The owners/caretakers appeared confused and texted us several times in February telling us to enjoy our holiday and to give us the pass code for the key lock, however our booking was for April.
... upon discussion it managed to become more confusing. No problem, but a little disconcerting. On our arrival, our due date in April, everything seemed in order and we were pleasantly welcomed with the added extras, bread, milk, cookies etc. Unfortunately however things went downhill from there... My middle daughter moved the chair in the sitting room to better access the television, upon doing so realised that the cottage was ill kept due to the amount of dirt and dust and rubble (from the brick wall) underneath. Not willing to be put off by this she attempted to put the television on, only to find out all the batteries in the remotes were dead. Not to worry! We'll go old school and change it by hand. We accepted these were petty, small things and soon afterwards we went to bed... All of the beds, with the exception of the master, we found uncomfortable... Ok, again, maybe just our perception.. We continued to brush it off and put it down to "us". However, the next morning my elder daughter called me into the bathroom and pointed out black mould inside the bathroom cabinet.... now THAT I find completely unacceptable. Soon after we realised that there was also a patch of black mould at the top of the wall on the staircase.... Having an old house myself I'm familiar with black mould and know that it can be a problem for older properties. However it can also be a health issue, and should never, ever, be left unresolved. The house accommodates 6 people, but the fridge is a travel fridge, only suitable for a caravan or mobile home, so unless the occupants choose to eat out repeatedly then a grocery shop every 1/2 days is necessary. We also heard the neighbours discussing us "did you hear that gate? Banging all night long?!". Our mistake, we had left the garden gate unlatched, had we been previously informed that that could be an issue, we would have never have done so... but I take responsibility for that. I should have been paying more attention. Utimately it was a struggle to come to terms with the multiple issues Apple tree cotrage presented. We changed the batteries in the remotes, attempted to clean up the mess left behind under the furniture, and shook off the discomfort we felt from the beds. But the black mould ..... nope, nope, NOPE!!!!!! It's a really pity because you can see the effort the owners put in originally. There were clear endeavours to provide a comfortable holiday home. The garden was well manicured and dog friendly, the bathroom (majority of which) was clean and serviceable. Although non slip floors would be a plus, if not a necessity... A lot has been made of the parking - reading the description you would think you would have to park on a 90 degree angle - thats not the case, it's really not that bad. Nor are the stairs, which were perfectly acceptable and easy to climb. The "main road" yielded little to no noise thanks to the double glazing. However, Apple tree cottage is a place that smacks of a lot of prior effort; but very little maintenence. It seems that the owners have had plenty of positive reviews and have therefore become complacent. It's a great shame for what could be a great little cottage given a small amount of continued love and care. We regularly travel to this area to visit my elderly and unwell father. My daughters were concerned about leaving a less than positive review, asking "but what if Grandad gets really sick and that's the only house available"? But frankly at £1000 for the week (and yes I know that Sykes ultimately set the price) I would rather book somewhere miles away and drive the extra distance. To put it mildly, Apple tree cottage was disappointing. To the point we chose to leave a day early. Which we have never felt necessary to do with any of the other Sykes cottages in the area.

This is a lovely cottage, was very clean and comfortable with a beautiful little garden, the village is beautiful and has everything you need, shop, pub, cafe, chippy, takeaways.
Chippy is excellent as is the Indian (Indian at home) which is a short walk through the estate behind the cottage. Proximity to Lincoln is great with loads to see and do in the surrounding area. The only drawback is the on street parking which means parking on a steeply banked area on the very busy A road, leaving the car tilted at a steep angle and needing to open the door into the road to get out, or parking up the road a little on a grass area which was very muddy/slippy.
