ATTENTION! Both rear bedroom fire exit windows locked â no keys.
Notices on bedroom doors state these as emergency exits. Owner keeps citing health and safety issues regarding children climbing out onto the extension flat roof. Keys could be available in a coded key safe or rails installed around flat roof! As we stayed during the September 2023 heatwave it was extremely uncomfortable in the back bedrooms, with only the small window to open. Expecting up to 8 adult guests and perhaps babies, to escape through the front bedroom window, onto the small porch roof, is unrealistic. A fire travelling up the stairs and onto the landing could trap guests in the two back bedrooms. Three exit doors on ground floor, but of no use to guests upstairs in the event of fire. I would suggest the above breaches fire regulations. Key also missing from locked downstairs toilet window, no extractor fan. NO HOT WATER FOR 24 HOURS! Owners did not respond for 18 hours â at 2am â twice! Not resolved for 24 hours, after several more messages through the night. There are NO instructions ANYWHERE regarding the device in the hall. No hot water showers for 24hrs in that heat is unacceptable⦠and no, we did not want freezing cold showers. Other guests in September 2023 had the same issue with the hot water, according to reviews. Dishwasher did not work for the entire holiday. I checked the filter before attempting to use it for the first and only time, it was clear. Had to hand wash dishes all week and boil kettles when there was no hot water. Dishwasher definitely broken, would not drain. Ground floor bedroom smoke alarm beeped the entire last night keeping us awake â lack of maintenance. Floors downstairs not clean, just dirty/smelly mop & bucket and two old and useless vacuum cleaners to rectify the problem ourselves. Had to sort recycling of previous occupants who had just left it. Plenty of room in recycling bins so no excuse. Instruction folder did not cover everything guests may need to know re appliances/TVs and in any event was out of date in general. Owner blamed being abroad/11 hours difference for the delay in responding, an excuse that has been used several times before in other reviews. Easily remedied by appointing a person to take responsibility for any issues, who is available to respond quickly. Easily remedied too, is to make the housekeepers responsible for checking plugs, dishwasher, recycling, drainer etc, that they are clean and operational before each letting. We found the owners unhelpful and negative, with excuses and irrelevant content. It is worrying that both the owners and Sykes Cottages do not consider our issues are of any consequence, which means it could be the same for future guests. There was no apology, resolution or small gesture of good will, after our holiday was spoilt. Such a shame as it is a pleasant house, in a good location, in one of our favourite places. Sykes themselves opened a complaint case against the owners, not us, but have now closed it, even after asking us to take photos etc as evidence - which shows too, we left the property spotless.

Disappointing is the best word to summarise.
Could be a nice property but there were so many small and not so small items that overall it was not what we expected for the price. Biggest issue was the en-suite shower. Unusable after we discovered water streaming through the ceiling into the kitchen light fittings on day one. Contacted the number given and was told that they had tried to repair it as they couldn't get the correct part - checking in reviews/comments it seems the problem goes back to the summer. As we were there over Christmas there was no hope of getting it fixed whilst there. We specifically chose this property as it had an en-suite shower, having two teenagers meant we preferred to have a separate shower. The house sleeps eight - the saucepans provided would barely feed 3. No serving dishes/serving spoons and really cheap cutlery (but strangely 20 dinner plates!). For a stay over christmas we would have preferred such kitchen basics over three small artificial trees and a bowl of baubles. As a relatively new house it was incredible how squeaky the upstairs floorboard were. I suspect the repeated flooding from the shower may have damaged the floorboards. The main bin outside was locked - a key was not provided but fortunately we were able to remove the lock. The outside food waste bin was full of maggots - someone had tipped food into it without a bag and it had all stuck to the bin. Quite disgusting. Internet was dreadful - again with teenagers this was important. The owner seems to think a 4g wifi box is adequate. It was impossible to watch online TV without severe buffering, and the signal struggled to reach the whole property. When running online broadband speed checks we got between 6 and 9MB. Not good enough in an area that can get 60MB+ and these days inadequate. The drive is getting mucky as the leaves accumulate and start rotting, and really needs some attention. Some cleaning was a little slapdash but overall not too bad. On a positive note the house was warm, although it is the first time I have had a boiler in a cupboard off the master bedroom. Location is also not bad, although some background noise was audible from the A55 and railway line.

