The property was a delight from the moment we arrived until we left. Amory House is located on the High Street in Southwold within a 5 minute walk of the beach. As part of that walk you pass all the shops you need to visit during your holiday as well as at least two pubs,The Lord Nelson and Red Lion, both of which are also worth visiting! On entering the house you get the immediate impression that the owners have spent a lot of time and effort making it feel homely. One of the sitting rooms has a lovely log fire and TV that everyone can gather round in the evening. The second acted as a room of solitude for those who wanted to read or do their own thing. The kitchen is well equipped and the large wooden table is a focus for meals but also simply sitting around and chatting. The bedrooms were all beautifully prepared - but as always first come gets the choice of which bedroom they prefer - an upstairs one looking out over the High Street or one of the two ground floor bedrooms which looks out over a lovely back garden. The garden is one of the gems of the property! The seats are strategically placed so that you can sit in the sun, without a wind, drinking your morning coffee or equally in the seats at the top of the garden and get the late afternoon and evening sun. There is also a wooden framed gazebo at the back garden which you can open up if the weather is sunny and warm of zip up and sit outside protected from any rain - not that we saw any during our stay! The weather was beautiful and we had a terrific week which involved various activities including hiring bikes to see the local countryside, some sea fishing, various walks and of course visiting local pubs! The restaurants hadn't yet been allowed to open up post lockdown but we had a lot of enjoyment from cooking our own meals in the lovely kitchen. Fish, which is landed daily at Southwold harbour, was simply a delight to prepare and eat. Finally, the owners were that great combination of accessible if needed but never visible throughout our stay. Anneli came by on the first day to welcome us and make sure everything was in order, leave us her contact details and assure us we were free to contact her if required, and then checking in with us at the end of our vacation. It really was a pleasure to stay at Amory House. Not only would we all recommend it, we'd all go back for another holiday!!

We had a really lovely week at Seascape.
I would definitely recommend it. We didn't want to leave! Originally we had booked to stay in May but unfortunately my children caught Chicken Pox from school so we couldn't go. Peter was so kind in agreeing to change the week at the last minute instead of cancelling. I happily paid the extra to stay in August in the school summer holidays. I thought the price was really reasonable since other places in Suffolk were a lot more expensive! When we arrived at Seascape, we were amazed how spotlessly clean it was! It seemed more spacious compared to the photos and the view from the balcony was wonderful! It was great to have a separate bath downstairs and a shower upstairs. We were impressed with all the little things that had been included in the kitchen and it was nice to have a welcome pack of tea, coffee, wine etc. The WiFi and the smart TV were great. The location is excellent. We loved the private access to the pebble beach. We were also close to Lowestoft so perfect for my children to enjoy a sandy beach. Kesslingland is a nice village, bigger than I had originally thought. We enjoyed our day out at Africa Alive, which is very close.

Wonderful house in a charming peaceful location, yet just a pleasant few minutes’ stroll to the town centre. The house itself is as perfect for 6 / 8 people as can be imagined, spacious rooms and bathrooms on which obviously no expense has been spared. We loved it and were sad to leave. The fabulous big kitchen is superbly equipped, from the cooker to the cutlery, from the two fridges to the freezer, with everything one could possibly need. (The first time we’ve written that about anywhere we have rented before.) The single issue we want to raise is however important: the big inviting bathtub urgently needs a rail on the wall to aid access and, especially, exit. Even for a fit and agile person, climbing out is extremely difficult and potentially dangerous. Indeed, for one our party it proved embarrassingly impossible without burly rescue. Providentially, the door was not locked, or they might have still been there. The proprietor takes such pains to make the house perfect, we’re sure the problem will soon be solved. A memorable stay: we hope to return.

Once again Seascape was our 'home-from-home' for a week's break from the daily routine.
Situated on the cliff top with uninterrupted views of the North Sea in a well maintained area (devoid of swings and seesaws) we have never witnessed anything but peace and quite. Warm, clean and cosy without clutter; with a well stocked selection of kitchen paraphernalia, books, games and DVDs to be viewed on the large TV screen, there is hardly a need to leave during a stay. Alternately, through the locked gate, down the steps and there miles of foreshore to roam. If meals out is on the cards, then its worth discovering the various eating establishments, doted about the region. Over the years Seascape has never been a disappointment, but this year extra praise (5* plus) has to be sent to Peter and his little 'gang'. So once again thank you very much - our stay was much appreciated. The beautiful sunrises witnessed were an added bonus!

Hi there just came back from a wonderful holiday staying in this amazing house. The house was really big and spacious. My 2 teenagers loved their rooms and Sheila, the owner was so thoughtful with all the extra bits eg. A box with forgotten items, plus milk and Welsh cakes along with 2 folders of useful information and leaflets on the local area. The house is set in a lovely area with a very short walk to the lovely Rest Bay beach, where we did paddleboarding, surfing and body boarding. Plus we hired out bikes and went for lovely coastal walks. The other end of town...all walking distance has amusements ,rides and pubs with really great singers plus another sandy beach. There's also various pubs to walk too for meals out etc. Plenty of things to do and visit in the area also.
