We spent a few days at Kober House over new year and had a lovely time.
Before I list off some pros and cons of the property, I want to say we would absolutely stay again! But over the course of the few days we did spot some areas that need some improvement. Iâll start with the Pros: The house was immaculate and finished to the highest spec, beautifully decorated with a sea theme of turquoise, whites and greys. Bedding and towels (supplied) were clean, crisp and fluffy. The kitchen was well equipped with a large fridge and various utensils, as well as a dishwasher and washer/dryer. When we arrived there was a Christmas tree in the lounge which we thought was a lovely touch. We went with my three year old toddler, who was very excited to see a toy box of age appropriate toys and lots of childrenâs books available. Had it been the summer, my daughter wouldâve taken full advantage of the summer house and mud kitchen in the garden. We were greeted with a welcome pack of mince pies, cream tea items, tea bags, coffee pods, milk and schloer, which was a wonderful touch. The lounge is well equipped with mod cons, including an xbox, streaming channels and a decent size tv, but Iâll say more about this shortly. Overall most things had been thought of and catered to. Now for the Cons: The photography of the front exterior is slightly misleading. Looking at the pics youâre led to believe itâs a large driveway, which is actually very narrow as itâs shared with the house Nextdoor, and impressions from all of us were that it was a quiet location. Whilst it wasnât a constant flow of traffic, the road was still fairly busy as itâs the main one through the town. The check-in time for this property is 5:30pm. Not such a problem in the summer with the light evenings as itâs Cornwall and thereâs an abundance of activities to keep yourself / kids / dogs happy. But 5:30pm on a dark, drizzly mid-winter afternoon, with two cars packed full of items and a very grouchy toddler is not ideal. An earlier check-in during the winter months would be far more suitable - even by an hour! Check-out time is 10am. Sounds doable. But thereâs a long check-out list of things to do - make sure the rubbish is bagged up and taken out, make sure the dishwasher has been put on and emptied, make sure the house is clean and tidy, make sure beds are stripped and put in the bath with used towels, everything - including furniture - needs to be put back as youâve found it; then after all that you have to find time to pack your things and fill your car(s). It genuinely is a military operation! A slightly later check out, or a less rigorous checklist of things to do before you vacate would be preferred - it is supposed to be a holiday after all. The stairs are very steep which isnât ideal for children if theyâre of the age where they require a stair gate. This house has been designed with families in mind, there is a nursery with a cot and a childâs bed, so an option of a stair gate would be good. The bathroom door upstairs wouldnât lock properly. I try to keep an open mind on properties before I go on holiday, so didnât look at reviews, but having looked at some reviews since returning home I found a review from several years back that said the lock wasnât working then either. Not great that this hasnât been looked at. The driveway situation is difficult. A shared driveway with the house Nextdoor and a narrow parking place for one car only meant that loading/unloading the cars was a challenge. The narrow space for the one car meant that we had to unload the car in the middle of the shared turning circle before manoeuvring the car into its space. We came in two cars and I was lucky enough to blag a parking spot over the road, so we could place the family car in the driveway, but anyone who has young children will understand you need the space for cars - especially when the house is on a main road and you canât risk your child running out of the driveway whilst your attention is on the car. You could argue âcome in one car thenâ, but I canât imagine weâll be the only guests to come in two cars. More about the lounge tv now, its a smart tv, with every streaming app you can think of. But if, like me, youâre reluctant to log in with your details, you then have a situation where you either watch Samsung TV Plus which is old repeats all day and all night, or you have to accept defeat and sit in the kitchen so you can watch standard channels. A Freeview box with some standard channels would be useful. Mullion cove is lovely and pretty, albeit very sleepy and out in a limb from all of the main Cornish towns. This is ideal for some, but something to keep in mind if you want to be in the hub. Helston was 15 minutesâ drive, St Ives was about 45 minutesâ drive, Sennen Cove was 55 minutesâ drive. Unless you stay totally local, youâre getting in your car. Please donât get me wrong, it was a lovely house and we felt very comfortable there. We said several times that everything had been thought of. But in my view this is a summer holiday house, not a winter stay.

