Original cottage we booked in N Yorkshire became unavailable due to a leak and Sykes were very quick and helpful in finding a number of possible alternatives.
We chose Bryn Ffynnon in Wales. We found the area really enjoyable with excellent walks on the Welsh Coastal Path. There are some very good beaches close by such as Whistling Sands which has facilities and free parking if you are a NT member. Coastal towns vary but we enjoyed Porthmadog particularly and then Abersoch. Portmeirion of course worth a visit and there is some good walking in the wooded areas with views across to Porthmadog. Bryn Ffynnon was comfortable and very well equipped. The old part of the house has the bedrooms, bathrooms and snug and the extension is a fabulous and large kitchen, diner and family room with extensive views towards the sea though the hedgeline does impact a little. There is a good log burner in the snug. The central heating is controlled by Hive in the kitchen (it doesn't get a signal in the old house) and the kitchen is warmer than the rest of the house. We found it best to turn down the radiators in the kitchen and turn up the temperature on Hive to get the snug radiators to work well. Games room with pool, air hockey and darts provides fun and the hot tub relaxation. The hot tub lid is heavy and a bit awkward so be careful, an area for improvement. Also note you are expected to check the hot tub water yourself (not sure the test strips were in date and they only had three test tabs whereas the comparison chart on the tub showed four) and then add chemicals appropriately. You do need to read the instructions on the chemical tubs carefully. For anyone who finds stairs difficult the access from the drive to the house is flat and there is downstairs bedroom with ensuite. Wife says BEWARE no hair dryer.

I do not recommend Capel Bethania.
The property appears good at first glance but it was in reality it was in a completely unacceptable state. The property is filthy with black mould overgrowth, dead spiders, cobwebs, dirty tissues behind the beds, dirty kitchen drawers and utensils, grime in laundry area, very poor drainage in the shower. These are just a few of the issues. There were not spoons, forks or knives and we ended up having to drive at night to get these from the supermarket. We tried to call Sykes cottages but they were not available on the day of our arrival. The general information file at the property had an emergency number for another cottage company. We called thus company immediately after trying Sykes first. The other company answered our call and were very willing to help but since the property is not longer listed with them, Sykes was our only option for resolution. We eventually got through to Sykes the next day and they offered to send someone to attend the issue with the shower drainage. It was our last day, so their was really no point. The black mould has resulted in several members of family becoming poorly and having to visit the hospital. We tried get other accommodation but there was nothing available over the busy Christmas period. Sykes cottages has not been responding to our emails and we feel that the public should be warned not to trust their reviews. Please research other complaints of a similar nature against Sykes cottages to prevent your holiday from being ruined.

Excellent location and tastefully presented lodge, close to the adjoining Warren site where all the amenities are.
Well equipped kitchen. Outside deck a lovely space. Didnât use the barbecue but one was provided. Hot tub was also very good. Negatives: TV was a big issue for us as there was no terrestrial TV in the lounge and that was when we could connect with the site Wi-Fi, which was off more than it was on. We spent far too much time trying to sort this and on calls to Sykes who didnât have the answers to resolve the issues, although they were helpful and kept us informed, to no avail though. Radio provided but that depended on Wi-Fi too it seemed as that kept cutting out. No instructions for any equipment, particularly the TV/Wi-Fi, hot tub, washer/dryer. This would have helped greatly. We noticed the shed behind the lodge was unlocked and we were unable to lock it and worried about the safety of the contents. No one at the site office to ask during our stay. Cleanliness was poor in the lounge and bedrooms, specifically the sofas which we found to have crushed biscuits under the cushions. None of the furniture had been moved to clean behind or under, In the bedrooms there were biscuits behind the bedside cabinets and thick dust on furniture and skirtings. Post covid particularly I expected a clean lodge would be essential. Bathrooms, towels, bed linen all very clean. En-suite toilet was cracked with a loose lid. The style and location of this lodge are its selling points and I would recommend it. We would book again provided the negatives noted were rectified.

Lovely property apart from no WiFi all weekend with three teenagers!
!! Property was lovely, newly done out with high quality fittings, thoughtfully decorated and well considered, spacious and comfortable for a lodge and spotlessly clean. Hot tub was running when we got there on large decked area and remained at a pleasant consistent temperature of 35 degrees. The property is located at the top of a hill and is very peaceful on top of a hill. As you walk or drive down the hill there are some stunning views of the Llyn Pennisula. Everyone happy with the property until the realisation that the WiFi advertised in the brochure and on the sign up to the property was none existent within the property and only accessed down the dirt path leading up to it. As 50 somethings we were okay with this but definitely an issue for three teenagers who had been told would have WiFi as advertised. We tried to contact the owners on the numbers provided and were unable to the first night then told the owners were away and given another number but still no response so had no WiFi for the whole weekend If you are ok with no WiFi I would recommend the property itself which as I said is really lovely and in a great spot to explore the beautiful Llyn but if this is something that is important to members of the group would unfortunately say to reconsider.

Capel bethania where to start.
We were unable to travel on the first day of our holiday due to the really bad weather so was a day late.on arrival the property was freezing cold no heating on . Above the bifold doors in the main living area was a large gap ,water was constant dripping through causing large puddles on the floor also the draughts coming through was quite bad,no curtains or blinds.The main bedroom was pretty much the same.The beds were cold and felt damp.The heating did come on while we were trying to ring Sykes we looked around and some radiators were turned off.The utility room was a disgrace .hoovers ,mop buckets bags ,boxed etc just thrown into a heap in a corner.waited nearly 4hrs for Sykes to come and sort it out.we sat there all the time with our coats on the heating didnât seem to be having any effect.As we are both elderly we decided there was no way we could stay there it was too cold and we couldnât use the beds so we left and came home.apparently the engineer did call into the property and fixed the problems(really).we never got a call asking where we where.so Sykes say no compensation.we wish we had never seen the place this has been the worst property we have ever stayed in (or not)
