Lovely cottage in a perfect location in Yarmouth town centre with all shops and facilities on your doorstep which was perfect for us in our favourite place on the island.
PROâS Property was really nice inside with comfy furniture in the lounge area and all the modern facilities you would require such as WiFi and tv. Separate dining room from lounge that leads to kitchen which has everything you need and all modern appliances. Beds were comfy and the views from the top bedroom and balcony are fantastic looking at the sea and boats as you look to the right. The owner was helpful sending a welcome pack to us via email in advance and also organised a parking permit for us at their cost which was really appreciated to park nearby as there is no parking at the property. However I would say before 10am and after 6pm we established there is alternative parking nearby for free in the town centre near the Bugle pub as well which is around 50 yards away. CONâS Only downsides found with the property was the low beams in a couple of the bedrooms as you enter them and the top bathroom as my husband hit his head a few times (husband is just under 6 foot). However none of my other party hit their head so I would also put that down to my husbands clumsiness! We also had an older relative with us that did struggle with the stairs a little which although there are only a few steps they are quite narrow and on a bend with difficult located handrails but the rest of us adults and kids found the stairs no problem and there were no accidents thankfully. Overall a lovely weeks stay at a quaint cottage and we were considering to come back next year again (2024) had the week we wanted been available again. However we will certainly consider staying here again for a future holiday to the island if itâs still available.

We love old and historic buildings, so from that viewpoint, this was right up our street.
Great location, slap bang in the centre of Yarmouth. Very handy for the fabulous fish & chips next door! We arrived late on the Friday evening and were given the wrong set of keys by Hardy's. Also, rather reluctantly told that we were 'entitled' to 2 pints of milk. It's not what you say, it's the way....... The house was freezing and didn't seem 'guest ready'. All in all, a rather unwelcoming start. The low beams were a problem right from the get go and my husband nearly knocked himself out on a number of occasions. It was so bad we considered returning home early but we managed to better navigate things as the days went by. The little log burner was gorgeous but sadly very few logs were left for us to burn. Disappointing that we had to pay our own way to supplement the heating, as a few more logs would've gone a long way. I guess we weren't quite prepared for a winter break and assumed (wrongly) that the heating side of things would be taken care of. The week felt like a battle to stay warm as well as stay safe (from the beams). The kitchen was so cold, that we had to put the Aga stove on to help warm the room up, as there was no other mode of heating. In a nutshell, the overall stay was disappointing and I'm sure it would've been quite a different experience in the summer. I think it would take only a small effort to get this lovely cottage up to a winter stay standard, so please don't take my feedback as completely negative. The view from the master bedroom window was wonderful and was a joy to wake up to every morning. We're regulars to Yarmouth, and everyone is so friendly.

Alarm bells should have been ringing due to the lack of reviews about this property.
It just wasn't very clean. The lamp shades were dusty. There were food stains on the crockery. There was a privacy issue as we could look directly into the upstairs windows of the houses opposite and they into ours. Downstairs, passers-by could look in as they walked along the pavement, hence the profusion of net curtains, which made the property decidedly claustrophobic. The ceilings are so high that all cosiness was lost upstairs. The colour scheme of blues and wood grain makes the house seem cold. From the kitchen area you have to cross the entrance hall to reach the dining room, which was a rather narrow, dark room. The games hamper was a bit of a mess with pieces of games spilling out of the boxes. It needed a good sort out. The pub nearby was noisy and we heard late night drunken swearing and arguments. I knew when booking that the property had no outside space, but the close proximity to the neighbours windows and their outside space was uncomfortable; the house was an island. Every morning we didn't enjoy the revving of the neighbour's motorbike. We could never park in the street near the property. We had to park in a public car park in the next street. The owner did give us a free pass for this but nevertheless it was an inconvenient walk. The area of Sandown was really run down. The abandoned and derelict hotels on the nearby seafront were so depressing and the pier was horrible. I have to say it was the worst town and cottage I've ever stayed at. It just doesn't work as a holiday cottage, in my opinion.

Overall we had a nice stay, the cottage is very comfortable and well appointed, but a few things are worth mentioning⦠There is one pub in walking distance, any other shop or pub/cafe is a drive away.
The cottage is very close to a main road which is part of an upcoming motorcycle road-race. So at weekends the road is very busy with noisy tuned motorbikes and cars constantly passing, making sitting in the garden a little unpleasant. The Wi-fi is so slow as to be almost unusable. You cannot stream iPlayer for example, we contacted the representative about this on day 2 but received no response. The photos on the listing are very old, there is now a high bush around the cottage garden and you cannot see the sea without standing on the chairs. You cannot access the other garden areas or the coastal views from the property. There is no parasol that we could find (as pictured) which is essential in the sun-trap garden. The owners (or their children) held a drunken all night party in the main house, culminating in raucous tennis at 4:30am keeping us awake. The cottage was clean. Ish. We had to clean any plates and cutlery before using and the kitchen in particular felt like it had not recently been deep-cleaned. While the cottage is lovely it feels like it is starting to need some love. The blinds in the bedroom, despite appearances, keep out little light meaning in mid summer your room is very bright by 4:30 am. But at least you can enjoy the tennis⦠All in all, we enjoyed our stay but probably would not return due to the above. I also need to say that we saw some absolutely stunning sunsets from the upstairs lounge window. A real treatâ¦

This is the second year we have stayed at the coach house.
Last year being the first during lockdown. We had a lovely time but the cottage was getting tired and needed some updating. However it had beautiful views and perfectly located. So we booked again for this year thinking that now restrictions had been lifted the TLC it needed may have been done. However there is now more damp on the walls. The stairs carpet is coming away, there is rust all along the radiator in the bathroom and the bathroom needs a really good clean. The dishwasher, top rail is broken so everything you try to fill it comes out and I'm glad I took my own dishwasher tablets because the ones they provided were moulding. My daughter lost a small toy while playing so we took the blankets off the sofa to look for it and the state of the sofa under the cushions was awful, definitely not been vacuumed for a good while. We stayed for 2 weeks and our mid holiday clean consisted of clean bedding and bath towels (not tea towels) No new toilet roll which meant we had to go and buy. Yes only a little thing but as I had paid the same amount for the second week I expected the same amount of cleanliness and set up. We are really disappointed, we thought we had found our perfect spot in our favourite place. Definitely not 5 stars and we won't be returning again. However very comfy beds and beautiful views.
