Our booked six night stay consisted of one night before we gave the keys back and found somewhere else to stay.
In 25 years of renting holiday cottages, this was by far the worst. Spartan, poorly equipped, no room whatsoever, no storage space and what we believed to be us having the run of a large garden (as the photos depicted) for our two spaniels, we had a 12 x 12ft patch of grass. The tv is at a 45 degree angle to the settee, so you had to crane your neck to watch it. No net curtains so no privacy. A kitchen without a cooker, draining board or washing machine, the latter essential for a cottage that's supposedly dog friendly. As for the front door..... We were told NOT to turn the car around using the property opposite's drive which necessitated reversing down the narrow lane to get out, no mention of this when we booked. Presumably the cottage owners and the neighbour don't get on? The directions to the place weren't even accurate. If this place WAS converted from a barn, I can only assume that the barn was more comfortable. When we departed on the Sunday morning, the owners weren't in, so I texted them to say we'd left the place and to let them know where we'd left the key. Several hours later they replied to say, "oh dear, thanks for letting us know, we hope you find something more suited to your needs". No apology, no " what could we have done to make your stay better?", essentially, " thanks for your £400, 'bye". I just can't believe the glowing reviews for this place, people must have very low expectations. We will NEVER book through you again, a complete and utter disappointment. The cottage was really lovely, in a great area, really cosy and it felt very homely to us. The terrace, although it only had a slight view of the sea, was lovely to sit at in the morning and was a real sun trap. The bedroom was cosy, and the kitchen was relatively well equipped. The showers were very small, but in such a small place it is the best available option. Unfortunately, despite general cleanliness, there were heaps of dog hairs around the whole cottage, especially in the bedroom. Although this was a slight annoyance to us, it would be far from ideal for somebody with an allergy. The cottage was very close to the harbour, with a maximum 5 minute walk to the furthest pub. Overall, we had a really lovely stay, and we would definitely return.

A beautiful little gem of a property to stay in Porthleven, Cornwall, with stunning views across the harbour.
Ideal location to use as a base to explore, with a must visit to the Twisted Currant, especially for their cream teas and The Deli, especially for their pizzas. Exceptionally clean, very warm, with underfloor heating and preset heating. Would have been nice to have had some instructions to be able to adjust the temperature as it did feel slightly chilly on occasions. Also, no instruction to utilise the Quooker, however didn't prove to be too much of a problem. Wonderfully comfortable bed and beautiful bedding in the main bedroom and some super decorative touches. Settees in the living room were not designed to spend too long a period of time on as felt a little hard on the back. All in all, a lovely place to stay.

Little Orchard Barn was a vey lucky find and we thoroughly enjoyed our time there.
It is one of the two best cottages we have stayed in. We received a very warm welcome along with some tasty treats. The cottage is comfortable, very well equipped and thoughtful touches make it feel very homely. Please donât be put off by previous negative comments regarding narrow lane to access the property. It is a very short distance which we managed very well in our Honda CRV, which is not a small car and with due care we were able to drive in, turn round and drive out again with confidence. There is a lot to do in the surrounding area and the shops are close by. Do come and stay at Little Orchard Barn you wonât be disappointed. Many thanks to the owners

We had a wonderful stay.
Everything was perfect. The property is very close to St Austell and if youâre feeling active then a 35 min or so walk to the beach down quite a wild path. We loved the touch of scones, clotted cream and jam and our dogs loved their dog treats. Other really nice touches were fresh flowers and great kitchen utensils, even a cafetière. It was a very peaceful and perfect stay. My dogs are small and one has a disc hernia, so we bought our dog steps along with us for the step in and used the other for the pretty courtyard garden. We are looking forward to hopefully coming back at a future date. Thank you.
