We had a brilliant holiday in this property that was a real home from home.
The owner had thoughtfully left milk, a selection of tea, coffee, hot chocolate and cakes(!) for our arrival (very much like you would find in a hotel). Although the pictures of the property on the website showed that it was very modern and new, we still expected there to be a catch - there wasn't. The property was perfectly located (1 minute from Bowness high street via a secret path), yet tucked away from the hustle and bustle. There is no view, but you can find those every day of the week just outside your door with a little effort. There was a great attention to detail in the property, it was tastefully decorated and furnished to a high specification, there was plenty of storage (including a large sunny boot room as you came in to store all your walking/outdoor gear) , the kitchen had everything you could possibly need(there were even utensils for baking, if that is what you like to do to relax!), and there was a handy utility room that boasted a heated towel rail. We loved the kitchen area which had a large island with a lowered section that 4 could sit at to eat, which we liked, even though there was also a proper dining table and chairs too! There was sufficient seating for 4 in the lounge(which we always find an issue with 2 older children). The bathroom had a small bath but an amazing, large waterfall(?) shower that is not pictured. We were lucky enough to have wall to wall sunshine when we visited, but had the weather been worse, this property would have been the perfect bolthole. The owner was lovely and happy to help with any issues of which there was only one (we couldn't get the brand new washing machine to work, but we then realised the water had not been turned on, as we were the first to use it!). We would thoroughly recommend this property and will stay there again if our plans to get a puppy fall through.

21st October 2023 I would have given 5 stars but unfortunately we had an issue with no heating for the first two days.
It was sorted out as soon as possible. Malcolm and the plumber were very helpful, but I had contacted Sykes before we arrived to check about the heating as a previous customer had said it had been an issue. The front and back door locks and the fridge door could have done with a little maintenance (also previously mentioned.) I do have to say tho we would return. Hillside Farm is a fabulous, spacious and clean property. The bedrooms and ensuites were huge with lots of storage space. Large kitchen and the two conservatories were a bonus ( so much room to spread out.) There are two garages available to be used with access from the utility room. We visited at half term in October but I would imagine in summer it would be great for children. There is an enclosed back garden overlooked by fields and sheep. Young children obviously would have to be supervised near the pond at the front as that was open access, but there were lots of rabbits and birds to watch. Kirkby Stephen was a short drive away with a large Co op, but Kendal was the nearest town with a Morrison's, Aldi etc. and more facilities. The train from Kirkby Stephen to Carlisle was a good day out and there are lots of walks nearby. I would recommend this property and would definitely return.

We managed to book Quarry End at very short notice, having been let down by a previous booking because of Covid regulations.
We arrived a little early and Janet was there, and gave us a lovely welcome. Quarry End is an impressive property and deserves its five tick rating. It is situated literally two minutes from the shops/restaurants and give minutes for the lake shore. It's modern but with a comfortable twist. Ample parking directly outside the property is a real bonus in Bowness. It was absolutely spotless (I've never seen such a shiny set of cutlery!) with extra Covid controls at the forefront of the pre-arrival cleaning procedures. It had so many personal touches (cake, milk, tea and coffee for our arrival, lovely soft towels, crisp bedding and hand soap by every sink). It was warm, comfortable and so well thought out. With Covid regulations, we were limited on going out to eat, which is what we would normally do, but we spent at least half our holiday cooking and eating at Quarry End as it was such a lovely place to be (not to mention the great kitchen facilities). Netflix and Amazon Prime were a real bonus! We wouldn't hesitate in recommending this lovely home and will definitely be back. If you are thinking of booking it - do it - NOW!

Wow! What a wonderful place to stay.
Great base for exploring, and so convenient with on site parking and a spacious bike shed. It was less than 1 minuteâs walk away from Bowness centre and only a few minutes to the lake front, yet the courtyard garden is such a peaceful, sheltered spot to relax. The standard of the accommodation deserves its 5 star rating⦠modern, spotless and airy - a very comfortable place to stay. A very well equipped kitchen made self catering a breeze - whether youâre making sandwiches to go or a full blown evening meal. Our host, Janet, was friendly and helpful - on hand for any questions and very knowledgeable about the local area. One of our party is a coeliac and she even went to the trouble of providing some gluten free treats for us on arrival which were very welcomed! The whole place was absolutely spotless, and the extra measures Janet is taking at this time including a complete clean between guests by using an antiviral misting process (the same as used in hospitals and ambulances) gave us extra confidence. I would thoroughly recommend this as a great place to stay in the Lake District.

A good location and a well equipped kitchen.
Photographs of the second bedroom were very misleading. The bedroom represents a health and safety hazard with severe sloping ceilings which mean that not only do you have to duck immediately on entry to the bedroom but also it is impossible to move around the bed without contorting your body. We invited a friend to stay with us for three nights and were embarrassed that she had to sleep in this room. She suffered hard bumps to the head on two occasions. The bathroom is very small with a ridiculously small wash basin. The extremely low red seating in the lounge area is totally unsuitable for more elderly guests and we really didn't understand why it was there as opposed to a proper settee since no children are allowed. There was a very unpleasant smell of drains coming from the utility room. This was reported and the owner was responsive in calling a plumber the next day. A leak was found and fixed but the smell remained. It is disappointing that the owner was apparently oblivious to this fault and had not had it resolved before our arrival. We are great fans of Sykes but this property has let you down.
