We booked to stay 18 adults for a week and our user experience was very poor and unsatisfactory.
No check-in information was posted, upon arrival the landlord was not contactable and we had to stay privately ( emergency accommodation) that night at a massive cost to us. The landlord promised to pay the expenses for the first night at least but it was never paid. Carpark: The in front is so small that we could not park our Tesla. The roadside parking was always full, and we had to use paid parking far away for our other 2 cars. The bedding was provided for only 12 and the linen was dirty and the beds were very uncomfortable sleep. No central heating until it was fixed the next day. The sofa beds are not made and there was no sufficient linen provided besides were not the best suited to sleep. The property is on 3 levels with steep stairs, some of us even those in good health found it hard to climb the staircases. Bedrooms had no carpets and exposed floor boards were always worried that we may get injured. One of the bathrooms is at the end of the kitchen on the ground floor, which no one wanted / could use as it involves going in front of people in the living room pas across the dining room and in front of people cooking. The remaining 2 common showers are small and have broken fixtures with a bad smell. No sufficient number of toilet rolls for 20 people for a week, so we had to buy them. So early in the morning and late in the evening endless queues to access bathrooms for the very basic needs. We were busy guarding all the time our children from falling off the stairs and we felt very unsafe for our children. The kitchen had no sufficient pans and dishes for 20 people to make food as advertised. We had to wait in turn to dine. When we complained and asked for the promised refund, the landlord accused us of breaking and stealing. I donât think that I will ever book this bookcase again.

The cottage is absolutely beautiful and we were blown away when we arrived.
We visited with our friends so there were 4 adults, 1 teen and 2 small children). We were celebrating a couple of birthdays, including a 40th, and walked into a giant 40th balloon and a welcome hamper on the dining table, as well as a ballon banner that spelled out 'Happy Birthday' across the conservatory. The consideration and thoughtfulness of Delyth and David were second to none. The grounds and view are just breath-taking and the house was spotless and stocked with every possible item that could be needed. We had so much to entertain us during the evenings thanks to all of the games that were provided in the games room. The view from the hot-tub was just incredible and we often got in before dawn so we could enjoy the beauty of the valley unfolding. We were delighted to see the alpaca that lived in the field near the house; it was really magical. David popped up towards the end of the week, as we had been looking for a hoover and he had mistakenly locked it in the garage; whilst at the cottage, he invited us and the children to visit the barn at their farm to feed the alpaca, which was really lovely. The kids got to properly meet and feed the alpaca and also met Ella and Shaun, the ponies. David was really patient and kind to the children, letting them have a look at, and sit on some of the farm vehicles in the barn. There are some lovely places to visit nearby, including Conwy Castle, which is stunning. We would definitely recommend staying at Bryn Derw; Delyth and David are wonderful hosts and their visitor book is packed with messages of warm and sincere thanks for the wonderful stays had by previous guests (many who have returned again and again). We will definitely be returning; Bryn Derw is my new favourite place!

We had a lovely holiday but the inaccuracy about being dog friendly led to two of our party having to go home earlier than intended.
The house was very dog friendly with floors that were easy to clean and a child gate sectioning the dining areas off, however, the outside area was astro turf and concrete and not fenced securely, dogs of all sizes could get through the gaps. Alpacas in the adjoining field were lovely to watch but wound the dogs up as they had to be kept on leads the whole time. We took the dogs up the very steep lane to exercise them with a view to going onto the public footpaths marked on the Ordnance Survey map. The paths nearest the house were fenced off. I suggest that dog owners are apprised of these issues before booking. We certainly weren't. We always had to drive to an appropriate exercise zone. We spoke with the owner who was aware of the situation. The house was lovely, comfortable and spacious and the hot tub very welcome after lots of exercise. The views very impressive. The welcome basket was very thoughtful. We had a mixed age range with us to celebrate my landmark birthday and the house was very suitable for all of them. The games room a real treat for wanna be teenagers.

Spectacular, the cottage was of very high quality.
From the moment we walked through the door we could tell that everything was of a very high standard, from the fixtures and furnishings, and we were not disappointed. We were a mixed age range from 35 to 89, for the elderly in our party there was no need for them to negotiate the stairs as there were bedrooms and very well appointed bathroom all on the ground floor. The welcome hamper was an added bonus, and there was clearly a lot of thought put into it by the owners. There was no issue with the key collection, the owners were very accommodating, also apart from the bed linen change half way through our two week stay we did not see the owners at all. The views were are slice of heaven and we watched some stunning sun rises from the seating area within the garden. We will definitely return at some point to this spectacular cottage.

The property is excellent in cleanliness, comfort, friendliness of the owners, views etc. The hot tub was wonderful, especially after a day on Snowdon & there was a hamper with tea, coffee, bread, butter, eggs & milk waiting for us (somewhat superfluous as not knowing it would be there we'd taken provisions). A lovely touch was the Prosecco & balloon for my special birthday. The games room is well kitted with playstation, etc but, & especially if you're taking youngsters needing a decent wifi connection, the property has NOT got fibre broadband. This is NO fault of the owners but fibre has not reached Bryn Derw. Wifi is slow & unreliable & can only support 1 user at a time. That said we had a great holiday but be aware that the last mile is up a narrow, steep, twisty road.
