Barberry Brook was awful, it was filthy, dusty, run down, absolutely full of cobwebs/spiders/Insects and flies.
We could not stay there. The owners werenât there to greet us, we were wandering around for 45 minutes before just letting ourselves in to be disappointed. After phoning them to complain they were extremely rude and uncooperative. We had to wait well over an hour and 30 mins for them to return. The whole site was nothing like the photos, very run down, no tennis court as advertised, filthy games room and junk everywhere. The Photos online seem to be from years ago. Sykes wouldnât return our calls to the emergency helpline, therefore leaving us stranded with zero assistance at 7pm. We wanted help for an alternative accomodation and none was given. Therefore we left the property and booked into a hotel, leaving for home the next day. We have now been told we cannot claim our money back. I have left a review on trip advisor with more details. We will never use or recommend Sykes again, and have been left extremely upset and our holiday ruined. This needs looking into further, I would suggest Sykes visits these kind of holiday cottages/establishments every so often to review the star rating as this certainly was far from a 4 star and very overpriced. We will carry on trying to get our holiday refunded as we feel itâs extremely unfair as to how we have been treated, especially trying our hardest to get help from Sykes but being left until the next day without any contact from them.

The apartment was well furnished and equipped.
However, it was beginning to look jaded and areas required redecoration. Whilst not needing TV, the advertised Sky and TV system was antiquated providing much less than a modern Freeview TV and was therefore misleading in the property advertisement. Whilst no fault of the owner or Sykes Cottages, there was repeated interference by one of the full time property residents (who claimed to be the caretaker!) when parking or moving cars in the underground garage. He approached myself and family members on a number of occasions demanding information on my rental arrangements and was eventually told to stay away from each of us. A less tolerant person may have reacted differently toward him. He should be firmly advised that as renters the car space is for their or their family members use and does not require either his permission or approval. Dartmouth house is well situated and I would be happy to recommend overall.

We visited as a family of six in August.
The cottage is beautiful with amazing grounds. The cottage was very clean and had everything you needed. It was also a great location and all the places we visited were around a half an hour drive. Mark and Alison were very welcoming and Mark took the time to show us around the farm and see all the animals. The girls loved the cows and the dogs, especially Buster and loved riding on the ride on tractors. The only criticism is the showers. There is an amazing wet room downstairs, however the shower doesnât provide enough water, it was a struggle to get clean and my Aunty and Uncle had the same problem with the shower in their en-suite. There is nothing else I could fault about the property and if the showers were improved we would definitely return again. We all had an amazing stay. Thank you :)

The property was OK overall.
The kitchen appliances were all to a good standard. However, the double mattress in the main bedroom was very soft and bouncy with a sag around the middle. It was hard to find a comfortable sleeping position and each morning I woke with a stiff back. I tried the single beds to see if they were any better but they were also very soft. They did sag a bit less though. Also, the heated towel rail in the shower room wasn't working so all towels needed to be dried on the towel rail in the other bathroom or on the clothes horse. The balcony area was quite dirty and shabby. We tried to clean it up a bit but it didn't look any better. I don't think the choice of slate floor tiling helps but think it may just be in an unfortunate position that attracts bits of leaves and other wind-borne rubbish.

There were chipped and stained mugs, marked plates and crazed crockery.
The crockery drawer didn't shut properly. The springs in one of the sofas seemed to have gone. There was inferior plastic mismatched furniture on the balcony - the table wasn't stable enough to eat up. The fitted sheet on the main bed was old and not big enough as it kept slipping off the mattress. The bedding was tired and one pillow cover was sweat marked. Another pillowcase has black marks on it. The inside of the shower tray in the ensuite had black mould on it. There was dust and cobwebs above the wall cabinet in the ensuite. The whole flat was 'tired' and certainly not up to the standard expected from the description and absolutely did not reflect the rental price.
