These comments are meant as constructive criticism, not a complaint. On arrival we thought how nice the property looked, it was clean and tidy, however it soon became obvious that it needs more than a little TLC, and more than a few tweaks as a previous entry in the visitor book suggested. In our opinion this property is not suitable for 4 adults as there is not enough proper seating in the lounge, not everyone can sit on a beanbag, also seating very low and not particularly comfortable. There is not enough storage for clothes in either of the bedrooms, which are both very cramped. In the kitchen there is only 1 oven tray and the cutlery appeared to be very old with only 3 teaspoons. There was bread knife but no other sharp knives unless you count one small damaged knife. The teapot had seen better days and is only big enough to make 2 cups of tea. Personally I do not like to find other peoples left over food in the kitchen cupboards, including out of date milk sachets. The only dining table is in the conservatory which has no heating for chilly mornings or blinds for sunny days. Finally the garden, which was obviously once lovely is in a very poor state. The fences need attention as do the borders and the grass needs cutting.

The bungalow was very clean and comfortable and the garden was secure for Fern (although a section of fencing was missing to one side, some "barricades" had been put up!). I've given a 2 for equipment because I feel the bungalow would benefit from more kitchen equipment. For example, a set of chopping knives - there was only one small veg knife and a knife for cutting bread (trying chopping cabbage with a bread knife!) - a cafetiere (I prefer this to the nespresso machine), a sieve, the cutlery was a bit cumbersome, etc. Also, there was no hairdryer (I've stayed in many self-catering properties and there's always been a hairdryer!). We did unfortunately break a cup while we were there but hopefully the money we left for a replacement was adequate.

Anchor Cottage is a very clean, cosy and well equipped cottage. The location is great, close to all local amenities and a stone’s throw from the waterside. There are several pubs nearby, the nearest being The Kings Head, less than a hundred yards away, where we enjoyed a very tasty meal on the Friday evening of our arrival. It was extremely busy, so booking is recommended. We also enjoyed a fabulous breakfast at Honey and Harvey - check out the menu! As a party of three adults and with hindsight, we felt we could have done with two loos, but that was our fault and not the cottage’s. It was a wonderful, relaxing two night break in a beautiful, Suffolk town.

A clean, modern, quiet property that is perfectly located just a few minutes' walk from Framlingham's Market Hill with its restaurants, coffee shops and independent retailers, as well as the Co-Op. The house was warm (almost too warm in the nice weather we enjoyed in early June!) and very comfortable. There was also a very useful enclosed garden for the dog, but equally there were also plenty of places to step out for dog walks, including the grounds of Framlingham Castle and a large public field opposite the Station Hotel, as well as all around the town's attractive streets.

Generally good cottage but a couple of irritations. Car parking was very tight, even for a small sports car. Had we travelled in our 4x4 there would have been problems with next door. The oven and hob caused a lot of unnecessary stress. The hob rings kept turning themselves down when trying to boil a saucepan. The oven was operating well under temperature even though the stat was ‘working’. The fan setting was the worst with the bottom of the oven significantly lower than the top; fan ovens are supposed even heat throughout.
