Rudbaxton Water is a lovely property and the owners were very welcoming and helpful and responded promptly and positively before and during our stay.
We certainly felt the 'wow' factor when we arrived at the house, which is very aesthetically pleasing, has an attractive decor and rooms that are light and airy. Everything was spotlessly clean and tidy and the furnishings are homely and comfortable and there are a number of well thought out stair\safety gates. There is plenty of space (indoors and outdoors) and this was perfect for our large family group made up of 4 adults, 5 children (2 - 17 yrs old) and two dogs. The kitchen and utility area are very well equipped with modern quality appliances and we felt the coffee maker was a real bonus! It was wonderful to relax on the patio and spend time in the hot tub (even on cloudy days) and it was reassuring to see it being maintained on a daily basis by the hosts themselves. The regular cleaning visits were always conveniently timed to suit us and were not at all intrusive. The garden and its surroundings are very pleasant and peaceful and it was lovely to observe lots of different little birds going back and forth from the feeders carefully dotted around. As the property is not set too close to neighbours it was also comforting that the children were able to let off steam without causing too much disturbance to others! We feel that Rudbaxton Water is well positioned to visit beautiful beaches, castles and nearby towns. We especially enjoyed a visit to Narberth which has many interesting shops and a number of different eating places. Thank you Chloe and Simon for all the thoughtful extras you provided - even for our furry friends - the doggy blankets, bowls and treats etc were all very much appreciated and so were all the home staples made available which went a long way to enhance our stay. A wonderful space both in and out, great to have use of a garage as had kayak and surfboards with us.
Very clean and lovely to arrive to makings for cream tea and a pint of milk. Smart TV allowed access to own entertainment channels which was nice on the evenings where we had no plans. Good basic provisions for clean comfortable stay downstairs. The master bedroom is a great size and deserves a bigger bed that and a little investment in better mattresses. The curtains are really inadequate for keeping light out, I would suggest some black out blinds in all rooms for those that prefer not to wake at first light on holiday. Sadly these are the two reasons we would not book again, or recommend despite such a lovely space. A medium size investment in a high quality King size or Super King size bed, good quality mattress and black out blinds would make this place an absolute perfect place to stay. I would also respectfully suggest binning the Polypropylene bath mat that simply spreads water around the bathroom floor, an absorbent cotton one would be so much better. Not a deal breaker but an honest observation! This honest review should not take away from a property that is clearly maintained and cleaned to a high standard each week, and none of the criticism is made without a desire to thank the owners on all other fronts.

This is a great house and as described.
On arrival, the garden and appearance were pleasant and tidy. The house was very clean and functional with everything you could need. The toys in the children's bunk room and trampoline in garden were an added bonus for our twins, especially my son who has autism and loves jumping and baby toys. The owners also left Easter treats and tulips which made us feel very welcome. So thank you. The beds could be more slightly more comfortable. My husband and I shared the twin room and one bed was quite lumpy and kept me awake. A mattress topper would probably help. The shower was leaking into the kitchen slightly during our stay, but am sure this will get sorted, we just felt bad as had to shower knowing it leaked and dripped onto kitchen window. The garden was nice to sit in with a cuppa although this house is on a modern housing estate, so no views as such, but pleasant enough. Aside from these minor things, we really enjoyed staying near to Falmouth and just a short walk (around 15 minutes) to swanpool which is a lovely little beach with cafe. We have family in the area so it was a perfect base for us, we would stay here again.

The place was very clean and we really like the decor.
Our hosts Simon and Chloe were very helpful and friendly. They got in contact with us on the day and gave us instructions on how to get into the property. They also gave us recommendations via WhatsApp. The property was even dog friendly (gates around in the garden to fence the dog within the property, not a lot of properties we have been to have done this. The hosts also left us some dog treats and our dog really appreciated this. On arrival, there were some goodies waiting for us, things like beer and crisps and some chocolates, milk, butter, and crumpets. The property has plenty of other things included our favorite was a sage coffee machine with beans already in the grinder and of course the ready-to-use hot tub. They also had plenty of board games to play. It was great to have suites in three of the rooms and the beds were very comfortable to sleep on. Towels were also available. I would 100% recommend it to a large family or friends visiting. I would recommend bringing your own toiletries like shampoo, soap, and toothpaste as it was not available but apart from that the stay was very comfortable.

Superb location.
Excellent accommodation, spacious well-equipped kitchen, comfortable seating area all the bedrooms and bathrooms are furnished to a high-end standard, that actually goes for the whole Barn! You have a warm and welcoming hostess on arrival and the most mouth-watering Lemon Drizzle cake waiting to be demolished! Yum! You are only 3mins from Supermarkets and pubs. We tried a few and they were all friendly with excellent food freshly cooked! You are not far from Brixham, Torquay, Torbay and Agatha Christie's house and gardens are a must! We stayed for 1 week in March 2020. It was just as the Coronavirus was becoming an epidemic. We decided to stay in for a while during our stay, this did not deter us from having a great time, you could not fail to in these superb surroundings. This place must be even more heavenly in the summer/autumn! Yes, I would definitely be back hopefully with my Westie! Thank you so much for a wonderful stay!
