If you like narrow single track roads, steep hills, and the seclusion engendered by the lack of mobile signal this is the place away from it all for you. We found the place well appointed with all mod cons and were welcomed by flowers in the vases and homemade cakes. There is ample parking and a goo.... We found the place well appointed with all mod cons and were welcomed by flowers in the vases and homemade cakes. There is ample parking and a good internet connection especially useful for researching the local area and finding things to do. We were able to get around quite easily and although the roads could be seen as a bit of a challenge they are a feature of Exmoor and this has to be expected. However, a word of warning, The A39 features 2 steep hills which ever way you go out from the property; the hill down into Porlock is 1:4 (25%) and so is the hill down to Lynmouth and up out again on the other side. The road down to the bungalow from the A39 (new road) is also steep and single track with passing places. Do not use the Hookway Hill exit off the A39 as while this is less challenging there are 2 narrow bridges and the surface is not as well maintained as New Road. Exciting stuff but if you or your car is not up to the challenge, don't chose this property or the area! The local shop just across the ford or narrow bridge, you chose which to take, is very welcoming as is the adjacent bar/eating house. For location, being quiet and frequented by bird life, squirrels, pheasant and rabbits and affording access to the north Devon coast from Ilfacombe to Minehead this bungalow is hard to beat. Other sounds you may hear are those from a camp site just down the hill from the property and the chatter (if you can call it that) of sheep nearby and on the hills around. The double bed is, as advertised, a standard double and for the sake of clarity is not a king size. There are 2 bathrooms/toilets and the Jacuzzi bath adds a pleasant novelty in one of them. Hand and Bath Towels are provided and the kitchen is especially well equipped even including a cafetiere. For the technically minded the flat screen TV and rather limited old Sky box also have HDMI connections (use a Chomecast!) and the internet speed came in at a solid 5MB/s down - 0.5MB/s up and was perfectly usable. WiFi hub coverage was good and there is a phone line in to the property. However, there is no Stereo as is shown on some listings

We (german family) have had an excellent stay at Oare water cottage. Everything and much more, what we needed for holiday, we´ve found there. (Washing machine, dishwasher, iron, wintergarden, comfortable living room, big kitchen,TV and DVD, a lot of mugs and dish and so on). Well kept style, very c.... Well kept style, very clean, enough place for every one( two bathrooms are exactly right with pubescent children)…absolutely perfect for relaxing! The welcome biscuits,the tea, the flowers- all was very pleasant. Our daughter (11) loved the horses of the neighbour lady, our son (16) loved the comfortable armchairs and the wifi. My husband and me loved the comfort, the silence, the garden and the nature. We´ve needed a little time to drive on the other side of the road :) and the narrow streets are first getting used to. Porlock, Dunster, the sea, Lynton, Lynmouth…all super! Exmoor is so beautiful. Bath is a wonderful town and Exeter is a town, which is very different. I can absolutely recommend this cottage! I can absolutely recommend exmoor! …we will definitely be again sometime! :))) We have enjoyed the time very much. Thank you for all!

Oare Water Cottage is well equipped and comfortable and provides a great base from which to explore Exmoor. Loads of parking off road, very private garden and views to die for. Great walking from the front door including the Doone Valley and the Doone campsite pub which is a couple of hundred yards .... Great walking from the front door including the Doone Valley and the Doone campsite pub which is a couple of hundred yards down the road! WIFI worked perfectly and there is a landline for emergency calls and incoming calls as there is no mobile signal. We used a mobile phone app to make outgoing calls when connected to WIFI. The conservatory is more like a large entrance porch but has a sofa for use on rainy days but did get very hot if you did not open the windows. Sadly. many of the double glazed panels in the conservatory had internal condensation which spoilt slightly the fabulous views The horses in the adjoining stable were occasionally let into the field in front of the patio door and they came up to say 'hello'. There were lots of horse flies around which is probably to be expected as we stayed during the heatwave in the summer

This was our 3rd stay at this property so in fairness there was little to surprise us.
However we would like to confirm our comments to your staff and add one other small point. Firstly tho its worth saying that the property is very nice and very well located for the town. We mentioned to the staff that altho we knew that its impossible to get anything larger than, say, a mini along the rear passage and into the rear yard its disappointing that this is not made clear in the property details. We were fortunate this year in that we found, almost straight after arrival, a parking space right outside the front door and because we didn't use the ca=r at all till we left there was no problem in this respect. In previous years we have used the car a lot so that would have been a problem. A Mayor's car park pass would be good, even if a small charge was made for those who wanted to use it. We found the seating/table area at the back of the house really disappointing. It was scruffy, unattractive eg no trellis/flowers and untidy and would not encourage anyone to use it. That was a pity because in the nice weather it would be nice to have breakfast or evening drinks for example outside. As ever Cosat and Country staff were really nice and very efficiently had a small problem with the central heating quickly fixed

A lovely clean place to stay with everything you need.
The market opposite was good, as was the little Broadstone Cafe on the corner of Broadstone and Foss St. Only a short walk down the road to the River front and transport on Boats, Trains and Buses available The parking is okay if you have a mini or something of a very similar size as very tight and many attempts to get in and out with a larger car. I suggest parking on the street outside No7 if you can (we weren't able to as another car was permanently parked there). It doesn't mention anything about parking in the Market carpark which is free but to our Surprise got a parking ticket £70 or £35 if you pay within 28 day's. No mention that you need a parking permit. It would nice to be given an option of a parking permit to use in this carpark. Faults found on arrival. Bath panel was cracked Shower curtain needs to be renewed as very old and has evidence of mould spots. Basin plug chain broken. Blind slat in Front bedroom is broken it has been snapped. Otherwise a very pleasant place to stay and would stay here again.
