First time at this property but not new to the Norfolk broads. This property was the best we have ever stayed in on the broads and having the boat right outside so we can still go out on the water was amazing ( We have hired a cottages and hired a boat which made our holidays very expensive and were not as nice as waterside ). House immaculately clean and had everything you would need to make it a home from home. Leon came around at a time to suit ourselves to handover the boat with full instructions and a test run so that we were comfortable with the handling of the boat etc. Leon noticed the patio gate was a little loose so he immediately repaired this. This really is an amazing property with the added bonus of a easy to handle boat and it's the best we have ever stayed in and also saved us a few hundred pounds on our previous holidays when needed to hire cottage with moorings and then a boat. It is so peaceful and although it's in a row of cottages we never had any noise issues and very local to the shops as just a few minutes walk ( being disabled I did drive as they had plenty of disabled parking outside the shops ). Cannot wait to go back next year and would not go anywhere else now. Well done Leon on providing a modern, clean, home from home on the broads with a very easy to handle boat. Our dog also had a wonderful time watching the ducks from the enclosed patio.

What a delight this cottage is… beautifully furnished, three lovely bedrooms, a great location and a fab day boat to use while we were there! Leon is a great host too. We had a wonderful time and will definitely return. Would thoroughly recommend this cottage.