Had a lovely week at Polurrian House with family last week, the facilities were great and the location is stunning.
So many local, beautiful beaches, walks and places to visit. You can watch the cows at the local farm from the balcony coming out in the morning and coming back to bed late afternoon which is nice. The house is on a sort of little complex with 3/4 other houses either occupied by their individual owners or by other people on holiday. The house has 3 good sized rooms with ensuites, and 1 with no ensuite but is next door to a bathroom. The house is stated as having a secure garden for dogs, and it is fully fenced, however, if you have a dog smaller than a small beagle size there is a possibility they will get through one side of the fence into the next doors garden. You have access to 3 car spaces (number 3, the garage behind it and the space between them). The description stated 2 spaces when we booked, but in the documentation the house has inside it mentions these 3 spaces. The house in general was spotless, cleaned to a very high standard and lovely welcome gifts provided when we arrived. A few things to note for the servicing team/owner that if we don't mention you may not know about, is that the bedroom door downstairs to the room without an ensuite, once you shut that door, you will struggle to get out of it without an almighty tug. It needs shaving slightly to fit well. Also the same for the downstairs bedroom with single beds, the ensuite door does not shut at all for the same reason. We couldn't find a light switch that worked either the front or back garden lights, so using the hot tub after dark was a bit hard, probably just the bulbs needing changing. Other than those easy fixes, a great holiday home, highly recommended

Absolutely amazing.
We booked Carne Mill for a week in Feb as it was our 50th, and our Son's 25th, wedding anniversaries, our daughter & son-in-law also joined us. We travelled down through Storm Dennis which was interesting to say the least, especially crossing Dartmoor! 30mins before arriving we received a call from Pippa telling us that the storm had brought down the power lines to the house. Pippa was most concerned and was working frantically to get things sorted. We stopped off & bought some candles & when we arrived, at dusk, found the housekeeper, local electrician & the Electricity board all working hard to sort the problem. Not to be deterred we settled down to a romantic candle-lit evening of wine cheese & crackers and retired for the night. :-) The Electricity board worked through the night & power was restored by the following morning. What a delight Carne Mill turned out to be. The accommodation was spacious and of the highest standard. The kitchen had everything you could need & the bedrooms were a delight. Getting up in the morning & looking out over Gillan Creek was so restful and we did several walks straight from the house. The two swans in the creek would come over whenever we went outside and would happily take food from your hand. Right at the edge of Gillan creek, Carne Mill is perfectly placed for visiting the whole of the lizard. We enjoyed walking at the coast path from Kynance Cove, Church Cove and Helford & watching the breakers crashing at Mulion. We would thoroughly recommend this property.

We really enjoyed our stay here and overall we felt that Kober House was very nice.
We chose to separate the bathrooms. One for the children and one for adults. * the basin in the upstairs bathroom is too small. It is more of a WC basin rather than a bathroom basin. Maybe having a mirror above rather than a mirrored unit would help in the short term as itâs too easy to bang your head when brushing teeth etc. * the basin downstairs is better but there was no hot water because the water flow was very slow. We could see that the flexible tap tail was kinked. Replacing this would solve the issue here. * it was great having a large walk-in shower downstairs. Very practical especially after a day at the beach. * the twin bedroom would benefit from a larger mirror perhaps full length. * the information pack is outdated. We could see other occupants had made changes to it but we found some of the âthings to doâ were now incorrect due to closures of places. * we feel it important to highlight that the local park has a ban on dogs on the grass. The local council highlight a £1000 fine but this is advertised on the main entrance to the park and not at the opposite entrance which is closest to Kober House. We were informed that there are regular dog wardens patrolling the area. * the garden is compact and boasts a beautiful apple tree. As they do, apples fell everyday and there were lots of wasps as a result. We tried to keep them piled together so the children and dog didnât get stung but maybe somewhere to dispose of these apples would help. * General housekeeping, a broom would be useful.

Beautiful, cozy and comfortable cottage. It would not suit everyone as it has steep uneven steps that the photos do not portray. There are no rails and at night the light would not show up the top to guide you down. There is a drop by the door at the side of the steps that both dogs and children could easily fall from. There is a gate that goes over the top between the wall. It does not fit well, but does enclose the top grassed garden area. Beds were comfy and kitchen had all you needed. It could do with a proper curtain or blind in the double bedroom as the sun wakes you up early in the morning. The cottage was well equipped and in a good location. You need to be good at reversing and parking as the parking area is quite tight and involves a few maneuvers to get in/out. There are some amazing walks on the doorstep. It is ideal for exploring the gardens of Cornwall and easily assessable for beaches. There are so many beaches, gardens and pubs that are dog friendly. There is a lovely dining room as you enter the cottage that is fab for taking coats, boots and drying the dog before going into the lounge. Most definitely be aware of the steps before booking, especially if dark evenings and wet weather are predicted.
