Just got home from a week at 14, The Promenade.
We are 2 female pensioners who just needed a peaceful week. On arrival it was very nice, the house was clean and beautifully warm and the view was amazing. A bit sparse in the lounge having only one lamp or it was the big light which wasnât cosy. The 2 settees have been well used, the cushions need re filling as they are not vey comfortable and you can feel the base when you have been sat on the for a while. The lighting and settees will not be that much of a problem in the summer months because you will be out most of the day ,but if they are letting this property out throughout the winter months these things need addressing. I had the front bedroom and my friend had the twin room. The view from my bedroom was amazing and the rocking chair in the room was a lovely extra. Again only one bedside lamp. Now the bad news , the double bed was horrendous, !!!!!! I had read the reviews from a couple of years ago and the bed was mentioned a few times so I was expecting that the owners would have put this right by now. Sadly not, the mattress that was supposed to fit into the wooden base was smaller than the base, it was quite obvious that they had done it on the cheap because I have never slept on any thing so uncomfortable. Also the noise, it has the most horrendous creek ever time you turned over, simply awful. The cheap pillows and bedding did not help. The bedding did not smell fresh , it smelled stale ,and the sheets and cover etc were so old and faded and tissue thin, no pillow protectors so they were smelly. My sleep for the week was awful, goodness knows how a couple would manage in that bed, it would be a nightmare. Had I booked in the summer months at over a thousand pounds for a week I would have had the owner down immediately to put this right. On rainy days when we stayed in I kept falling asleep in the chair because of lack of sleep at night. In the description online there is nothing to say that there is an iron, ironing board, hairdryer etc, so we took all those things with us and when we got there , there was infact all of the above. I suggest it would be a good idea to put that in the description section. The next question would be would we go again. ? Only if there was a new bed and new sofas downstairs, failing that No because of the lack of sleep.

Perfect location or exploring.
The outdoor space was lovely, we had a few nice mornings and evenings with a brew and the birds. If you have limited mobility the stairs are a real challenge, with very steep uneven steps to the 1st floor, these should be mentioned in the listing we would have reconsidered booking if so. The sitting room was inconvenient with no side table for cups or glasses, we used a table from the top bedroom. The bathroom was cosmetically great, but practically not, if you are under 4ft 5 tall the sink is way too high to use effectively, the shower control panel and shower head are placed to make showering under the stream of water challenging with the water pressure low. We cut our break short, my husband has cancer and all the little quirks of the cottage made our stay less of a holiday and more of a chore, however the things that were not right for us may not be a problem for others and are challenges that the owner if contacted would have been unable to overcome, the fabric and design of the cottage are what they are. We did however have some lovely meals out and explored Southwell Minster well worth a visit, Lincoln Cathedral and Castle again, well worth a visit, and Newark itself had some lovely walks around the town and a duck race event for Easter, great fun.

We live in an 1860's cottage and so were well at home in the Old Sweet Shop.
It has been well modernised and facilites are excellent. It is in a terrace but neighbours were very quiet. Super sized bathroom and comfortable beds in roomy bedrooms. Kitchen provided every need. The house was warm as the Spring weather has hardly sprung!!! Sadly not the weather to make use of the patio.I can understand that welcome baskets could prove difficult, with gluten free demands and allergies rife, but simply two small bottles of Amstel beer did strike as rather bizarre. There may be a parking permit but street parking everywhere these days means there is a likelihood of not parking near unless in a paying car park. Luckily our son lives in Newark and he has a parking space available. We had a nice texting engagement with the owner, Julia, all about tunnels and history. She was very helpful. The cottage is beautifully located for the services and sights of Newark. There could be clearer information on bin collection day. We missed the recycle collection but took it all in a black bag and used our son's bin to be collected the next day. Disabled people may like to know that the stairs are steep. I hope this is balanced and fair. We enjoyed our stay.

The cottage was in a superb location and we spent the week walking the coast path from Porlock to Ilfracombe. We were unable to get the televisions working or the video player but once we had established how to connect the cables, we found the signal so weak that we were unable to watch a programme. We realise is not the fault of the owners. We had no problems at all with the cleanliness of the property. Having lived in an old terraced cottage ourselves, we found the same issues at Harbour Cottage as we experienced at home: black sooty like dust escapes from the loft spaces and was to be found on the floors and surfaces in tiny amounts. We have no complaints about this at all - part of the charm of living in a period property and it was evident that the property is cleaned regularly and to a high standard. Thanks for the milk left in the fridge and tea/coffee. This was lovely as we had come on a long journey and arrived late at night. The outside spaces are lovely. A cream tea was enjoyed on the top terrace using the jam left by the owners. Thank you for a lovely stay. Kay and Neerose

The holiday cottage was immaculate, it was obviously brand new with the decor and equipment all being new.
It had everything we needed to cook, we cooked in the house every day and didnât find anything missing that was needed. The beds were clean and comfortable with plenty of storage in both rooms for our clothes. The bathrooms were clean and a towel for each person was provided (also nice and clean). There was space for coats and shoes inside the house but also space for sandy shoes on a mat inside the door to stop the lovely carpets from getting dirty. The house was decorated and furnished beautifully and a really plus point was being able to see the sea out of the bay windows upstairs and down, a feature had been made of these by placing a chair in them to sit and look out at the view. We travelled with a 4 and 2 year old and so the little secure garden out the back was great as they could play out there. I would have no hesitation recommending this property for rental and would be happy to come back and use this house again with or without grandchildren to visit Withernsea.
