers a large comfortable sofa in front of a log burner fire and T.V, complimented by a large wooden coffee table and dining table to seat 8 people. The main terrace allows you to take full advantage of alfresco dining, whilst the snug room offers an additional television and sofa to hide away in, both situated on the first floor.

The interiors have been very carefully selected to combine modern living with a comfortable and cosy feeling throughout.

A hot tub makes for an extra special enjoyable occasion, for both splashing around in the afternoon or relaxing into the late evening whilst watching the sun come down. This is at an additional charge.

GROUND FLOOR

The ground floor provides family bathroom comprising of step in shower, wc and wash hand basin.

A standard size bunk room is to the front of the property providing a double wardrobe, mirror, lamp and beanbag chair.

The first king size bedroom to the back of the property offers views to Swillbrook lake with balcony, double wardrobe and ensuite to include a shower over the bath

The second king size bedroom offers a similar view to the first double, facing Swillbrook lake with balcony, double wardrobe and an ensuite shower room.

FIRST FLOOR

Kitchen Area – Excellent range of contemporary gloss units to include tall fridge, separate 3 drawer freezer, oven, Nespresso machine, gas hob, inbuilt microwave and washer/dryer. A large open feel with plenty of space for the whole family to enjoy.

Living / dining area – The living area can seat 8 people comfortably, to include access to the balcony overlooking Swillbrook Lake. The snug room offers an additional T.V with double sofa and coffee table.

SECOND FLOOR

Master suite with super king size bed, complete with a mezzanine balcony overlooking the spacious living and dining area to the 1st floor. The master ensuite provides a large step in double shower and beautiful white suite.

ADDITIONAL

One allocated parking space with overflow parking available. Sorry, no pets.

Please be aware that there is no waterside access onto Swillbrook Lake as this is a nature conservation lake. There are various entry points to the other lakes for canoeing/kayaking.

Spa use included, please contact the Spa direct for opening times for Guests. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections.

Towels and bed linen provided. Travel cot and highchair provided however guests must bring their own linen for the travel cots. Free WiFi provided.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.

This property is subject to a £500 refundable damage deposit
