We really enjoyed our stay at Greencroft view aside from a couple of aspects.
The house was comfortable and a good size for up to 4 people (there were only 3 of us though) with plenty of space for parking and in a beautiful location. The views from the front of the house are of rolling fields and out to the sea at Salburn and then to the rear more fields full of bunnies and horses which was a lovley thing to wake up to each morning. The area is gery quiet and we found the house a peaceful and comfortable retreat to come back to after a day of exploring. We found the hosts pleasant to chat to in the few interactions we had with them. There were a couple of things that we felt could be improved and would really make this 5 star accommodation (and are the only reason we can't give the full 5 stars). The biggest thing is the cleanliness, the place is in desperate need of a deep clean. There was food remnants from the previous guests on the floor and sofas downstairs, the kitchen counters were greasy, rubbish under the beds and the bedrooms were very dusty. There were a few maintenance issues also with cupboard doors being faulty and trim fallen off in the kitchen, which could do with attention. In the kitchen there are only very minimal glasses and crockery provided which we feel could be increased a little, namely tumbler glasses which there were only 2 (a bit of an issue when there were 3 of us) and only one plastic cup. Finally the bedrooms would benefit from some additional clothes storage such as a chest of drawers - there is definitely room for some in the 2 larger rooms and the smaller room really is only suitable for 1 child due to its tiny size. Overall and despite the things mentioned above we enjoyed our stay and would return if holidaying in the area again but would hope that the issues mentioned above are addressed to really make this a perfect home from home. We would still recommend to friends and family but would mention the issues to be mindful of.

I recently had the pleasure of spending a week in a rental house near Saltburn-by-the-Sea, and I must say it was an incredible experience.
From the moment I arrived, the couple who owns the house welcomed me and made me feel right at home. The first thing that struck me about the house was its cosy and inviting atmosphere. It was evident that a lot of thought and care had been put into creating a space that exudes warmth and comfort. The rooms were tastefully decorated, the abundance of natural light and its views gave it an overall charm. One of the highlights of this rental house was its peacefulness. Located in a tranquil countryside, it provided the perfect retreat from the hustle and bustle of everyday life. Additionally, the house's proximity to amenities was a major plus. Everything I needed was within easy reach, from grocery stores and restaurants to local attractions and the beach. It allowed me to make the most of my time without having to travel long distances. Throughout my stay, the couple who owned the house were incredibly accommodating and attentive. They were always available to answer any questions I had and provided valuable recommendations for things to see and do in the area. Their genuine hospitality truly made a difference and added an extra layer of warmth to my experience. I highly recommend this rental house near Saltburn-by-the-Sea to anyone.

We had the impression from the photo that this was a bungalow attached to a house but actually it's attached to other holiday homes on a small holiday park.
It's a well-kept site and there was plenty of parking in February. Although we couldn't get the beach gate open with the key, I found the other set of stairs a little way down the lane and there is a ramp further on. The beach is naturally wild and beautiful and Kessingland has good amenities - Africa Alive, fish and chip shop, Coop supermarket and pub selling food. Sykes impressed me with all the info / communications prior to the stay and it was very easy to get in and set up. The bungalow did smell of damp on arrival and was chilly but it was very early in the season. We soon warmed everything up with the electric radiators. As this is a family holiday home, it was incredibly well equipped and looked more like a home than a bland holiday let. It had everything you could possibly need! The showers were not that hot but usable. Apart from that, we had an excellent stay and felt the owners had really taken great care to make their guests feel at home.

Very lovely bungalow with excellent views out to sea.
Good facilities and small but useable kitchen. Having a bathroom and shower room was helpful - just have to watch the door seal and bath screen seal as if not in place can cause both showers to leak. The weather in March was a little chilly and using panel radiators and towel rails kept a steady temp around 16 to 18 C and the electric fire topped up if a little chilly. The conservatory was perfect for sitting in the sun for lunch. If you like fresh fish the world of fish near Morrisons a 7 min drive away is excellent. The more local shops about 5 mins walk away are good with bakery, chip shop and co-op. Great communication with the owner and easy to access. Hope to return again. Also the local church has recently been completly re-thatched and can see it easily if you take a walk around the area.

The cottage was in a great position for exploring Suffolk.
We hired a day boat from Waveney river centre and explored the river and Oulton Broad. We also visited Southwold,Walberswick, Thorpness and Benacre all within easy reach. The cottage was small but we had 6 adults and a dog staying and it wasnât uncomfortable. It was well equipped and decorated tastefully. There was a sea view and it was nice hearing the birds and waves during our stay. There is a steep set of steps down to scrubland and then a little walk to the sea. Because there is limited access, the beach was generally deserted. Small areas were fenced off for nesting birds. I would definitely recommend this cottage for anyone wanting to visit Suffolk.
