    We booked Medland for a family holiday, five adults, two teenagers and a dog.

    The property is ideally situated for exploring South Devon with lots to see and do. Chudleigh offers a selection of pubs, small shops and a Co-op, shame the fish and chip shop was closed when we were there. The sitting room was comfortable, though doesn't really cater for eight people, only offering a two seater and three seater sofa, plus a bean bag. The dining room was spacious, with a table and chairs for eight people. Unfortunately the sofa in the dining room isn't "a nice spot to unwind whilst waiting for those delightful meals to warm up" it's extremely uncomfortable and desperately needs throwing away. The front bedroom is very noisy early in the morning as it faces the road and the traffic noise "booms" between the buildings. We all found the beds uncomfortable, it's a shame the owners haven't taken on board the previous comments and at least replaced the mattresses. Two of our party went home early due to the lack of a good nights sleep. The kitchen had adequate utensils and pans, the dishwasher door didn't seem to close properly and a two slice toaster doesn't work very well for eight people. Parking is a challenge, but with a bit of persistence I managed with my Honda CR-V. I'm leaving this review hoping that the owners will make the effort to invest in the property, to improve the decoration, replace the tired bed linen and crockery, to name but a few things. The saving light was Becky who was extremely helpful, especially when the rain came in through the kitchen ceiling! If your a family looking for a holiday in Devon I would seriously look for better value elsewhere.

    The old police house was a great place it was very clean, tidy and in a great location.

    The beds were very comfortable. There was more than enough cutlery, and dinnerware for all the family there were even kids cutlery and dinnerware. The notice board was great as gave us useful information so did the handbook that was left but really needed updating and it was contradicting what was on the notice board. The outdoor toilet is great addition.there was a cupboard full of games most were old but still fun to play. The only downside to the property was the lack of door handles, out of the three bedroom doors upstairs only one room had a door handle making if difficult for privacy. One of the bedrooms was also missing a blind so got a lot of light coming into the room in the morning. There were no instructions for the washer/dryer so had to Google them. There were pegs in the property but no clothes lines so this made it difficult to dry clothes when the weather outside was wet. The stairs in the property are steep and could really do with a handrail all the was down. The stairs in the back garden are also very steep and narrow but when you make it up on to the decking it is very lovely and big area for all the family to set out and enjoy. Overall this was a great property I would definitely stay at this property again.

    The property is very modern, well appointed and we had ample space for our stay.

    Its location near to the waterfront is good and the provision of a garage is extremely useful. Unfortunately, there were several times that the garage was blocked by the angling club and upholstery shop. Whilst we were able to manuever our vehicle into the garage or get the offending vehicle moved it was off putting, especially when arriving back late and having to negotiate the gap with an inch to spare. The businesses opposite weren’t the only annoying neighbours. The seagulls were extremely loud, particularly in the top floor bedroom which has a velux window that they regularly marched across. It led for most nights being disturbed in the early hours. Those negatives aside, this property is really well equipped and should be considered for its location alone. A couple of improvements I would suggest are the provision of some basic cleaning products like bleach and anti-bac (this is possibly the first I’ve stayed in that didn’t have these) and frosting on the bathroom windows facing the street, which otherwise require blinds down and lights on (the rear bathroom is frosted). I would consider a future stay and recommend to others.

    This is our second visit to Harbour Cottage so you can tell we really like it.

    Just a couple of observations this time. The sink in the bathroom at the top of the house was not draining at all. I unscrewed the plug and found it was fully clogged with hair. An unpleasant job I had to do on day one! Kitchen well stocked but I would add a pair of tongs to the equipment. The heating was very complicated to understand and no matter what we did we ended up having to open windows whilst the heating was on (not very eco friendly) ..perhaps a step by step "idiots guide" would help as the booklet was very difficult to follow. The location of the property is second to none and having off street parking a real bonus in Dartmouth. The welcome cleaning pack was an added bonus but could we suggest more than one black sack be incuded especially as the booklet in the house asked that all bedding and towels are placed in black sacks on departure and all rubbish should be in black bags before being placed in the seagull proof bags. However these are small observations in an otherwise excellent house.

    Really lovely property in a great location for access to the town, and a good sized garage, which was a high priority for us.

    Why not 5 stars in all areas? Well the bedrooms were extremely hot with no fans provided which meant windows had to be opened, so on the nights the angling club had socials, it was noisy and people chatting outside the entrance meant no sleep. It was a week of pleasant summer weather, not the extreme hot weather the country experienced the week or so after our stay. And then of course, the seagulls started at 4 am. Probably would have been fine if we’d been able to have the windows closed. Also the stairs and the top floor floorboards creaky enough to wake anyone trying to sleep on the second floor. Also, lovely kitchen with everything you could want - unless you want a microwave - just a minor thing though. Overall we did have a lovely week in a lovely, good quality holiday home - but the whole family were weary the whole time from the sleep problems.
