The property seemed ideal for us upon arrival.
On our first evening we decided to retire early following a long drive, unfortunately during the early hours we were woken up by revellers who we believe had left a local pub, this also happened again over the weekend, the house seems to be a stop off point on the way home. It also seems the property is situated on a dog walking cut through and barking dogs do start fairly early, the late night experience and early morning wake up call did in fact ruin the whole visit. The property we found to be clean and suitable for a couple, unfortunately the lounge did not accommodate our family guests, not enough comfortable seating. A nice touch was a bottle of prosecco and a selection of crisps. We had difficulty opening the sash windows, this led to steaming up in the bedroom, the shower was extremely difficult to operate, extremely hot, very stiff when trying to adjust the temperature. Beds comfy, just not used to a standard double, bedrooms very compact. Some of the door handles were difficult to operate and very squeaky. As we intended to spend a couple of evenings relaxing in front of the TV it was a shame the picture was so dull, I would suggest a new new large screen TV be installed ASAP, it was quite old. The house had a lot of doors to navigate, obviously obviously making it unsuitable for the disabled. Overall our stay was not ideal, we did not contact the owner as we felt our stay could be further interrupted, the few points raised would make the whole experience more enjoyable. The cost for a few days was very expensive, lets see what results from our feedback as we would love to return without the issues raised.

The cottage is charming, obviously quite old but decorated very well in a modern style, easy access to the local beaches, supermarket 5 mins away and local takeaways if you don't want to cook. The rooms are spacious and comfortable; the kitchen has everything you need including a good sized table to eat at if you don't want to use the dining room. The garden room and patio at the back get the morning sun and soon warm up, ideal for your morning coffee. Upstairs the master bedroom is amazing with a huge en-suite with a fantastic bath in the corner. Lots of storage in all the bedrooms. The back garden is quite steep and accessed by steps with a gate at the top. There is a fence at the edge of the grass to avoid tumbling down onto the patio. We had a dog with us but restricted her to the front garden which has only a gentle slope, as we had a lot of rain, we felt this would make the back garden too slippery (we went in October). We booked the whole house so my husband could sleep in the conservatory, he would not have managed the steep narrow 'Norfolk' stairs! The only down side was a team of gardeners/maintenance men who turned up without any notice the day before we went home, which meant we couldn't use any of the outside space, they also painted the back gate which was then blocked off, so no access to the back garden. This would not be a regular occurrence, we just picked the wrong week to go. Overall I would give it five stars and certainly return there in the future.

For anyone, Sweet Pea is the perfect house in the perfect location.
Within 30 seconds in one direction there is the Adnams cafe where you can get your morning coffees and pastries and, less than 10 seconds in the other direction, there is a large swing park and green, which my six year old daughter thoroughly enjoyed. The house is also a very short walk to the high street and brilliant beach. The house itself is clean and bright and also cosy at the same time. It has everything you could possibly need and felt like a real home from home. Tea towels, oven gloves, dishwasher tablets and other cleaning items were available. There is also a washing machine, dishwasher, clothes airer and to use. The welcome gift was very thoughtful. We parked very near to the house to unload and were able to quickly find parking for our stay on the main road afterwords. Itâs rare that I stay somewhere and immediately look at the future availability, but that is exactly what Iâm doing with Sweet Pea. Thank you for a wonderful stay.

Lovely cottage in a central location, but tucked away from the main routes.
Lovely front and back garden but in need of some cleaning and maintenance to gardens. Possibly a bistro table in front to catch that evening sun would be good! Beds very comfy, kitchen has everything one needs and plastic stuff for children was amazing to find. Main bathroom, side of bath panel has water damage and is warped, around window tiles could do with some cleaning of general black mould but appreciate itâs been a damp summer. It would also be an idea to trim the Laurels at the side and clean it up so one could sit on the bench - possible some wasps nest in these which was a small issue. Despite this very small things, it was a wonderful holiday and we would absolutely return without hesitation.

We returned to this lovely cottage and once again enjoyed the delights of the cottage itself and the local area. Cheney Hollow is a great place to stay and the dogs had the benefit of the lovely spacious garden, sharing it with the local wildlife including a little deer. Lunch at Norfolk Lavender and Thaxters were very nice and there are miles of beach walks to be had. Only one very small point the sofas in the living room are not that comfortable and would be better served by the ones in the conservatories, that said we didn't go there to watch tv. The conservatories are stunning lovely places to enjoy a glass of wine after a busy day.
