First of all, we all thoroughly enjoyed our stay at Tyn-Y-Ffynnon.
Its unique location makes the climb up the hill very worthwhile! However, there are several important omissions in the description of the cottage that could have a detrimental bearing on the stay by the elderly, disabled and young children. There is no mention about the following, which in some cases could be considered to be hazardous: 1. There is no internal access to the lower floor bedroom. The only way to access this bedroom from the living area, was to use a choice of two sets of external stone / slate steps that were uneven and of different heights in places. Not good on dark and wet evenings! 2. The open stairs to the first floor are of polished wood with very shallow depth on the bend at the bottom of the steps. The bend proved to be difficult to use - especially when descending from the first floor. 3. Similarly, the open stairs to the second floor are of polished wood. This time, the potential hazard is at the top of the staircase where you have to navigate a right turn with a higher than usual step and nothing to hold on to. There is also an unguarded large gap on the right of the staircase at this point. 4. The outside tiers are fantastic but extreme caution needed to be used when using the steps as they are made of slate which were uneven and of different height in places. We hope the above comments are taken as constructive criticism as they are not intended to undermine this fantastic cottage. Anyone who is able bodied and not too young or old, will probably cope well with the layout . The cottage is very comfortably furnished and the kitchen and lounge are both fantastic, with superb views overlooking Barmouth harbour. There were five of us in our group, all pensioners with varying degrees of mobility. We all felt Sykes should have mentioned the above points, especially with regard to health and safety. Joanne (our housekeeper) was extremely helpful throughout our stay - nothing was too much trouble.

Unfortunately I do think your cleaning team are letting you down and it somewhat takes the shine away from the place.
The kitchen and dining area, where we spent most of our time, have not been cleaned properly, I have summarised below. Dirty floor, the black tiles may disguise the fact but we had to wipe something that was spilled and the cloth was black. Dirty dishes and cupboards, we loaded a lot through the dishwasher and wiped out some drawers and shelves. The ranch slider window frame in the dining area is dirty where the handles are. The windows have many finger prints and other marks. I saw the note re windows being done monthly, they must be due and day now, but the insides should be cleaned for guests and actually I think that window and the side window, as your main features should be maintained for each paying guest. Cigarette butts left upstairs outside in a jar with dirty water. The floor around the dishwasher and the dishwasher and washing machine wasnât clean. The dishwasher although clean inside needed tp have the door framework cleaned. We had to wipe down the table and the chairs on arrival. The shower curtains upstairs, I think were washed but very stained. Spiders everywhere The washing machine detergent dispenser and front needed to be cleaned and the cupboard beside it as well. We shouldnât have been the oneâs cleaning that. The rug in the downstairs lounge is not clean. The other couple of things are also the fact that we are opening and closing gates to get here, that is fine but the lower gate is completely rusty and falling apart. My daughter cut her ankles quite badly on the lower rung that is hanging off. Having guests open and close a gate in this state of repair is really unacceptable. There were no cleaning products for us to even get started with. As I said, these things take the shine off a beautiful cottage and location.

Overall we enjoyed our stay at the cottage.
It is really quirky and full of character. The location is amazing as its so central in the town. The bathrooms were lovely and clean and there was always plenty of hot water. The bathroom on the top floor is stunning. We slept well as the beds were comfortable and enjoyed relaxing in the TV lounge. However, there were a few small niggles during our stay. On arrival it would have been useful to have a welcome sheet or pack of some sort with key information, including about where to put rubbish- we had to keep taking it out in small bags and disposing of it in the street bins. A larger brush for sweeping the floor would have been handy, we had 2 small children with us who inevitably dropped food on the kitchen floor and cleaning the tiles wasn't easy with the small dustpan and brush. On our first day I had to wash a lot of the kitchen utensils, crockery and pans before we could use them as there was food or grease left on them, I understand that this is down to previous guests but feel that this should be checked before arrival as it was very obvious. There were a lot of cobwebs, I know its an old building but they were in the corners of every room with quite a lot of spiders. There is also a strong musty smell on the bottom floor so we only stayed down there when necessary for cooking and eating. Overall it was a good stay despite those few niggles and we would return as the location was fantastic.

We just returned from a one week anniversary holiday at Ty'n-Y-Ffynnon Cottage and - OMG - it was everything we hoped for and more.
Firstly, after reading the reviews here we were pleasantly surprised by how relatively short and easy the hike up the hill was. Yes, it's steep in bits, but it's nowhere near as cumbersome as some of the previous guests made it out to be if you are reasonably fit and you get rewarded by the most incredible views all the way up. Joanne is an absolute star; she has a great sense of humour & is super friendly and mega helpful. And the cottage itself? It's an absolute dream. It was sparkling clean, one of the best stocked holiday cottages we have stayed at (and we travel around a lot), cosy and beautiful top to bottom. Having our morning coffee at the top table in the stunning tiered garden or in the hot tub was one of the highlights of our day. We never missed a sunset from the bay window overlooking Barmouth bay and loved our nights spent in front a crackling fire in the lounge. As if this wasn't all amazing enough, the area is absolutely stunning. The town has tons of great little shops, pubs and restaurants and the people are incredibly friendly and warm. We had a wonderful time at Ty'n-Y-Ffynnon and we will undoubtedly book again!

This is a truly wonderful place with an amazing setting.
You will be hard pressed to find anywhere better. The views from four bedrooms of the sea are amazing and the twin room enjoys a lovely view of the mountain behind. The kitchen and lounge also share fantastic sea views. The place is spacious so the nine of us (adults) were never under each others feet. It is equipped with nearly everything you'd need. Take something to cover microwave bowls though as there weren't any. It was lovely to be able to all sit outside on the balcony and eat at the table on the rattan furniture when the sun shone! (Not shown in listing pictures.) It was a little difficult to find as sat nav didn't take us straight there so What3Words might be better to use. We fitted 5 cars on the driveway (mix of sizes) without obstructing the roadway so plenty of room there too. We used this as a base for visiting Snowdon (Yr Wyddfa) as it was only an hour or so away. We would love to return the next time we are all getting together for a birthday celebration!! Thanks to the owners for opening your home to us.
