Very happy with the cleanliness, facilities and view overlooking the estuary from the property, although the really busy main road makes it difficult to enjoy sitting outside in the front garden in the peace and quiet.
The property has been very well double glazed and triple glazed on the front facing windows and doors, to keep the road noise out when closed. The owner, Sally, was in touch with us prior to our visit, with some helpful information about the specific recycling arrangements for food and drink waste packages that the local Welsh council operates. The property was cleaned to a very high standard and has plenty of cutlery and crockery and a few cooking pots and pans and utensils provided. The main problem that my elderly father and I encountered was getting in and out of the beds. There is a wooden bar that runs down the side of all the beds, and in the twin room and double room at the rear, the mattresses are not high enough to clear this bar and it is extremely uncomfortable on the back of your legs to get out of low bed. Changing the mattresses for higher ones would resolve this problem, as can be found in the front bedroom. We also found the sofas were quite low so difficult to stand up from, but they may well suit younger families better. The TV had very limited channels available. It was not the full Freeview line-up. At least 50 channels were missing. This is no fault of the owner but possibly down to a recent change in the frequencies due to the introduction of 5G mobile phones, and may require a new TV aerial or someone to check why the channels are missing. Overall we really enjoyed our stay and would happily go back if the points above were addressed. Parking right outside the property is a big bonus and was on our list of requirements when looking for somewhere suitable to stay. I would recommend this property and the helpful owner. The location is great for so many amenities in the area. A beautiful area to visit.

This is a great property and we enjoyed our stay.
The location was perfect for us with lots to do within a 20min drive and plenty of restaurants a short drive away. The view of the estuary was amazing! The living area is a big open space with plenty of room for my 6 year old to play in. There were a selection of books and board games but luckily the weather was good during our stay so didnât have time for those. The kitchen was well equipped and essentials were provided such as hand wash, washing up liquid, bin bags & kitchen towel, which we appreciated. Fridge/freezer was a good size and lots of crockery, cutlery & glasses for everyone. The bedrooms were a good size and very quiet- I didnât notice any noise from outside the whole week. Several power sockets in each bedroom, which were handy. We did find the mattresses too thin for us so had a couple of achy mornings till we got used to them. There were a handful of very minor snags which were general wear & tear like the bedroom doors sticking on the floor and not closing fully, toilet seat slightly loose, showerhead kept moving and spraying all over the floor, no scissors in kitchenâ¦but overall was a lovely property and in good condition.

Lletty is a small traditional Welsh hill cottage with thick walls and small windows looking north over the Eglwysbach valley. Living accommodation is over 3 floors; presumably the vaulted lower-ground floor once sheltered livestock. The sitting room is cosy with a log burner but a better size for 4 adults than 6 or 8. Only 2 can eat comfortably in the kitchen. Some of the equipment and furnishings could do with replacing or upgrading. More fridge space would be welcome as would better lighting throughout. The beds are comfortable but the pillows are a bit old and lumpy and the duvets are not the correct size for the beds. Bath mats would be welcome. The central heating timer controls do not work and many radiators do not have functioning valves so they canât be switched off or down when a room is not in use The combi-boiler can only provide hot water for one tap/shower at a time. There is a mouse problem in the kitchen. We had a great holiday but it wasnât the special Estate Cottage experience weâd hoped and paid for.

Decorated and furnished to a very high standard ,with spectacular views of the Conwy valley, we had a lovely comfortable relaxing stay at this property with our dog Hatchi. Only a few minutes walk from the village centre, with walks to suit most, we didn't need to venture far. That said Betsw-y-Coed and Llanberis are a 10 and 20 minute drive respectively. Great pies and pastries from the local butchers and we can recommend the dog friendly Fairy Falls inn, we also enjoyed a take away curry from the same establishment. The village also has an enclosed dog park which was a great for our big boy. The property is situated up a short but steep hill but after a couple of days we were striding up with little effort. A collapsible luggage trolley is available to help with taking luggage from your car Liz,the owner was very nice and helpful and easily contactable if needed. We have stayed at several holiday properties over the years and this is one of the best, we certainly plan on returning. Mike,Tracey and Hatchi.
