We were 4 adults, 2 of them over 80/ 90 (+ 2 dogs) staying for 12 days in May.
We liked Whitstable, its quirky high street with surprising range of shops, pubs/ restaurants etc, laid back and slightly green/ alternative vibe. Local walks to Prospect Fields or beach and shops convenient. Foxes + cubs on golf course, herring gulls nesting on roof and plenty of bird song- all good. Clifton Road was narrow and rough, parking challenging at times but we always found somewhere within walking distance. At first glance Newden Cottage impressed with decent amount of space and light, 2 cleverly designed bathrooms with good easy- access showers, cupboard with washing machine in the downstairs one, both wash basins too tiny. Nice looking kitchen with double doors to garden, big dining table, 3 decent bedrooms. Loads of clean towels but no spare bedding. Shampoo and hand wash/ shower gel provided but toilet paper lasted only a few days. My elderly parents managed the stairs ok but struggled with the heavy sash windows. Storage space eg for shoes would have been welcome, as would be a larger door mat behind the entrance door. Had we not been lucky with weather keeping floors etc dry + clean would have been tricky. There's a step along the upstairs corridor to bathroom which would benefit from a safety light at night. A few convenient night lights were found elsewhere. A welcome hamper was a nice touch, as was a box of dog things. Small enclosed garden gets some sunshine all day. Decking with peeling paint and outside furniture needed a clean, particularly the cushions which were damp and dirty in a box outside, possibly untouched since last year. Fake turf... Useful washing line. Clean inside on the whole, although dust and dirt here and there, eg in kitchen drawers, windows + -frames, shower drain. The outside table wobbled and a broken- off piece was on floor. The kitchen was beautiful but with limited worktop and drainage space. The owner kindly provided more crockery after I mentioned that we struggled a bit despite running dishwasher every day. The only (non- stick) frying pan was scratched and either very dirty or corroded- owner provided replacement. We avoided other also scratched smaller non- stick pans and used a brand new huge stainless steel pot. Unlike previous reviewers we didn't find kitchen equipment extensive. We did appreciate being able to bring 2 dogs- we asked, obviously. We booked relatively late, needing somewhere suitable for elderly parents and 2 dogs, based on positive reviews and careful study of available info. It's not a cheap area anyway but all in all, in our opinion, it was too expensive for what it is. Sorry.

The location was convenient, close to shops and the train station. Overall the apartment was clean. After booking, I received an email asking me to verify and to pay a security deposit. The security deposit is £400 as listed on the hotel page on booking.com. What is not advertised is that the company they use to hold the security deposit (SuperHog) will request an £8 non-refundable fee to hold the security deposit that the guest needs to pay. This non refundable fee is also not advertised on Guest Homes' own website. This felt like false advertising. I contacted the Guest Homes and they said there is nothing they can do about the fee, despite the fact that this was not advertised at the time of booking. Two days before check in, I received a message from the Guest Homes team via the booking.com app saying the flat I had booked has 'suffered severe damage from the previous guest and is currently uninhabitable'. And they asked if I would be okay to move to an alternative flat within the same building. The alternative was 2 bedrooms and 1 bathroom, the flat I originally booked was 2 bedrooms and 2 bathrooms therefore I asked if I would receive a refund or compensation to move to the alternative flat. The next message received said that there is no need for us to move flats. This was extremely confusing given that 5 hours earlier I was told that the original flat was uninhabitable. On clarification they explained that they were incorrectly informed and that there was actually no severe damage. On the day that we were due to check in, we received a message via the app saying 'we want to let you know that the door in the bathroom fell off. We apologise for the inconvenience, we hope this won't disrupt your stay'. We were shocked!! Through further messages, it transpired that the bathroom handle had fallen off in the main bathroom. They were not able to get this fixed prior to our arrival. The poor communication caused a great deal of stress and anxiety with regards to our booking.

In the photographs of the number 90, it did not show that there were bins right next to the property and outside the main bedroom.
The floor in the main area had stains on the carpet. The frying pan was so small we could only cook 3 slices of bacon at a time. The single beds were too small for an adult (which should have been stated on the website) and therefore uncomfortable. There was no side table in the twin room so we had to use one of the stools and a side light form the main bedroom. The site lacked any life or holiday vibe. There was no entertainment except bingo and a hog roast. There were no instructions for the appliances ie microwave, heating. We had to use the contact number to request outside furniture. The outside light did not work and the veranda was slippery when it rained. No tea towels or oven gloves you do not expect to take these with you on holiday. Oven thermostat inaccurate it took 90 mins to cook something that should have taken 50min. Fridge door shelf broken. Noisy neighbours we could here a child running up and down in their mobile and dog next door barking with owner constantly shouting at it. The main sitting area was extremely uncomfortable to sit on, we had to use the chairs we bought for our Motorhome. The shower was excellent and the linen was clean. We actually feel we have not had a relaxing and enjoyable holiday as we did not sleep well.

The hob was marked and dirty The bottom of the oven wasn't clean All windows were smeared The bathroom light does not work unless the hall light is on The light in the main bedroom doesn't work There are no tea towels for drying up which is a problem seeing as there is no dishwasher The floor whilst looked clean was not as our feet were black after walking bare foot The single beds were very hard but the edge to the mattresses weren't supported meaning it was very easy to roll out Whilst the apartment sleeps 4, there is not enough seating for 4 either to eat or lounge There is nothing to watch on TV unless you have your own Netflix or similar account. This should be stated especially as Netflix has recently changed their viewing conditions There was no sponge or cloth to wipe down surfaces Microwave is far too close to hob and got hot when hob was in use Would recommend fitting blinds or nets in lounge for privacy. We had to keep the curtains closed making it dark as everyone can see in Whilst it is mentioned there is no parking but you can park in nearby streets, they are all double yellows. The only option is the only option is the station car park at a cost of £7 a day and each time you leave, you have to pay again when you return

I picked this beautiful quaint picturesque cottage mainly because it looked like it had a fully enclosed garden, which is hard to find when you have a dog.
Unfortunately the garden was not fully enclosed, my dog would have easily got out through a walkway that went up to the hotel and also he could have easily got through the copse of trees edging the garden. Luckily I took a stake just in case, which we had to use to keep the dog safe while enjoying the garden and hot tub. The house itself supplied most of the necessities but not coasters and table mats which I found hard when putting plates and drinks on the tables. Also in the information book it implied that you could order food from the hotel as long as you paid a tray charge but when ordering food, the restaurant said that the food would be cold if delivered so we had to go to the hotel bar to eat. The house was comfortable with an endless supply of towels and toiletries and there grounds of the the hotel were beautiful. We had an enjoyable stay. Thank you
