  I am thrilled to write an excellent review of the six bedroom cottage I stayed at in Bala, North Wales.

  This stunning property is truly a family paradise, with a wide range of activities and amenities that are sure to keep you entertained throughout your stay. From the moment you arrive at the cottage, you'll be struck by its beautiful design and tasteful decor. The cottage boasts six spacious and comfortable bedrooms, each of which is beautifully decorated and equipped with plush bedding and high-quality linens. The cottage also features two luxurious living rooms, which provide the perfect space to relax and unwind after a day of outdoor activities. The living rooms are tastefully furnished and equipped with comfortable sofas, a cozy fireplace, and large windows that offer stunning views of the surrounding countryside. One of the standout features of this cottage is the impressive games room, which is sure to delight sports enthusiasts of all ages. The games room is equipped with a range of activities, including a PS3, a WII console, large TV, surround sound as well as a wide selection of board games and books. In addition to the games room, the cottage also boasts a luxurious Jacuzzi, which provides the perfect opportunity to relax and rejuvenate after a long day of sporting activities. The Jacuzzi is located in a private, secluded area of the cottage, ensuring that you can unwind in complete privacy and comfort. The cottage's large and well-equipped kitchen is perfect for preparing delicious meals for the whole group. Whether you're whipping up a quick snack or preparing a gourmet feast, the kitchen is equipped with everything you need to create delicious dishes using fresh, local ingredients. Finally, the spacious courtyard provides the perfect outdoor space to enjoy the beautiful Welsh countryside. The courtyard is equipped with comfortable seating, a BBQ area, and plenty of space to enjoy outdoor games and activities. Overall, I would highly recommend this six bedroom cottage to anyone looking for a luxurious, sports-focused getaway in the heart of North Wales.   Tyn Llwyn is a lovely, spacious, open plan-type property with modern features yet a traditional feel.

  As soon as we arrived, we were struck by the number of large windows with unique and quirky seating next to each, offering various moods and perspectives of the wonderful views. The kitchen is well-equipped, including a large fridge-freezer with an ice machine and cold water tap. The bedrooms are comfortable, and the utility room next to one of the bedrooms is ideal for keeping the dog overnight. Most impressive, however, is the balcony, which sits at the side of the property and allows you to appreciate the rolling hills and red kites (there’s also a bird feeder directly outside the property, which attracts all sorts of garden birds). The balcony is accessed via bi-folding doors, which you can open to cool the lounge area down, as the property can get warm when sunny. The property is very private, away from the hustle and bustle of everyday life. The only person we saw was a local farmer shewing away some sheep that had made their way up the long driveway. Outside, there are three large garden areas with plenty of space for the dog to run around, accessed either by the main door or via the staircase on the balcony. If you do take your dog, be mindful of the hundreds of pheasants! We ordered a Tesco delivery, and met the driver at the end of the driveway to make things a little easier. Owner Jane is excellent—we had a lengthy phone call prior to our visit, during which she gave us plenty of tips for the local area, and she was readily available for communication if needed. Check-in was straightforward, with the key accessed though a coded key safe. We loved our time there, and we wouldn’t hesitate to return!

  The cottage was in a lovely situation and very comfortable BUT there were several things not to our satisfaction.

  The small shower unit in the main bedroom was a bit archaic with the water ranging from hot to cold without much notice. The grouting is in a bad state of repair and needs renewing urgently. A number of the taps in the cottage could do with a dose of WD40 to free them up. Likewise a number of the controls on the radiators are very stiff and some will not move. The directions to the cottage are a bit misleading and could do with a re-write. There was confusion when we tried to contact the person on the confirmation booking form regarding collection of the keys. There was no reply and we had to contact Sykes HQ for information. It was then we were informed "Oh there is a box on the wall where you need to put in a code number to access the keys" How were we to know this The instructions for the television were very confusing and we had to ask the lady who helps to maintain the cottage for help on several occasions. Even then we could not delete the subtitles. A shelf in the fridge kept falling down and we ruined a jar of marmalade because of this as it crashed to the floor. It seemed that one of the bits of plastic that kept it in the fridge door had previously been damaged prior to our visit. Despite these problems we enjoyed our stay and the lady who helped with the tv was most helpful.

  The Farmhouse is grand and spacious.

  There was a place to store everything, for example, plenty of coat hooks, cupboards etc and the laundry room was wonderful for drying out swimming costumes! It was warm and comfortable, and the wood burner was an added bonus during the colder nights. The hot tub was glorious, and it was great to relax in the sunshine, listening to the lambs in the nearby field. Unfortunately, the internet couldn't cope with our demands and was intermittent. If it was possible to install a decent broadband connection, we would be willing to pay a bit extra for the week, as it would have made the media room more accessible. There was also a Wii which hadn't been mentioned in the listings, and we would have brought games for the Wii had we known. The blue ray controller was missing in the media room too. There was also a downstairs toilet (as well as the enough suite for the downstairs bedroom) which was useful, and I hadn't noticed that in the listings either. However, considering the house had not been used for a while due to lockdown, it was a wonderful place for an enjoyable, relaxing, quiet break away. We particularly enjoyed visiting Brenig, the lake at Bala and wandering around Ruthin.

  Fantastic cottage.

  The main living area is just so large and beautiful. The sound system was brilliant and it was such a treat to be able to play music without worrying about the neighbours! There are even speakers for the terraced area for when the weather is warm enough to be outside. Being late October we were lucky enough to have a few sunny days and enjoyed the outdoors a little. We’d love to go back in the summer. The kitchen was extremely well equipped. Everything we need was there and we cooked at home every night. The beds were very comfortable and we all slept really well every night. The location was stunning. We never tired of that wonderful view each day. We found so much joy in watching the animals in the garden and even spotted a woodpecker on one of the bird feeders. The second lounge was very useful when the children wanted to play computer games. We would highly recommend this place to anyone looking for something a little bit special. The owners were helpful when we had a couple of queries. The only suggestion to improve things would be to perhaps redecorate the downstairs bedroom as that looked a bit tired, but in no way detracted from our holiday.