On the whole a great stay.
We love Rhos and have been many times in various properties. The location of this one is good though on a slightly busier road, in the front bedrooms there is some traffic noise, though we loved the fact that there was a great bus service on the door step! Pros: Great porch with lots of beach equipment to borrow, easy walk to the seafront and the new promenade and beach are fabulous! Lots of space in the house, plenty of bedrooms, comfy beds. Great kitchen, amazingly well equipped. It even had a toast rack! Not sure I have ever seen that before. Good choice of mugs and bonus of American fridge freezer with water and ice. Lots of games and books to borrow. Lovely garden to sit out in with the delightful aroma of honeysuckle. Cons: Some housekeeping issues. Rock hard sugar in bowl, obviously never changed. Scabby grocery items from previous visitors left in pull out, eg rock hard coffee and opened packets and jars, who knows how long they have been there, need clearing out. Tray left in bottom of oven with oil in. Only one tea towel, hardly any washing up liquid. We also had to buy toilet rolls though apparently this was because normal cleaner was ill. Only one front door key. Although when we contacted the owner they said to use back door key it's not enough in a house that sleeps so many. Inadequate bathrooms for the amount of people. There needs to be another shower downstairs. This has been promised if you look at the reviews but has never happened. Also unsure why they did not put in a bigger bath as there was plenty of space for it. Really bad curtains in master bedroom do not block light. Bring a sleep mask if it will bother you. Odd, as back bedrooms have blackout blinds and curtains. Towels provided are a bit 'mean', although a quality brand they are quite well used.. Bath sheets would be nicer. Bins were full when we arrived as recycling had not been put out. I know that this is down to guests but someone could do with monitoring it. Was very irksome.

We had a wonderful holiday and the house was very comfortable for us.
The house comfortably sleeps 8 people but there was only 2 of us so it was extremely spacious and comfortable for us. The views were amazing and the location was so quiet. The house is well placed to visit many of the local attractions. We have been to North Wales several times but on this occasion we visited some places we hadn't in the past. Llandudno was especially nice with plenty to do. We also had a lovely afternoon going on the barge trip at Llangollen followed by a steam train trip. Angelsey, Betws-y-Coed, Llanberis, Bodnant and Beaumaris are within easy reach. The house was well equipped and things like washing up liquid, cloths, bin bags, condiments and handwash was supplied for the kitchen, bathroom and downstairs loo. In previous self catering holidays, we have had to take those things with us. We particularly liked the mixture of modern and old furniture; something to please everyone. Rae, the owner, met us at the property to show us around and to answer any questions we had, which was very helpful. The only slightly negative things were the road up to the property was a single track but it was worth it for the views. The other things were; the en-suite to one of the bedrooms was just a shower and basin so there was only one full bathroom. It was ok for us as there were only 2 of us. I can imagine it would be a bit awkward if there were 8 people sharing the house. There was a downstairs loo which was very useful. I personally, didn't think the garden was suitable for small children as it was quite sloped and a few large steps to get to the garden from the balcony. There was plenty of outside seating and every day we sat outside admiring the views. We would strongly recommend a holiday at Llecha.

Location and views are lovely.
However the property itself suffers from chronic damp which brings with it wood lice infestation. To supply a mini vacuum to clear up wood lice is not dealing with the underlying issue. Totally unhealthy atmosphere for anyone let only an asthma sufferer. The owner thought it OK to only permit one hourâs heating at a time by overriding the standard Honeywell control panel. The overnight temperature was three degrees on one occasion. We removed the panel to enable adequate heating which after all is a legal requirement for any rental. We also switched off the wi fi as there were external cameras watching the driveway. The owner then trespassed without our consent to turn it on and also put the heating back to one hour. Completely unacceptable behaviour and illegal. Of the four bedrooms only one had a decent (silent night) mattress. The remainder were sub standard and therefore very uncomfortable. Ancient furniture supplied clearly left from previous owners. The en suite shower thermostat doesnât work which meant scalding water. The ground floor cloakroom has ventilation issues. To summarise we cannot recommend at all. owners seem to think they can charge hundreds of pounds for a holiday property without providing a standard of comfort which they themselves would expect.
