Spent 4 nights in july as a surprise 'special' treat for my wife's 75th birthday. £800.00 or call it 90 hours @ almost £9.00 an hour ! for 4 nights.This is a small fortune to me ! but the lady is only 75 once, eh ? I know that Lake district accommodation is expensive but when (if ever) does it become affordable to more people ? This accommodation is undoubtledly about the location and view. Superb ! ( more anon) it needs to be to compensate for single room living sleeping/cooking/TV watching (when it works) accommodation plus a bathroom. If the accommodation had a smidgeon of luxury, should we not expect such with descriptions that include " Contemporary barn conversion with elegant finishes " and " luxurious leather reclining chairs " etc etc ? We were sadly disappointed. We endured creaky reclining chairs, dripping taps a few feet from the bed and if you go to the bathroom in the night, do it in the dark. The very noisy bathroom fan runs for close to 15 mins and this is maybe 10ft from your bed. I could go on but suffice it to say the property needs a ‘makeover’ to bring it up to standard. Yes ! the location, view and front gardens are really lovely and this I have no doubt is what ' sells it’ However, be aware very close behind you is ‘Red Bank’ road. There is traffic noise. Dale End Loggia is approx 1 mile outside Grasmere up Red Bank. This road is maybe not for the ‘faint hearted’ older driver ? Very narrow in places and bendy. You may well need your reversing skills and beware those stone walls hiding behind the vegetation that reduces the width of said road by a few feet. We were ‘ entertained ‘ (shameful) by some of the traffic jams outside as cars/vans/lorries ! reversed and ‘jockyed’ to allow passing traffic from the other direction. I saw enough just arriving up that road, I never moved the car until we left. Luckily there is an abundance of excellent walking from the cottage. Ok, I have long overstayed my welcome here but hopefully this review will open a few eyes.

Regarding our stay at Timley Knott, there are a few issues we wanted to make the owners aware of.
Of course, these issues may only have occurred very recently. The wooden veranda at the back of the house had partially rotted away and the uprights and fence were leaning badly into the neighbour's garden below, making this area very unsafe as it is quite a steep drop. This also left a large hole in the fence so we had to keep our dog away from this area. There was another hole in the fence on the seating area above this. The steamer chair was broken on the balcony. We arrived at the house at 3.40pm and parked across the road as the cleaner was still there. At 4pm I went across to the house but we had to wait another 10 minutes before the cleaner finished. I am not blaming the cleaner for this as she probably had a very busy day, but feel that more cleaners should be employed so these delays do not happen, as 4pm is already quite late in the day to have to wait to check in. Very surprised that there was no "welcome" pack at all in the house - not even a pint of milk! Have stayed at many cottages over the years and can only remember on one occasion before not having been left anything.

The property's location was perfect for me and also dog friendly too.
So peaceful (silence and no light poution), beautiful views, and not too far from a couple of pubs and the village of Hawkshead. The field adjoining the property was perfect to let my dog Minnie, have a safe run around. I stopped in the Coniston accommodation which was perfect for me, very clean and very comfortable. I had previously read reviews that highlighted that you could hear some noise from the flat above but i accepted that risk when I booked. My lived experience was that during the first 4 days (of my 6 day stay) I heard very little. My last 2 nights was slightly more challenging though. Dont get me wrong, I didn't feel like I had part of the Riverdance dance troop staying above me but the level of noise did increase. Im not sure what the owners can do, other than let the flat above be very aware that not wearing clogs would be more than appreciated by those downstairs. I would advise that if you are easily irritated by any noise from above, then the Coniston isnt for you. I will be going back for sure.

Compact and comfortable cottage in a great location, 15 minute walk from Grasmere (village), with a lovely view east over Grasmere (lake). Single L-shaped room (plus bathroom) so not lots of space - we had great weather, although it might be less cozy with lots of wet gear in the room. Lovely garden overlooking the lake (shared, but plenty of space) and there are two paths nearby leading down to the lake shore (one of them through a wood), so great for morning/evening dog walks. There are plenty of 2-3 hour walks from the cottage, which can be extended if you are so inclined. We found the cottage adequately equipped for cooking, but previous reviews were critical - as with all holiday cottages, if you’re planning to cook best take some sharp knives and your own pans/casserole dishes if you need something specific. The garden is secure for most dogs - the was a sheep in the garden when we got there but we notified the agents and the fence was secured within 2 days. We would definitely stay here again.

We had a brilliant week in the property - despite the weather!
The areas Iâve marked down were for the following reasons: Cleanliness - Several items of crockery and glassware were not clean when I took them out of the cupboard. There was dried on food and residue on them. The hairdryer filter was choked with dust causing the hairdryer to cut out as it overheated. I cleaned this out but would suggest regular inspection as this could be a fire hazard too. Comfort - The double bed mattress was very soft and there was roll together so I chose to sleep in one of the single beds which was far more comfortable. Not sure why the en-suite bedroom isnât the master - plenty of room for a king size bed in there. Of course, as the owners use this home themselves, it may be that the current set up suits them. This is just our observation of what would take the property comfort rating up to perfect for us. Otherwise an exceptional property that weâd happily visit again! Thank you.
