This property is in a prime position.
It has a side sea view, allocated parking and is two or three minutes walk to the promenade and beach in one direction and the town centre in the other. The layout of the apartment is practical, the living room in particular is bright and nicely decorated. In spite of the criticisms to follow, we had a comfortable stay and would return if future reviews show that things have improved. The downside of the property concerns cleanliness and general maintenance. On arrival, it was apparent that cleaning had been neglected. There was a quite obvious accumulation of dust on the sideboard and tv unit. There is a glass topped coffee table. This was covered in ring marks where wet drinks containers have been placed. There were dirty wine glasses. In a wardrobe drawer was a used towel and an old dressing gown stained with what appeared to be bodily fluid. Basic hygiene dictated that I threw it away. The kickboard outside the main entrance door was thick with dirt. The door itself was dirty and had several cobwebs. Iâve washed it down, it took one minute and has made a difference. Why hasnât the cleaner done it ? In previous reviews people have been complaining that two light bulbs in the lounge need replacing. They still do. Maybe they have been replaced and keep blowing, in which case the wiring is faulty and needs looking at. If not, why havenât they been replaced ? The shower - at some point there has been a soap dish fitted to the shower. The fitment is still there but the dish is missing. There is no shelf or basket where soap and shampoo can be kept off the floor (reported ten months ago by another client), so the whole business of having a shower becomes an ordeal. A soap dish is also needed on the bathroom sink for obvious reasons. Outside area - this makes the place look neglected. The gate needs paint, the bench needs varnish. The plant pots containing dead and unkempt plants is worse than none at all. Iâm not obsessively tidy and each of the issues I have highlighted are individually only minor niggles, but when taken together they become a problem. This is not deep cleaning thatâs required, just a basic but thorough job to be done between bookings. I have never experienced such a list of silly little problems in any other property. The cleaner needs a stern talking to and the owner needs to get a grip and sort things out. If the cleaner is arranged through Sykes, then get onto them and tell them itâs not good enough. Ellan Vannin deserves better. At present, nobody loves it. Please give it a bit of TLC.

Musty smell in living room and bedroom.
Kitchen needs updating. Fridge and kettle ok. Microwave disgusting, filthy and rusty inside, needs replaced. Cooker, temperature of oven seems lower than it should be, needed turned up higher than recommended for the menu. Rug in kitchen, not the sort of floor covering suitable for a kitchen, also grubby. Bed very comfortable and clean. Net curtain has a tear in the centre of it. Bathroom clean and good shower, lovely towels. Central heating excellent, very warm. Entrance door has mould down the hinged side and across the bottom, carpet black, damp must be getting in. Other door at frontage on building also has mould along the bottom of it, floor damp. Living room: mouldy on front and sides of the very old looking Philips hostess classic. Mould on the corner TV table and in an awkward angle which is not fitting the corner space. So if TV is sitting at the same angle as the unit you cannot view it correctly from the position of the sofa. The corner display unit cannot fit in the opposite corner because of the radiator. Plus, its rear leg is broken and the unit is resting on a pile of books! It should removed from the property. Under the radiator at the bay window the skirting has brown stains running down it and black mould on the radiator pipe underneath. Carpet would benefit from stains being removed and a good clean. Carpeting throughout would benefit from the same. Stuff stored behind piano, an old large empty picture frame, also covered in mould. On the morning of our departure a lightbulb in the living room exploded, the glass has been cleaned up but it is possible some fine shards may have been missed. The bulb fitting was left in the fixture. Our sincere apologies for not alerting the owner to this. The instructions for the keysafe are inaccurate as many clients have pointed out and a correct description needs to be published on the booking site. The keysafe is not to the right of the door, it is on the wall opposite the door with the No.1 on it., so as you face the door the keysafe is behind you. I would not book this property again, it falls far below the standard of properties available through Sykes Cottages that we have booked previously. Great location with off-road parking is the only selling point at the moment.

A lovely apartment that was spotlessly clean. Bed was comfortable, there was only 2 of us so only used the kingsize bed. Great shower with good pressure and plenty of hot water. There is plenty of space in the apartment and it was warm and cozy but as the outside temperature was really cold, we did find it a bit cool in the living area in the evening. The location was great, right in the middle of everything and within an easy walk to pubs, restaurants, shops beach, pier etc. The coop is literally next door and a popular fish and chip shop across the road. I suppose the downside to this is, as the building is not double glazed, you can hear everything that goes on outside, people passing, deliveries arriving early in the morning etc, though this didn’t spoil our break. Norfolk is beautiful and we had a lovely time. It may be worth a mention that there are approx 30 steps from the car park (fire escape style) and approx 20 steps from the front of the building. No problem for us but could be for someone less able. All in all a lovely stay in 1Warwick house, thank you for the welcome pack of bread, milk and chocolate biscuits.

Having seen some of the reviews left by others I did wonder how clean the property might be.
In practice everything was fine if not quite to the highest standards expected by the most critical of reviewers. We have over the years hired similar flats and cottages with this one not the cleanest but very much better than many. Many of the things one might criticise probably reflect the point in the season as it is obviously impossible to perform deep cleans of every nook and cranny within short changeover periods. Previous criticisms of window cleanliness also seem to be a price paid for the sea views with sea mist seemingly sticking atmospheric dust to them very quickly but as it's ground floor very easy and quick to resolve if one wants to. For location and convenience the flat offers much and is comfortable and spacious even if the pricing policy is a little odd as during peak periods it appears to be far dearer (before discounts) than some of the excellent B&B's in the area.

This property was let down on three fronts. The entrance doors and windows appear never to have been cleaned. A contractor once a month would present the property in a more favourable light for arriving guests. The equipment in the kitchen was poor. Simple things like a cheese grater, a coffee cafetiere, lemon squeezer, and a number of things you would expect to find in a well equipped kitchen. The worst thing was the listing of internet but in practice it was rubbish. The owner is not responsive to phone calls about it after my first call I was just ignored. So needing the internet all week and having little or none was to say the least frustrating. Your listing should be honest and say internet/Wi-Fi not reliable. If you need internet on your stay DO NOT hire this accommodation.
