Some very good features and some not so good - depending on what you value in a property.
Outside- lovely outdoor seating area and immaculate hot tub that was lovely and hot throughout the stay. Decking and some of the furniture needed a clean before we sat on it - not ideal but not the end of the world. Play room was excellent. Generally very quiet so lovely and relaxing (but you are staying on a site with other guests in adjacent properties so potential for noise). Great playing field for the kids. Goals supplied. Indoor - well equipped kitchen with the exception of no tumble dryer and a slimline dishwasher - annoying but again not the end of the world. lounge was lovely although a bit of a squeeze to seat 6 adults. Needed more cooking knives and larger pans - feedback has been provided to the owner so hopefully future guests will benefit from it. Bed mattresses were comfy. Duvets didn't fit the sheets and fitted sheets were not used so if you have bed-OCD then this may be a problem. Showers were electric and had awfully low pressure - probably the most disappointing part of the stay. We had a problem with the freezer and a couple of other niggles that the owner was very quick to react to and solve so kudos where it is due. felt a bit like the property was slightly damp, particularly in the lower bedroom - given this was August, likely that that feel will be worse in winter months. Stairs to one of the bedrooms is VERY steep - as advertised - 60 degrees. Not a problem for us but may be for others so just be aware. Bathrooms were lovely and clean with lots of storage unlike other properties. Narrow lanes to get to the property like a lot of Devon. Ample parking which was great.

Property was overall as expected and nicely decorated.
Generally quite clean but cutlery draw was dirty and dusty, as was much of the crockery and cutlery. Freezer draw needed defrosting and wouldnât close. Description mentions coffee machine or coffee pods, I believe, which there wasnât but I was quite surprised to find there wasnât even a cafetière (first place Iâve stayed that doesnât at least have that). The outside area is ok, possibly nicer in the full height of summer when the plant grows to conceal whatâs around it - just be aware that it is in front of some old rusty garages and there is currently a full skip right next to it, so it wasnât that pleasant. As others have mentioned, there is a lack of natural light in the living/dining area and itâs dark and the lighting is poor even in the daytime. Itâs insufficient really. My father was quite comfortable in his room but we found our mattress and pillows to be dreadfully uncomfortable (hardly slept and had back ache which Iâve never had - clearly all very budget. It was a large contributor to us leaving a day early. Finally, we knew what to expect with the parking but just be aware that on a bank holiday/high season etc you would be lucky to get a parking space in the daytime, so it makes taking the car out difficult with no guarantee of being able to park when you get back. Lynton is lovely though so the area is highly recommended.

Just had a lovely week at Pitt Cottage, perfect location to explore the area and relax. The two nearby pubs are excellent, the Sunday roast in the Fountain was one of the best I've had. The Masons is a lot more upmarket and the food and beer was superb but they are very different pubs! It's a great spot for walkers with footpaths starting practically outside your door. You don't have to go far for some beautiful views of the countryside. The cottage was pretty well fitted out, some essential cookware was missing and some of it was very tired. The downstairs bathroom was incredibly small and I'd imagine those on the larger side would struggle to get in. The sliding door was stuck but I quite liked the loo with a view! The beams are incredibly LOW, anyone over 5' 8" will hit their head during the week, possibly seven times. As mentioned before it's a bit skimpy on loo roll and dishwasher tablets, no replacement bin bags or washing powder. The parking (described as ample and down the lane) is not great. It's on the main road through Branscombe and it's tight. I expected to find my car scraped every morning but thankfully it wasn't. Overall we had a very relaxing time, visited some lovely places and thoroughly enjoyed our week.

What an absolute gem! Set in the most idyllic village on a quiet road with the sound of nothing but nature all around, I was blown away with the pure charm and character this little cottage had to offer. From the moment I opened the pretty garden gate and walked up to the thatched porch I was in awe of its beauty. I am not sure what the age of the cottage is but it really is a special place, with low beamed ceilings, a large but cosy inglenook fireplace and wobbly floors upstairs, it is the most charming place I have ever stayed. I felt I was in a Jane Austen novel all weekend :) Just LOVED IT! Branscombe is a wonderful village with lots of lovely walks right on the doorstep so it's perfect for you and your furry friend. The cottage has been thoughtfully designed and decorated with beautiful artworks and charming vintage pieces in every room. It is a wonderful relaxing place to be with every comfort provided. After long days out walking and exploring, it was a real joy to indulge in a hot bath and cosy up in front of the log burner with a good book. I cannot wait to return!

Very rude owner knocked the door asking why there was more than 2 people at the property ,even tho we had left a message saying there would be an additional 2 people.
Showed him I had called and left a message on my call log for him still to deny that I had called . Insisted on coming in to the property to get extra bedding ( but felt he was there to check who was there ) as he was there around 10 minutes upstairs ) Garden is enclosed but you have to go round the side to access it , doesnât actually state that on the booking tho , which again isnât great when you have children and dogs ,but also the fact that many hikers are walking down the side of the house to the public footpath. Not quite sure when it was last dusted as there were cobwebs everywhere. The lovely bench in the pictures , is totally overgrown with brambles so donât think youâll be sat out with your choice of beverage on that! We ended up leaving after 2 days as the garden was a big problem for us and the fact that we felt we couldnât approach the owner after our first encounter with him . Apart from all the negatives, itâs a fabulous location to see Dartmoor , lovely pub down the road and the bridge is a must see.
