Our overall impression was that not enough care went into preparing the property for our arrival. The temperature was 10C in the unit when we arrived and it took us quite a while to understand how to operate the central heating. Once we had figured it out, we managed to maintain a comfortable temperature for the rest of our stay, however we really felt that someone could have turned the heat on for our arrival. There were umpteen reminders not to check in before 4pm, but the heat could actually have been programmed to turn on at that time. The property was spotlessly clean except for utensils that had been put away in the cutlery drawer, the bed (we only used one) very comfortable, excellent, even outstanding shower pressure, incredible views, modern appliances, electrical outlets absolutely everywhere, many, many positives. Negatives: It really felt like nobody had bothered to properly check the place before we arrived. There was a pint of milk in the fridge and a packet of biscuits on the counter, a few single-serve packets of instant coffee, packetss of sugar and two teapot-sized tea bags. However, the teapot was found stashed (hidden?) in the back of a cupboard and was missing the lid. I actually spoke to Carol the owner halfway through our week long stay and mentioned this to her, thinking a lid (or new teapot) would be delivered, but none appeared. The kitchen was mostly equipped for 6 people but there were only 5 dinner plates and 5 coffee/tea mugs. I had to rewash the cutlery that had been put away in the cutlery drawer as it wasn't clean at all. There was no washing up liquid for washing anything in the sink and a completely empty bottle of cleaning spray in the cupboard under the kitchen sink. There was a bottle of liquid hand soap in only one of the two bathrooms. The loo rolls were just put on top of the toilet tanks, there were no roll holders/hangers, which we found rather strange. Our suggestion would be to add bedside rugs and televisions in the bedrooms. Also, the only rug in the apartment, found in the living room, would have greatly benefited from having a carpet sweeper in the apartment. Our overall impression was that it is a wonderful apartment but more care should be put into preparing for guests arrival. One packet of biscuits and a pint of milk in a very cold apartment isn't exactly what we would call a "welcome pack".

The property was lovely and clean.
It's in a fabulous location with lovely views. We had problems with parking, arriving late at night we didn't notice the disc zone sign on the arch as its not lit up. There we no lines o parking restrictions notices on the road where we parked, next to the triangle, so 2 out of our 3 cars got fines. This was also after I rang Steve number, the number supplied on the back of the door to ring if any problems, he said it was OK to park there. He also informed me that he is no longer in charge of the property. The large front room was very cold, the thermostat is in the hall and kept knocking off when the small hall had reached temp. Maybe a suggestion would be to move the thermostat and get some warm curtains to cover the large glass windows. The master bedroom definitely needs larger bedding. It appeared to be a double quilt on a king-size bed. It did not cover us well at all. The instructions to open up the property need to be re wrote. I maybe my mistake, followed the instructions step by step whilst carry out the process, I didn't read ahead. We climb the 4 flights of stairs with our cases to find out then that the key to the appointment was being the drain pipe down stairs. Maybe this could be mentioned first. Parking in the allocated spot is also very very tight to get into and out. Finally I was sent an e mail each day reminding me to strip the beds when we leave. However I do think when paying 360 for a 3 night stay this should be covered in your cleaning cost. Please advise people of the public SBC parking opposite for ove rnight extra parking at £10. 50 for 24 hours it's much cheaper than the 2 parking fines we received. It's a lovely spacious appointment and very very clean, we appreciated the games and had great fun playing them, we also left pne of our games to add to the collection as we had such fun with your games. The family ( four adults and four children) really enjoyed our time at Pear Tree House.
Welcoming, homely, clean, comfortable, very well equipped, comfy beds with good quality bedding and co ordinating soft furnishings. The dining area and outdoor space were perfect for family meals, and sitting outdoors in the sunshine listening to the birds was just wonderful! My daughter and son in law cooked (with a bit of juggling and pre preparing) a full Sunday lunch type meal for the eight of us using a combination of the aga, electric hob and microwave and my grandson baked bread twice in the aga which cooked it perfectly. Communication with the owners was excellent and a problem we had with the aga on our first night ( not the fault of the owners) was instantly resolved without question by them, also we enjoyed the items in the welcome pack, thank you. We found the quiet Ruswarp village life a pleasant contrast to bustling Whitby ( just a half hour walk away) with a great bus and train service, so a car is handy to get around but not essential. Sadly for our party, finding parking (Easter weekend) for one of our two cars was a problem, but other than that a dedicated parking space was provided a short walk away and a few spaces on the roadside occasionally became free later in the week. Unfortunately we were not aware of the parking situation until our booking had been confirmed by Sykes, and really it was only a problem for us because we had two cars, one of which went home after the weekend, the only negative aspect of the house and its location which is great for families with the idylic riverside cafe, rowing boats, miniature railway and fantastic soft play and pub within walking distance as well as the excellent butchers and local shop just across the road. A lovely house in a lovely village, would highly recommend.

Great communal space in a well equipped kitchen made for a lovely family get together.
Door to outside needs to be kept open to counter the heat from the Aga. Comfortable beds (note small singles) and more than ample quality towels provided. Parking space in the village was just about achievable for our group travelling in three cars, reassured by a reserved space within a local complex that we used a couple of times but only as last resort due to the complexity of manoeuvres. The road outside is busy leading to noise, especially deliveries to the butchers opposite in the early morning. It didn't feel safe to unload at the door, although the size of lorries doing so at the butchers confirmed there was space. Beware of the upper stairway, unpleasant knock to the head highlighted the need to take care, also be wary no handrail on stairway. A request to take the wheelie bin out through the house including getting it down steps from the garden into the kitchen made for an interesting exercise. Overall a good stay, Ruswarp offers a variety of walks and transport options in the direction of Whitby and elsewhere. Highlight, fabulous food at the Bridge Inn, with great outdoor seating overlooking the river with steam trains passing by too.

This is a wonderful property, very spacious and private, well maintained with brand new decor and fittings.
Amazingly, it's also very close to the middle of Whitby, and has THREE private parking spots. Lovely private garden which has new plantings, should be looking amazing in a few months. Very nice and functional new kitchen. Bunk room and front double room have small but nice and new private en-suite bathrooms, the large master bedroom and lovely upstairs loft room share the spacious Jack & Jill main bath. Renters should know that the garden is only accessible via a gate on the road, it's necessary to go out onto the (very quiet dead end) road and into the gate, as the garden access belongs to the basement flat under the house, which is occupied by an associate of the owner. However, the guy downstairs is incredibly helpful if you have any problems, and based on our other experiences it is a big plus to have someone around who can help with things like missing keys or problems with the house, not that this place has any.
