I have been wondering whether or not to leave this review, but on reflection, have decided this could ruin someone's holiday if they were to book here. Check in was straight forward and the gentleman who keeps the key is nice and helpful. The house, however, wasn't clean. I was informed I was the first person to stay here this year, and I hope the owner makes changes before too many more come to stay. The house is in desperate need of some updating. There is too much furniture in the house and this makes it cluttered, a lot of the furniture is old and dirty. The bed sheets were old and stained also. The carpets deteriorated. The worst issue though, was the mouse droppings all over the house and general cleanliness. Mostly in the kitchen, I didn't feel like I could safely cook a meal without having to clean absolutely everything. I contacted the caretaker, and he was very helpful. He brought the traps and bait I had asked for and I set them. Nothing was caught which told me that perhaps the house just wasn't cleaned properly since the winter. I asked him to arrange for the cleaners to come, which he did, and they came the next day. When I returned to the property, the same mouse droppings were still there, some spots he mentioned specifically to the cleaner were the droppings on the kitchen floor. It hadn't been cleaned very well at all, even though a note was left by them. In the end, I gave up and emptied the hoover and gave the whole house a going over myself. I washed the minimal stuff I needed to, so I could have some cereal for breakfast and a coffee but looking at the worktops and the rest of the kitchen, I decided it was easier not to cook. I ate out every night and had take away. There is a loud noise and banging outside the bedroom window from some structure on the roof of the Co-op next door. This has been previously mentioned apparently and was supposed to have been dealt with but if its windy, it can be very noisy throughout the night. I have photos and videos of the mouse droppings, but I won't add them. I have sent some to the caretaker. I left the house earlier than I was booked to stay until as my plans had changed and to be honest, I didn’t want to stay any longer than I had to. I hope they used that extra time with it vacant to make some improvements to the cleanliness of the house. In hindsight, I should have asked for a refund and looked into hotels in the area, but it was a busy time of year with the Easter holidays and accommodation was difficult to find at the time.

The house was spacious with mostly everything you needed.
However all recliner sofaâs in lounge were really needed to be replaced, none of them worked and sides of sofaâs gaping from main frame. This made it unable to get comfortable on any of the sofaâs. Dining seats required to re-upholstered as no support when you sat in them. Unfortunately the cleanliness did not reflect a 6 hour change over, the shower rooms required to be cleaned with mould cleaner, both tray and shower head, fan thick with dust. The towels were at one point a very good quality however they were also in need of replacement, as they were very thin due to wear and tear and very small. Kitchen was excellent, fully equipped and was clean, utility room was clean and had everything you needed. We were unable to use the games room as this was full of boxes of flat pack furniture. Also when using the garden had to clean the furniture as it was covered in cobwebs and bird poo. Overall the house met our parties needs however, the small extras received from other rentals were not there, despite this property being for 8 and we only had 3 staying. Thus we had to go out and buy toilet and kitchen roll, Would certainly use Sykes Cottages again but would not return to 15 Waters edge as the standard and quality did not reflect the price for a weeks stay. The house is situated for access by foot to Banff, Banff Links and Duffhouse Royal Golf Course.

Spent 4 days at little Ireland with my husband we both had a great time and felt the flat to be very comfortable and well laid out.
The welcome tea. Coffee etc was really appreciated it allowed us to have a wee cuppa after a long journey so massive thanks. The only negative was we weren't aware the accommodation was next door to a bar and restaurant as that would never be our choice but we tried the restaurant papa rabs and the food was amazing.. the pub noise was limited and didn't bother us at all. The only other thing is the TV we could only get LG TV which was a tad frustrating maybe option for you to look into as others might like the TV on in the morning or evening when chilling before going out etc. But on the whole we had a fab time and really enjoyed the flat which was done to a high standard very comfortably done with everything you would need.. we even tried paddle boarding which was less than a 3 minute drive away. We liked the flat that much that we left a bottle of red for you to enjoy. Thanks again happy customers we hope to book again soon. Sharon and Alistair.

We had a lovely week long stay at Morag and Nigels' place in early February.
The house is on 3 levels so not really suitable for anyone with mobility issues. There are 4 comfortable bedrooms and a big lounge and large screen tv. The kitchen is well fitted to meet all needs with plenty of cooking utensils. The house was very quiet and parking is available outside of the property. We are in the Indian restaurant opposite the house and also the Market Arms and the golf club at Duff House Royal. Although many of the local attractions were closed for winter we managed to golf each day. The house is in an ideal location for golf courses with Royal Tarlair, Duff House Royal, Cullen links and Strathlene all within easy reach. We had an issue with the tv but it was resolved quickly by Nigel. An information book would have been handy but we were informed it was being updated so wasn't available to us. We would certainly stay here again if up in the area.

Grace Cottage was lovely.
clean, very well fitted out and much more spacious than we anticipated. The ground floor Kingsize bed was cosy and beautifully comfortable. The upstairs bedrooms were not used. For an October visit the heating system was easy to operate and very effective. The garden was useful when our two grandchildren visited from Buckie. We loved the antique furniture around the house.One concern was the knobs across the top of the oven which became dangerously hot on the one occasion when the oven was used. And a sieve to trap coffee grounds from going down the drain would have been helpful. Parking outside the cottage was useful if a little tricky. The owners were extremely helpful when we got trapped by Storm Babette (Which was not their fault of course). Apart from the storm it was a really good stay. Thank you owners.
